Location has great proximity to downtown Athens. The property is motor court layout and in a safe area with car access to Downton - don't recommend driving. We were first hit with a $12 additional fee to park at the property - nothing stated on the website about parking extra. The room was underwhelming for $250+/night. The door weather stripping was falling off, the room was damp and musty, the lighting was not sufficient, the refrigerator was hot, the a/c shut off in the middle of the night and I had to reset it to control the moisture. Overall nothing better than a Motel 8 layout with a GA bulldog lamp to make it stand out. We stayed many times when it was the Graduate with our two kids, and loved staying there. Now I would look elsewhere unless you want to be underwhelmed. Gave it one star for the room. Did not rate service as we did not interact with any staff expect for check-in.

The only good thing about this “hotel” is its proximity to the University of Georgia, and the staff seemed nice. The rooms had an overwhelming musty smell, ac is loud, dead bug on floor, dusty bedside lamp, and shower had orange mildew. It is understandable that this facility is old but most of the downsides are from poor maintenance. Overnight parking is $12.

Avoid at all costs! Stayed here for a conference in the Classic Center. The only pro was proximity (but there are many other hotels within 2-3 blocks of the Classic so...). This place is basically a motel with once renovated rooms that are no longer in good shape. The rooms open directly to the parking lot (which is not free for guests, btw), so there is'n a lot of privacy. Both beds in my room had terrible mattresses that gave me back pain, and the room looked like it had not been propperly cleaned in years. The bathroom fixtures were rusty, and the bathroom wasn't too clean. Finally, very little is included with the cost of a room (which was comparable to Hyatt, etc...). No breakfast, no parking, not even water. Only coffee and tea bags.

The air conditioner did not disappoint. You could have hung meat in our room it was so cold.

I stayed here for a conference held at The Classic Center, so the proximity to the venue was nice. Unfortunately, that's the only positive thing I can say.
I understand this is a college town, so I wasn't expecting a boutique hotel experience, but I also wasn't expecting a room that looked like it hadn't been updated since the 1970s.
Both beds in my room had terrible mattresses, which made it difficult to sleep. The bathroom light fixture was rusty, the ceiling paint was peeling, and there was mildew in the shower. The toilet seat was so loose that I have to question if the toilet was thoroughly cleaned.
I also understand the need to require a parking permit, but charging $12 to park seems pretty steep to me. Especially considering it's a mediocre motel parking lot, half of which was occupied by a large piece of construction equipment when I arrived.

Poor room maintenance and they smell musty and moldy. I asked to move rooms and my second room was just as bad. I would not stay at this hotel.

Rooms are small and dated. Previous guest used water pot to make coffee in it and it wasn't ever cleaned. Parking is not free. Staff was okay but did not appear very professional at all. Bathroom fixtures are rusty and had hair in them. Not very many channels on the TV. For the price we were very disappointed and I wouldn't recommend this place to anyone. Also parking, even though the lot was empty, was another charge. Very unhappy customer here. I will be contacting management tomorrow.

Abacus hotel is in the center of town. Clean rooms at a reasonable price. Just don't deal with the respectionist overnight. Very nasty additude.

Hotel was dingy and dark. Smelled overpowering of mildew. Shower had orange mildew. The bed was old and had sunken in spots. It’s been 2 weeks and they still have not released my deposit with multiple messages, as the person in charge never answers or calls back.

Stayed 3 nights here and I couldn't have made worse decision. This hotel reminded me of why I stopped staying at independent hotels. Due to the high demand during the weekend, I paid $320/night. Although this may not be their regular price, I expected much better experience than what I actually got.
1) No complimentary water
I arrived at midnight after 12+ hours of travel. The least/inexpensive thing they can do their guests is offer them water. If that's their policy, so be it, but they are very stupid to do so as this makes the 1st impression awful.
2) Ants Alert
Yes. This was very new to me. The google classifies this hotel as 4-star hotel, but I don't think they deserve 2 stars. I had to request transfer in 1 am in the morning. After that, no staff reached out to me to apologize.
3) No room service
I guess it might be a per-request facility, but I was not instructed this by the concierge. I didn't get any room cleaning done in my 3 days of stay, even after the ants invasion.
4) Concerning Privacy
The hotel is located in the downtown area, so location is good. However, they need to do better with privacy. Anyone could look through the window to see what's going on inside the room, and the curtain was short. I had the blackout blind covering the window all day.
