We moved here in early 2024, since then the experience has been mostly good, but there have also been some less than great things as well. The management has been very quick and nice when dealing with our concerns. They are always answering our emails quickly and seem to always be willing to help out. The maintenance team is awesome. They always show up super quick and fix whatever needs to be done quickly. They are also super nice and friendly people as well. The amenities are nice as well like the laundry (despite being expensive) and the pool. The community is very safe and we have largely had no issues with other residents. For the price point the apartments are nice and spacious and I would definitely recommend living here to people looking for affordable apartments in the area.

We love living at The Bluffs at Epps Bridge! It’s quiet, clean, and very family and pet friendly. Our baby and cat have both settled in so well. The staff is kind, and maintenance is always quick to help.

I first moved here in 2020 and have had a very pleasant experience. The property is well-kept, the maintenance team is timely, and the office staff is friendly and communicative.
I’m always trying to get my loved ones to be my neighbor here :)

6 years ago, I moved into The Bluffs Apartments, and loved my space. The location is perfect – close to everything but still quiet and peaceful. The apartments themselves are well-maintained thanks to their wonderful maintenance staff. The maintenance staff was super responsive and friendly, always going the extra mile to make sure I was taken care of. I highly recommend checking this place out if you're looking for a new home!

I’m not gonna lie. The Bluffs were wonderful place to live for several years, but slowly, but surely it wasn’t the same. The maintenance team is absolutely wonderful. I give them full props. They fixed anything and everything that needed to be fixed without any issues. But the management team became a problem After a few years. They never answered their phones. It took several days to hear from them. On top of the fact that I had to pay $700 Pet deposit that wasn’t even used for pet related issues. It was literally $700 to have my pets live in the apartment. I lost a quarter of my security deposit covering pet related issues. So for people that have pets I would not live there. You’ll pay $700 for two pets and none of that $700 will go to cover any cost that your pet causes. And don’t even try to go through the lease. Their lease is confusing and doesn’t make sense. They say that the pet deposit is nonrefundable, but on their lease, it says that their pet deposit is considered a security deposit which is supposed to be refundable. I wish I could give The Bluffs a better review, but by the time I was leaving, I wanted to run as fast as I could away from that place because it had left such a bad taste in my mouth. On top of it was not worth the money that we were spending for our tiny little two bedroom.

I would give this place a 4.5 star if that were an option. I think this has been my favorite place to live since ever. My only issue is that the gym doesn’t really have many functional equipment. Otherwise the apartments are very reasonably priced and have all the amenities you would need.

I've lived here for almost a year. I heard positive reviews from my friend who lives here, but we have not had the same experience.
Our leasing consultant was nice when we were signing the lease in the beginning, she was very accommodating and nice, we really liked her. Once we actually moved in though, it has not felt the same.
Management is rude and dismissive. They don't respect us and they don't communicate well. They don't care about the well being of their residents. Our upstairs neighbors are very loud, They'll blast music, and their child will cry all day every day, and it has really affected our sleep, it's hard to get any sleep. We've tried to transfer units, but we aren't allowed to transfer units to another with the same layout (we can only upsize or downsize). They said we aren't allowed to transfer units because our reasoning isn't valid.
We asked them if we could get a laundry unit in our apartment, which they said we could if we paid an extra $35 a month, and then they said they'll check if they have one, and they'll come on the next Tuesday to put it in. Lo and behold, Tuesday rolls around, we haven't heard anything, and then they email us saying they didn't have one. Why could they have not told us sooner? It's fine they didn't have one, but I wish they had been more communicative about it.
Also, when we moved in, the apartment smelled completely like weed, and the carpets were actually disgusting. The carpet is completely matted, and it's hard to even vacuum it because it's so matted.
But there are still some positives. It is a safe neighborhood, albeit where our apartment is located, it's very loud (both outside noise and upstairs neighbor noise). Maintenence is responsive. Though, we have to replace our own light bulbs if they go out, otherwise we have to pay $5-10 for them to replace it.
Overall it's an okay place to live for the price point, but if you have more money to spare on a nicer place, I'd definitely recommend going there instead.

Living here was great highly recommended staff always extremely helpful and understanding the maintenance guys always always very professional and punctual in me needing any thing done in the apt been here 2 years have had some.of my beat memories here!

I lived here for two years.
I will start this review with the positive aspects of this community. This is an inexpensive, safe place to live. If those are your only criteria, The Bluffs is a fine place to rent.
That being said, if you have the financial means to live somewhere that is pricier, I would highly recommend it.
The maintenance team here left a LOT to be desired. Many maintenance requests were chalked up to “user error” and never resolved.
This complex switched pest control services within the past year, which resulted in an influx of bugs the magnitude of which I have never dealt with in an apartment before and hope to never again.
The apartment management here is some of the most frustrating I have ever encountered. They will cut off access to amenities with no communication to the community. They were incredibly difficult to get a hold of the entire time I lived here, always claiming they were “busy” but never did anything to improve the community other than increasing rent prices for no reason.

Respectfully, I would consider another apartment complex over this one. There are other affordable complexes that will treat you with more dignity and respect than this one. There is loud music at night, folks leaving dog poop around without cleaning, dogs without leashes, unnecessary charges, poor communication, and the objective presence of mold in their apartments. Management does nothing and will likely continue to do nothing.
I will give my compliments to the maintenance people who are very professional, knowledgeable, and helpful, but the management itself is bad.

My friend lived at this apartment complex for several years, and it really declined over the last year. I wish I could leave zero stars.
You get what you pay for. You should consider Beechwood Pines or another apartment complex that treats their residents better.
Apartment management can 1) threaten you with unreasonable charges upon moving out, 2) fail to address noise issues and disgusting dog poop throughout the property, and 3) struggle with mold and pest control. I saw several cockroaches at my friend's unit multiple times in the year. I don't understand why people need to stomp and have music blasting at all hours of the day.
The apartments are also old and rundown. They really need major updates.
The only positive is ample free parking.
I would really avoid living here if I were you.
