Horrible place. They lie to you to get you in. Broken apartments. The belongings are useless. Besides, I finished my contract and I am requesting my deposit and they blatantly stole it from me, they told me that I lived there with a certain Merry Jane. I don't know who the hell that merry Jane is. It's illegal to steal people's deposits, and they just stole it from me. There is tremendous corruption there. I still can't believe they steal money. I give it 0 stars. Horrible place

I wanted to share a review of how amazing this property has changed from where it was. I've had an amazing experience here from the day one of me walking in. Every one has a smile and with such high demand from what it seems they handle it very well. I went in on my date to tour and there were so many people in the office ,and yet everyone was served with a smile. Great job to the new owners maintance and management I can see the big difference!!-Shelly

I would give zero star if I could. Horrible experience since application. The office staffs are highly incompetent, inefficient, and irresponsible. A lot of hidden fees. The apartment is roach infested, major appliances are not working well. If you have a little more budget, DO NOT move here. You deserve a better place!

This place is horrible and unprofessional! They lie to you to get u in but then after that it's lies on top of lies! They get your money order tell u they'll refund it during the process if u change your mind but that's a lie it's something their doing that's not legal but it will come out! I'll tell everybody not to go that way!! Horrible experience! I hate I even went that way to attempt to move my Chile over there. But it's something illegal going on over there

I've lived here for almost 5 years, I'm resilient. Every second of it has been awful. Every year my A/C has gone out in the Summer (probably before and I just didn't use it) I would notify them about it in the office multiple ways (call, in person, online maintenance form) and they would say they'll get it fixed. And then nothing happens for weeks or months. Everything is this way, you have to constantly go after them day after day to get anything fixed. One time, they replaced my thermostat, and did nothing to the HVAC, and expected that to fix everything. It didn't, time to start the process over again.This year I was lucky enough to have remote work opportunities, and so when my A/C went out like it does, I notified them about it, and I went back to my parents place. Thinking that at some point they'd probably get around to it. I'm back here now that it's almost August, still no A/C. I notified them again about it twice this week, on Monday and Tuesday, and there's still been nothing done.To top it all off, they told me that if I moved out in August, that I'd be breaking my lease because somehow they moved it to October? I moved here for school, so it makes no sense how my lease renews in October, was I meant to be out of my apartment for two months at the start of the semester? Basically, this place has changed owners at least twice since I've been living here, and somehow the overall quality of care given to tenants here has fallen year after year, and it wasn't good in the beginning.I've only really talked about my A/C and lease issues yet. Here's a small sample of some other perks you get when you live here.- Regularly solicited to buy drugs from your neighbors- Apartment building sized bonfires- Wasps that make their way inside through the window frame- Leaky ceilings- Massive trash buildup because they don't take away the dumpsters more than once a week (and they blame this on the tenants)I could go on and on. If you are really in a rough spot, this might do in a pinch. You can get a 2BR for around $900/month. But if you are at all capable of living somewhere else and you care about your health, please take it from me and do it. They absolutely do not care about the tenants here. The Athens renting landscape is horrible, because you have some landlords/companies taking advantage of students (The Standard, The Lark) and others taking advantage of poverty (this place, stonemark management).

The application process is horrendous. I’m pretty sure it’s a scam. They communicate when it’s time to bring money then it’s like radio silence, I’ve called, I’ve gone to the office, WHEN/IF they answer or agree to speak it’s the same “We’re waiting on the manager to sign off” ITS BEEN 3-4 weeks. How has the manager not been in for 3-4 weeks? I’m so disappointed that I even tried this place. If I could give zero stars I would. You have no idea the impact this experience has had on my family.

Worst management ever! They are rude, poor customer service skills thus far, they give you the run around and take their time on applications. I waited for well over 2 1/2 weeks and still no refund of deposit that I asked for because of the long wait! Don’t move here, it’s definitely not worth it. Need to get rid of the whole management!! If I could give them ZERO stars, that’s exactly what it would be!!! Ms. Dawn Hunt, Ms. Kimberlee Steinmetz and The Property Manager, their whole staff is a disgrace!!!

