If I could leave -5 (NEGATIVE 5) stars, I certainly would. If you do not want to be scammed when moving out, please do not live here!First, in order to bring anything to their attention, you have to spam call and email them. When I first moved in, my apartment was infested with roaches, the floors were also filthy and looked unfinished (I guess that's the style, but was not shown in model home tour). Carpet upstairs were dirty and had hair and gum in them. I highly doubt a in-depth move out clean was conducted after previous tenants moved out.At move out, I was charged various fees but some were dropped after I provided proof that there was literally no reason for me to be charged. So please make sure you have evidence of everything. I was also charged for things that were broken and dirty before I even moved in... being charged for PREVIOUS tenants damages that IKON is supposed to fix but didn't... so they just charge the next tenant. They also have put all the "damages" in the SHARED COMMON area on solely MY account so I am the ONLY one out of all of my roommates with $500 in fees. So, none of them had to pay anything except for me. Why? I am not sure, they won't give me an answer. After me constantly calling and emailing, they stopped responding and just sent it to collections.I've never had any of these problems at any of the previous student apartments I've lived in, specifically Athens Ridge and Atlas, so just find somewhere else to live! IKON truly sucks.

I’d give negative 2 stars if I could. This place has definitely gone downhill when it comes to service. The people in the office are nice WHEN you can get ahold of them. I’ve been trying to get a refund of my last month’s rent since August of 2023. It is now the end of January of 2024. It is always such a headache to call and get an update. The last time I tried to get ahold of someone it took A MONTH to get someone to reach out to me to help me get an answer. This isn’t me calling once and waiting. I called multiple times a week and sent emails just to be apologized to on the phone by someone in the front office and never reached out to by the account manager. I just kept calling and emailing until I finally got an answer. We are another month down the road and I’ve been calling for the second time this week after sending an email that has gone unanswered to figure out what is the update. At this point I’m extremely upset with their services. And I will look into legal counsel if this isn’t handled soon.

I lived here for a year. The living experience was fine. A little overpriced, the pool was usually out of service and the hot tub never worked. The gym had a couple out of order machines they weren't interested in fixing. The rest fine, was probably a 3.5/5 living experience.The move out process was a nightmare, they charged me over $200 for furniture they removed and lost track of themselves. For months they ignored my emails about it saying they had too many disputes to keep track of. I went to the office multiple times to get it ironed out and was told they couldn't field disputes in person (why?). I finally got a hold of someone who said they would address it, they failed to do so and went back to not responding to any emails for weeks. Whether they are intentionally ignoring disputes hoping you just pay it, or just that incompetent, there is no excuse for this behavior.There are much better deals on Barnett Shoals rent wise and places that won't give you a headache moving out (The Woodlands, The Summit, and Cottages at Woodsong just off the top of my head).

For the money, do not rent here. Place is a dump inside and the upkeep. Carpets are older and garbage. Appliances are old and dated, toilet break down all the time. And the location, better watch your back. Your money spends better ANYWHERE else.

My time living here was disappointing, riddled with problems and fees, and exasperated by the uncaring staff. I moved in two weeks into a month and was immediately charged my share of $367 (1/3) for the POWER BILL, for two weeks living there. The AC was broken and management pushed the cost on their broke college tenets, coming home to my room being 90 degrees isn't a resolved maintenance issue. Then locks broke on the doors frequently, leading to a unlocked door at random times. Ah, and yes the painting fee for three girls who never really spoke, didn't throw any parties, or have any large pets. Thanks ikon for the worst place to rest my head in my college experience

I had them replace a patch of carpet that was 5in x 10in upstairs and the quote for the patch was $65. When they billed, it went to my old roommate and it was $500. We continue to email them and never get a response. Don’t live here if you want to be scammed and ignored!

Very hard to get answers from front office about move out fees. Have spoken with several people since June and not resolution. They said keys and a remote were not turned in, but then they found them. It's been over 2 months and they are still on the account. At move out, grounds looked like they hadn't been maintained in months. A lot to pay for little resident service.

If I could give it a zero I would. Ikon takes zero accountability or action in making anything right for it’s residents. Homes are built cheaply, things break often and are never fixed properly in the slightest or in a timely manner by management, the maintenance “team” is severely inefficient and not up to par at all, the pool is vile and disgusting while the hot tub has been broken for months as well as several of the gym equipment. If that isn't enough locals and high school students break into the neighborhood all the time, trashing the place, breaking into houses and cars, and stealing things. Despite this, Ikon has still not done anything to protect its residents or correct this issue at all and have not hired any type of security. Not to mention the front gate and call box are broken nearly 100% of the time. I hate to leave such a bad review but my experience here has been laughable. I would never live here again and I would never let anyone I like live here.

Mismanaged by incompetent and uncaring people who run the place like a money making machine directed by corporate headquarters in NY who don't care about anything but getting as much money out of their residence as possible. Over priced over promoted money pit. Place is nothing as depicted in their marketing pictures. Place is not maintained properly and has cheapest accommodations. There is not even carpet or wood floor or any flooring at all on first floor! When you move out they deduct from your deposit for the pre- existing damage which they had never fixed and for your roommate's few remaining belongings that have nothin to do with you! And good luck trying to get what is left of your deposit after they slash it left and right for things you were not responsible for! I would avoid this place like a plague!

2 stars feels generous. I will just say, what you see isn’t necessarily what you get here. They make the show home and front office, etc (what you see on a tour) look a lot better than what you’ll actually get. And you better just hope you never have any issue come up because you’ll be lucky if it’s fixed or even heard. I could go on and on about issues I’ve personally had or have had friends have here. I hate to write a bad review but I’m just giving a warning to anyone who’s thinking about signing here.. Don’t waste your money

The security is very bad. The contract you would sign for the lease claims that anyones safety is not there responsibility. The front gate is always broken and maintenance takes a long time to come help.

I have lived at Ikon for almost a year, and I absolutely love it. The apartments are so spacious, and the amenities are pretty great. I like how all our amenities are available 24/7! The staff is always friendly, and always there if you need anything.

Ikon at Athens is a great neighborhood! The staff is very helpful and there are lots of great amenities to chose from. I would highly recommend Ikon for anyone who is interested in living just far enough away from UGA!

Very pleasant and knowledgeable office staff. Gym equipment is always well maintained and ready for use, and the lounge/study areas upstairs are also top-notch.

don't be fooled by the gate. if you choose to live here, make sure you factor in the price of comprehensive car insurance since cars are broken into on a regular basis. the office only cares about money, not safety.
