DO NOT LIVE HERE. I lived in this complex for a little over a year, in 2 different buildings. Both terrible. Walls and floors are paper thin, you can hear everything your neighbors are doing. Water was randomly shut off at any given time and was usually the color of rust or milk out of the faucet when it was cut back on. Both units I lived in were infested with fleas and roaches. Pest control rarely ever came out. Various maintenance issues occured over the time I lived here and it would go unresolved for months. The upstairs neighbor had a pipe leaking in the shower, it rotted out my ceiling in my bathroom and it took them 3 months to finally repair the issue... at that point most of my rotten ceiling was just in my bathtub. Cool. (The attached images were about one month into that saga)....I was inhaling mold during the entire time and they suggested I just "cover the leak with plastic." Maintenance was nearly impossible to get, even if you spoke in person or sent multiple requests. I typically only saw one guy doing everything. He was very nice, professional, and clearly under a ton of pressure, doing his best to handle everything for an understaffed company. When they started hiring extra help things just got worse. Once I requested a broken light fixture on my outside porch to be replaced and they sent an older man I wasn't familiar with. He kept coming up with excuses to enter my home and asked me if I lived alone and if I had a husband or boyfriend that would be coming home at any time that day. A simple task that should've taken 15 minutes took him about an hour because he kept coming in my house to flirt with me and said "he was tired and just needed to take a quick break" multiple times. YIKES. There was no reason for him to even step foot in my house. Being a college girl that lived alone I was incredibly uncomfortable and pretty furious. After maybe 5 or 6 months of me living here my rent was randomly raised by about $100 and they said the former front desk woman made an error with my paperwork and that they had accidentally been undercharging me for monthly rent and expected me to come up with all the extra money that had not been paid?? COOL COOL. I ended up moving to a townhouse the next year, they had new management *again* and I was hoping maybe there were redeeming qualities....I was rarely home since I was working a full time job and was also a full time student. Given this, I used very little power and also didn't even run my central most days and my power bill would be well over $200 every month. Kept asking maintenance to come check things out to see what they could find. Turns out my unit was busted and I spent months over-paying on a power bill for an ac unit that took them several months to repair. Grand finale: I only swam in the pool a handful of times here, but the last time I did there was a man holding his phone standing in the bushes either recording or taking pictures of me and a few other girls around my age in our bathing suits. When we reported him to the front desk they told us he was just an old military vet that wasn't "all there" and that he was harmless. I ended up breaking the lease because I couldn't handle living in a dump that was financially and emotionally draining me. It costed around $3000 for me to get out of there, given I broke the lease, lost the deposit and had to pay an extra month of rent as a penalty. This place is obviously on a constant cycle of being run by slumlords. Wish I would've gone to law school, maybe I would've been smart enough to sue them. It's a no for me, dawg.

I will be the first to admit that I was very dissatisfied with this apt. complex a year ago . When I first moved in it was problem after problem and no one seemed to care. Well I'm into year 2 now and things have definitely changed for the better. Every issue I have had this time around the Manger has taken care of it and has been a pleasure to work with. She is actually getting things done around here. The breeze way in my building has been repainted and new floors added also, looks so much better. The Maintenance team does a good job of keeping the grounds clean and free trash and so far they have fixed everything that I needed in a very timely manner. At this rate I think it may be safe to say I will renew.

Worst place I ever lived in my life!!!!!and I'm over 50. Bugs, bugs and more bugs!!!!!! I have lived abroad in a third world country and I would rather live there than in these horrifying conditions. Water off all the time! Extensive interior and exterior issues. I have asthma and COPD and there was a huge leak in my unit that took them over a month to repair. They brought a fan .We walked around on swishing , moldy smelling carpet. Maintenance came twice in the whole month that there was water leaking in our living room I would have to use almost every single towel in our house daiily and wash them and dry them, to let them soak the water up again. No matter how many times we emailed, went to the office, and called management they didn't care except when rent was due of course .The management staff was extremely rude and fake prior to moving in they are so nice. Then when they know they have your money and a contract signed the attitude changes immensely.Disgusting mess when we moved in the place needed to be cleaned but yet you pay a deposit. Do yourself a favor and do not move to this catastrophe they call a legacy haha what a joke. Would give no star rating if it was available.-1 stars from us.I literally would not live there if they let me live there for free.

I would avoid moving here if possible. They shut the water off every single week for repairs. I had my truck stolen right out from my front door, no cameras. When I moved in my carpet was still wet and they have never changed my air filter. RUN.

First of all those pictures with the trash around the trash cans let's be real it is night time it is probably after a long weekend and everybody's dumping their trash all around the trash can but I guarantee you first thing in the morning that trash is not there interesting that the picture was taken at night and not during the morning or the daytime because isn't there I guarantee you by 8:30 these grounds are perfectly clean just like all apartment grounds they are kept up here number two the environmental ground control crew and the office management crew work hand in hand perfectly whenever you put a request in the next day I've always had a response number three the pool is beautiful and visible all year long and friendly residents enjoy that beautiful pool next these apartments have the most large rooms of all apartments in this area these brand new apartments have teeny tiny rooms and you can hear everything going on in the next apartment these apartments are built and arranged to where I don't even hear the baby crying next door to me furthermore the crew both office and environmental are so friendly or some apartment offices you feel intimidated going in there I go in there all the time crack a couple jokes and it's a nice environment I know this post is long but I need to let people know about this when I saw those pictures of that trash it really ticked me off I watch this complex everyday with my dog everyday when I smile at somebody I always get a smile back in conversation this is the most friendly community perfect for a family and perfect for the young starters and school University students and I'll be back with a further post you can guarantee that my name is Michelle Garner and I'm proud to be a resident at my community y'all have a nice day now

Rented from 2019-20. For positives, the maintenance staff was exceptional. Neighbors kept to themselves. The neighborhood cat was friendly.However, the townhome had internal flooding on *four* occasions during my tenure, from W/D ports on adjacent apartments.Upon move-out, staff signed off but neglected to lock my unit before W/D equipment could be returned, and $600 worth of equipment mysteriously vanished.There was significant and inexplicable staff turnaround during this time, which led to lost paperwork, running in circles, and wasted time. I eventually escalated to REIT management staff, who meandered on an hour-long call with no resolution.I would avoid this small-scale management company -- too unreliable, too much staff turnaround, and not properly managed enough to solve problems when things hit the fan. REIT staff deploy questionable ethics.

