Rent was $650. Not worth it still. My room has lots of bugs and everything is broken. The tv you get is unusable. Our dishwasher has been replaced twice already. We had no hot water when we moved in. Everything is just pretty bad and nasty. If they actually cared to clean the place and fix things then it would be worth living here, but they don’t. There’s too much stuff broken to make maintenance requests to fix it all, and maintenance takes forever. They might argue with me or tell me they’ll be attentive, don’t believe it like I did and just live somewhere else ?

Compared to what I’ve seen from other peoples living spaces, Riverclub is one of the best. The price is great as well as the location, and it comes with your basic things that you need so you don’t need to worry about buying a bed, couch, or tv. The only problem we’ve run into is their communication over email, but the staff is honestly so nice and helpful now that we’re actually moved in!

I left a review when I moved out in 2017 which is no longer here. So I will summarize again. Mine and my roommates time at river club was beyond a nightmare. The first night we moved in, we all woke up covered in welps and bug bites. We found bed bugs all along the walls. We could see the freaking eggs and feces on the bugs, it was the nastiest thing I’ve ever seen. River club tried to blame it on my roommate and I, which is hilarious because we were bitten starting the first night that we moved in. I threatened to go to the news and that is when they started doing atleast the bare minimum. We had to stay in the model homes while our apartment underwent 3 different bed bug treatments . We had to take all of our clothes and belongings out of the apartment and wash them all at the laundromat . I tried to get out of my lease, because I was so freaked out, but they would not let me. Instead I got $50 off rent even though we weren’t even able to be in our actual apartment for weeks. My mom rented my roommates and I a hotel, because even the model homes had bugs. There was a huge dead roach in the bowl on the dining room table. They also had the audacity to charge me $800 at moveout for damages that were on the move in inspection report that I filled out. One of the charges was to paint the walls. This is something that should’ve been done before I had moved in and they charged me for it? Pathetic. Based upon the recent reviews I just read, we were lucky to “only” battle with bed bugs, as many others have mentioned they have rats and roaches. I still get invoices in the mail of them offering me 75% off of the $800 I owe. I will never pay this dump of a business a dime. This place needs to be shut down. Disgusting.

terrible management:) my apt was broken into and management offered no help:) saying they cannot do anything for better security, blocking my parking spot by some weird containers, and when asked to do something about it, they also said they cannot do anything:))

DO NOT RENT FROM HERE!!! Predatory at best. We have attempted to talk with them but they will not do anything to work with anyone aside from getting your money. They want your money and will perform predatory practices to ensure they get it. My daughter rented an apartment from them and the one she thought she was going to get was bait and switched. She accepted their excuse and still moved in. Later she would complain about the noises and told us about several break ins and how she worried about her security due to the apartments being open. As for the slimiest of their predatory practices, she did consider renewing her lease however she never submitted. She closed her laptop. When giving notice to not renew she was told her application was already accepted. How, if it was never submitted? I am in the process of pursuing legal advice and will definitely take action if required. We will fulfil the first lease but they will be in for a rude awakening if they think the second lease will happen. Do yourselves and your kids a favor and just stay away from River Club Apartments in Athens. They will not work with you and will prey upon your and your children's ignorance of GA renter landlord laws. I would give zero stars but 1 is required.Thank you for calling out my Daughter by name. We have the responses you sent to her and now your very public retribution of disclosure of her anonymity is duly noted.

Lived there around 2016, the staffs were rude and disrespectful, including verbal insults through a phone call. They won't enforce the terms on lease, that led to 3 residents moved out to a different room from a 4b apartments. Not worth the money and it's not even in a convenient location.

I lived here from 2021-2022 and on the last two months they overcharged me by nearly $200. We have our utilities set up so I do not know why they needed to do that. I reached out to the office to no response. Please be aware that they have hidden fees before you sign the lease.

New management has a lot of work to do but it seems like they’re doing they’re best with what they’ve been given. That being said I hope they do a lot of work considering the huge increase they’ve made for rent for next year. If you want to live here it’s an ok place. You could definitely find better and closer to campus within this price range. Find free parking on streets near campus on a uga bus route. Come on move in day with bleach and a scrubbing brush. Be THOROUGH on your move in inspection. Make sure everything works because it probably won’t. But, maintenance is prompt, kind, and thorough. They’re the most redeeming quality of river club. Amenities are decent and overall the new management seems to care a lot more than most places. Just be sure to take a lot of pics and documentation when you move in. When I did it was disgusting and nothing worked.Update for clarification- here is proof they do not clean OR repaint. I called the “professional cleaner” on move in day. She does not clean windows, walls, carpets, or dust. She is a professional sweeper. That is it. All images are from move in day.

They just changed management a couple days ago and recently informed us of this. This bait and switch tactic of luring us into renewing our lease is honestly disgusting and an awful business practice. Incredibly disappointed- they just announced they wouldn't take online payments and are refusing to waive late fees even though they acknowledged that many residents would be out of state/ out of the country due to the holidays. Very disgusting and sleazy business practice. Regret renewing. They also have a cockroach and fruit fly infestation, so don't even sign on with them. Edit: They changed the payment options to squeeze more money out of you- they now added a $17 "convenience fee" to pay online. The previous management allowed a fee free payment. Yet another scummy practice by the new management. Disappointed. 3/28 Update: You extended the deadline of the first payment only right before it was due- after people frantically found a way to make the payment. The wifi has been out for days- I'd highly recommend getting your own wifi or even better, going with another apartment. People have exams, quizzes, hw and depend on their advertised "wifi amenity ", but it doesn't even work half the time and now there has been an outage for literal days. Nowhere else in Athens is affected except for Riverclub. I cannot stress enough that this subpar apartment is NOT WHERE YOU WANT TO STAY. There is dog p*** strewn in front of my building to the point where I avoid stepping in the grass. 3/30 Update: They terminated my leasing agreement for the following year for leaving a bad review, which is apparently a violation of their lease. They said I could " not injure the reputation of the Property or its residents". I'm not sure if that clause is even legal. The Consumer Review Fairness Act protects my right to leave a fair and honest review, and Riverclub has now completely stopped replying to my emails asking for clarification. Again, highly disappointed. I paid 4 months in advance (21-22 and 22-23), and they are refusing to pay it back even though I will not be staying for those 4 months and are saying that they will keep it until all necessary charges are deducted. Again, I paid over 1k for the 22-23 year so that doesn't even have any charges to deduct yet they are refusing me my refund. Just overall very confused. Edit: they took down my google review. They take down negative reviews it seems.

I have lived at River Club for a year and a half now and absolutely love it. For anyone considering it, know that you will be getting the most out of your money here, it’s the best balance of affordable and quality student living I’ve seen in Athens. Management is always there to help, the maintenance workers are so kind and helpful, and the office always has fun events and snacks planned out for residents. Can’t recommend this place enough.

Riverclub is amazing! I live in the apartment complex and am resigning for next year! The staff really does care about you and is always super nice. The maintenance is quick and helpful. All around great experience.

Windows are leaking with moisture and mold.Also ceiling has mold spots. Though renovation is needed. College kids dont have much options in area so they stay but this is ticking time towards a public health related lawsuit against the investment company holding this student apartment. Student and parents please keep all the proof of monthly payments records and pictures of mold in rooms for next 10 years for future class action.

Unless your a 600 pound mammal who isn't high maintenance at all, don't live here. My grandmas 60 year old fridge has less bugs then one room, much less compared to one single apartment. Oh and the staff? Don't get me started. Their not swag. There's a lot of things I rather do then live here, and that says a lot. Go dawgs. #kirbywouldnever
