PLEASE do NOT choose Flats as your apartment!!!I'm gonna share my TERRIBLE living experience, this may be my personal opinion but hopefully this review will give you reference value when choosing an apartment near UGA.1. It is advertised as being close to campus and downtown, but in fact it takes 15-25 minutes to walk (depending on how fast you walk) and there is no shuttle bus, considering the price of the apartment, I would rather choose an apartment that is a bit farther away but has a shuttle bus.2. The manager of the apartment made me feel very uncomfortable and she was a RACIST. I was once woken up at 2am by two white girls who accused me of holding a party in the apartment. I live alone, who am I holding a party with? When this was reported to the management, they showed unconditional favoritism towards the two white residents and accused me of violating the apartment's quiet time rules and warned me that they would charge a fine. I demanded that the apartment should check the security cameras to know better about the truth, rather than judge unilaterally. HOWEVER, the manager found excuses and refused to watch the security cameras, and none of them apologized to me afterward. I am a mild-tempered person and I did not want to argue during my tenancy because I was afraid they would continue to target me. However, during the rest of my stay, I often heard people hosting parties in their rooms at night and the apartment management did not intervene. I didn't understand why I was being treated so differently, I did not do anything wrong!!!!!!!!!?3. The utility bills for the apartment are very unreasonable. My friends and I who also live in Flats found that our electric bill was $50-60 more than any other apartment residents.4. The apartments ask every resident who end their lease and move out equally for compensation fees after 3 months of their moving out. This is not a compliment?. All residents I know (about 20 people, and you can also see similar comments complain about this problem in the comments area) have been asked to pay damages when they quit, and the management finds all sorts of reasons to ask for $100-$500 in damages, even though we all cleaned the apartment before we left and we don't cause any kinds of damage.5. The girls who worked part time at the front desk of the apartment are nice, which was the only good thing I found.

So close to everything you could possibly need yet when u pull in you couldn’t feel more isolated. The lakes, pool and grounds are perfectly kept!!

Over all, this apartment facility was a favorable experience. After our year lease was completed, we received our expected final account balance due notification letter. The letter was simply threats of legal actions if a sum might not be paid immediately; nothing about recognition of a good year of business. The final total due was a reasonable and expected amount, but the clear impression left with us is that (1) this apartment complex must have a greatest percentage of lessees of the sort that do not pay for what they have already taken, and (2) that this apartment complex categorizes all lessees as the type which would steal. I might offer that this apartment complex would do better, to review the nature of the lessee’s behavior before sending their final sum due letter. Keep in mind that many people have other younger students and they may be ready to lease from them again in the future.

Can’t say enough good things about the Flats! My son lives on the top floor- it is quiet, clean, safe and nothing bothers his allergies. The management team has been very positive and responsive! My son signed up and will be living there w his same roommate for another year. Worth every penny. Easy walk to campus!

I’ve enjoyed living here! The staff is helpful, they spray for bugs (I never have any), and the place is always clean. I also feel super safe here and it’s a great location!

Great apartment complex with communication from the leasing office and easy processes. They also run great events. The entire community is very clean.

I lived here for 3 years during my time at UGA. If it wasn’t such a convenient place to live (location and being furnished) I would’ve moved out after my first year there. This place is insanely overpriced for what you get. The apartments are very small and amenities don’t compare to comps. The worst part about living here was the staff. The managers were not friendly or accommodating. You would think they would be nicer to people who lived there for multiple lease periods. The younger leasing agents are much nicer than the managers. I would recommend going to The Mark or Georgia Heights if you are a student in Athens.

My experience here has gone from good to dreadfully awful. It started first semester when the fire alarms would malfunction on almost a bi-weekly basis at around 1AM causing the whole building to have to evacuate. But it gets worse, the building was so poorly constructed that pipes and water issues are almost always a given. There have been around 4 different incidences where pipes have broken and flooded apartments, amenities, and hallways. ALL IN ONE YEAR!! The construction noise of having to rebuild the walls is so loud that I've had to leave to sleep and stay somewhere else.. The furniture and amenities in our apartment are falling apart (couch seams tear, chairs have collapsed, fridge fan has broken, air conditioning does not function) and they're increasing rent for next year which is almost baffling to me for when if anything it should be substantially decreased for the experience I've had here. I decided to sign with the Standard at Athens next year and I HIGHLY recommend that you at least consider other places. Sure the location is good but there are countless apartments that offer cheaper prices and larger living spaces with a more convenient location. Another thing I would like to add on is the laziness of events that they've had this year. The events included a dog treat day (wow how amazing) an egg hunt and a CHIP day, yep a POTATO CHIP DAY! If you're going to hike up rent prices, make the stay much better please! I don't want anyone to make the mistake of signing with the Flats at Carrs hill as I once did. The Flats management need to up their game, fix the building, and make MAJOR improvements before I can even say this place is worth a rent above $700. I am extremely unsatisfied with my stay here

The flats is a great location near campus that has a pretty wholesome environment. There are plenty things to enjoy about the flats including a rec room with pool tables, events/ activities for residents, and even a Starbucks coffee machine.

Great experience so far. Like location and amenities. Have everything I need right here. Gym pool trails river and fire pit. Nice apartment. Something noisy at night as face parking lot.