I absolutely love living here. I’ve been in Athens for 4 years now & my first apartment was bug infested and nosey. It’s peaceful, I stay right in the front, no bugs, my neighbors are super nice & keep to themselves. Also the people at the leasing office is very understandable when I’m a little late on rent. I highly recommend

This apartment complex is terrible. Since the first day I moved in it has been awful. I regret moving into this apartment.Maintenance fixes things half way and does not lay attention to anything. The ac unit caught on fire on the inside of apartment 10 mins after they “FIXED” it and left. The place is infested with bugs and roaches and they just keep coming and never go away. Our toilet has been clogged up since day one with them not having any urgency to come and fix it. Our washer and dryer doesn’t even work after they “FIXED” it and “SHOWED” us how to do it.

I truly enjoyed living here but recently management decided to get rid of recycling and the trash has been overflowing since. We are still being charged for services we no longer receiving. Because trash is so often overflowing now, people are now throwing trash anywhere they can, my neighbor is storing trash on her back porch or throwing it into the woods. It smells and it all looks so ghetto. It's going to lead to pests if it continues. I was so mortified when I tried to use the fire pit with friends because there was a small mouse on the trash and we could smell it from the fire pit. I hope they get it together because rent is going up and I am not renewing if this is what this place is going to look and SMELL like going forward.

Current resident on the way out. This is the third time we have been flooded. Maintenance wont answer phone, and their messages are full. Made a request for help, and was told six other units called and I had to wait my turn as our entire downstairs has water. This and the black mold that is in our upstairs bathroom makes this place un liveable.

I've been here 2 years and like any other complex things break but I must say the staff works hard to resolve any issues. The front office has always been responsive to my request for maintenance. They have always been friendly and courteous. i've had no issues with pest since I've been here because the apartment has wood behind it water bugs do come in but as soon as I call pest control comes and takes care of the problem. Rates rise each year but that's no different from any other complex. I'm grateful that I've only had to pay $30 more at the time of renewal . Overall I would say this is a decent place to live.

Neighbor’s water pipes burst, emergency maintenance was notified and said they would be on the way after fire marshals could not figure out how to turn water off. 5.5 hours later we come home and find our apartment flooded, we were not made aware of this going on and NO ONE FIXED THE ISSUE. No one will answer us and come help, fire dept tried to help but cannot do anything. Our apartment will continue to flood until the office opens. This will become a legal case with the complex. This is a joke, we have to wait until the office opens at 9am to handle the burst pipes that aren’t even in our apartment but is spraying water through the electrical sockets and shared walls.

Poor quality premises and amenities and the pool is too edited in the photos, as well as the fire pit and the landscaping. And they just make sure to overcharge some tenants at the end of the lease so a couple of my friends end up paying an additional month of rent plus an extra month for renovations that are profitable for them not the tenants who are mistreated with overcharges because of their foreign status. It’s too obvious. They need to hire more open minded staff that are more business oriented and not into being prejudiced.

Wish I could put zero stars. Unless you're okay or looking to live with ROACHES or an infestation of lady bugs this is not the place for you!! My fiancé and I moved here when we got there it wasn't cleaned and we had wait 5-6 hours to get into our unit so we were traveling around town with a uhaul not knowing what to do when it had to be returned that night. When we first got here there were already problems. As we understand this building is very old but they didn't fix anything it seems like. Our back sliding door wouldn't close let alone lock and same with the screen sliding door then in the kitchen half the cabinets don't close. When you get into the living room there are sliding doors that were dented and broke that needed to be replaced and our front door had a giant gap in it to welcome all the bugs in our home!! The best thing NONE OF THE WINDOWS HAD LOCKS so anyone could have jumped right in. :) HOW LOVELY. 24 hours into us being here we saw the first cockroach. We took a picture and let the office know about it. We were told before we moved our stuff in no reports of bugs before in this unit. WELL THEY ARE HERE. when the manager walked the unit with us he said he's never seen so many ladybugs but they are harmless.... WE STILL DONT WANT THEM IN OUR HOME. and when I say an infestation they are everywhere. In every single room. As the days went on we started seeing roaches almost everyday and had sent an email with the complaint in which we never received a response. We pay monthly for pest control and we're told they come every Monday. The time that we were here they came two times because of all our complaints. But other then that they never come. Matter of fact we were told that they were denied entry when we were on vacation so.. how can they be denied entry if nobody was here and we gave permission to come in while we were gone... we had sent three to four emails and never got one response it got so bad that we needed to leave as we are not comfortable living with bugs. Management is un responsive and really doesn't seem to care about their residents and the comfort of living in a home they are paying for.

Me and my wife have lived here for a year. It has not been the best, but it has been home for us and we have enjoyed our time being here. Shout out to the maintenance crew! They are really awesome and very responsive and respectable. Brayden is my favorite from the office! His smile and energy makes my day better!
