I've been a Rent Oconee Clarke tenant for over a year now. The property was clean and in very good shape when I moved in and the management has been very responsive to the maintenance requests that I've submitted. I've had several bad rental experiences in Athens with other property management companies. Rent Oconee Clarke has been respectful of my time, privacy, and tenant needs. They've far exceeded any other rental experience I've had in Athens.

Lived in an ROC property for three years. Got nearly none of the security deposit back despite many of the problems being caused by the disrepair the house was already in/the house not being up to code. Had friends who had to relocate due to pest issues the company wouldn’t fix, and then pay for the company to fix them.Rent Oconee Clarke takes advantage of desperate college students looking for cheap options.

Rented a house, Brad Garrison was the realtor, and the home had excessive visible mold and mildew issues. First day of the lease I contacted him that we wanted to terminate and never heard from him or the owner of ROC again. I sent emails, a certified letter w the keys, and a link to the pictures of the mold. I requested a termination letter since they relisted the home for rent and the office said we weren't in the system...silence. Absolutely piss poor communication & service.

I rented from ROC in April 2018 through January 2021. I was told before moving in that things would be fixed, such as holes in the wall, the porch would be fixed, black mold rotting trim around the house would be fixed, ripped drywall & paint. At move in day nothing was fixed. My gas leaked on day 1 & Atlanta gas light came & switched off the valves to my hot water heater (which ROC said was electric) & my fireplace. They fixed the water heater a few days later but never the fireplace (said it wasn't needed even though we're paying for it). My back porch was rotten, moved, stairs falling apart, & was a hazard. They promised to fix it, they did a quick job that the owners okayed on the steps but after the first rain fell apart. I ask again when things will be fixed & I'm told my realtor left the company. Next up a few months go by, I'm cleaning my windows & the whole window & WALL moved. It was rotten! It took them one year to fix an outdoor wall. It was due to a leak in the roof, they fixed the roof in late 2018, but not the wall until late 2019. I also had a 3x2 inch hole in my hallway, instead of fixing it I was recommended to put a picture over it. Later the owners paid a visit without informing me. They were upset at the condition of the home. I was passed on to another realtor in ROC who was a friend of the owners. But it was hard to ever get into contact with him. The only way I could get a response was to tell the secretary at ROC. Maintenance was on top of simple things. Maintenance is the only reason why I gave 2 stars. Overall we were good tenants & let things slide, we paid our rent on time. In January 2020, our realtor called me & asked if I was staying another year. I said yes. No contract sent! Went to pay my rent on time after my contract was up & I couldn't pay online. I called, texted, & emailed my realtor with no response. The secretary helped me again, it wasn't until 2 months after I finally got a contract sent to me, I signed it thinking it was the same, at a glance it was. I wanted protection for my home during the pandemic. They changed the due date, it was by the 5th & now it was by the 3rd however they neglected to tell anyone about this change & allowed lateness for the pandemic until Oct. I was allowed 90 days to let them know of my plans if I move. In October I let the secretary know on a phone call, she understood & would let our realtor know. In Nov & Dec I sent emails to the secretary. No word. In January, went in & paid my rent & let them know a 4th time. There was a new secretary since the one I dealt with was no longer with the company. Finally got ahold of my realtor.. He put the house up on the market & future prospective tenants drove by & would knock on my door upset that the house looked nothing like the listing, so our realtor turned off the listing until move out day since it was getting out of hand (I was packing a U-Haul & one person literally walked in my house & backyard to view it!!!!). The house listing looked the same as when I saw it before I moved in. Great house, beautiful back porch, fireplace, etc. No wood rot to be seen but you could see it from the road. At walk-out inspection, the realtor had no problem with the issues & said that he remembered in October & November being told & I would have no problem getting my deposit back. Come mid-February, I received a letter denying my deposit since the owners were NOT notified of my moving & felt they should keep it. Typical. & because the secretary is no longer with the company, it's my word against a wall. The only thing keeping the worth in this company is the maintenance & that's it. ROC is not a company I would recommend. But do your own research. I still would like my deposit back. 1,350 is NOT chump change especially with the hell I put up with the company, the home, & during a pandemic, I only stayed for so long because I did not have the funds to move at the time