STAY AWAYIf I could leave 0 stars I would, office is not helpful in any possible way, there are roaches everywhere even know they have sprayed and I spent money on exterminator level pesticides and keep my apartment spotless. They won’t fix anything if it’s two hard. Laundry room requires a pre paid card which has to be set up thru the office. They recently had an entire building burn to the ground because they didn’t service the HVAC, the one in my unit has not been checked in 12years..They don’t clean the poolThe front door is not sealed which drives power bill upThey don’t offer actual trash service you have to walk to the other end of the complex and the dumpster get removed every 6-8 months so it makes the entire complex smell until it doesI went in the other day to get a package code and the lady said she had no idea how to look them up and the person who does is gone for the dayThey fired security so nobody cleans or watches the propertyThey have sent 8 eviction/ late notices even though my rent has never been late onceI pay a 100$ fee to not renew my lease on purpose so I can get out of here as soon as I possibly canHands down the worst place I have ever lived

This is a non tenant review. These people seem to expect you to sign a contract and Fork over a couple thousand bucks without showing you what you're paying for first. I don't know about anyone else, but I don't really like to enter into a legally-binding agreement without knowing what I'm getting into. An artist's rendering of a floor plan is not enough.

My grandma lives here on a 2 bedroom apartment of 6 people. We live here because of tight money. In 2021, The power just keeps cutting off every morning when I tried to do my online Clark county schools. We have cockroaches. Noisy neighbors keep stomping on the floor on the ceiling. When a storm comes, our carpet gets flooded. I plan to visit here 2023. If this improves, I give this a 5 star.

LEAVE THIS PLACE ALONE, DO NOT MOVE HERE. MONEY TRAP!!!!!! SLUMLORDS!!!!I tried to move here upon my arrival to Athens, i complied with all that they asked from me. Waited 4 months with minimal response from their leasing office. I had to show up in person several times still to no avail. After waiting a fairly decent amount of time, I decided to not go through with moving in.( THANKFULLY ) However, I decided to try to get my $150 "security deposit" back. Instead, $150 was taken FROM my account. I have recently moved into a real apartment with RESPECTABLE leasing agents, for the same price that these people will charge you. It has been 6 months since I started this ordeal. Still no sign of my money, despite going through several loops.DO NOT TRUST THIS PLACE. THEY LIE AND THEY STEAL. THE LEASING AGENTS DO NOT CARE!!!!

DO NOT MOVE HEREThis apartment complex is a money trap. My boyfriend applied here when we first moved to Athens in August, and I have to applaud them on a job well done of making you feel like they have everything in order and under control. This is the anthesis of our experience with University Oaks.There is ALWAYS a tenant outside of the leasing office trying to get property managers to take their complaints seriously. Not one renter we met waiting for someone to open the leasing office door has had a good thing to say about his or her living situation. One handyman we met had been waiting 2 hours for someone to answer the door so he could return a unit key.My boyfriend provided all credentials in a timely manner, and paid the $50 application and $150 holding fee. We were told a unit would be available by the end of September, and that they would be in contact with him. Mid-September he received an email that his application was terminated because he failed to send everything they needed. Knowing he had sent everything correctly, my boyfriend went to the leasing office (they never gave us a phone number) and our property manager was initially defensive and rude upon being confronted by my boyfriend. Once he pointed to their mistake, she immediately apologized, changed her demeanor, and assured us everything was in order. There is little to no communication between property management and corporate.Of course we don’t hear anything through September, and my boyfriend finally decided that this complex has enough problems, and decided to look elsewhere. He was not able to get back $50 for the application, but requested the $150 holding fee to be placed back into his account as we had been told it was refundable.For the next two weeks, he heard nothing from anyone related to University Oaks until their debt collection company decided to withdraw another $150 from his account. They now have $300 that my boyfriend could put towards another apartment deposit, but neither property management, corporate, or their debt collection agency will return any calls or attempt to troubleshoot the obvious miscommunication within their company. We showed up to the leasing office again today hoping to clear up the issue, and no one was there. Another tenant was waiting outside complaining about not having hot water for over a week. When someone finally pulled up to the office, she told the tenant, “well some people don’t even have water so…” ??? Not sure how that helps her situation. She then proceeded to tell my boyfriend she didn’t know how to help us and directed us to yet another phone number.We are bending over backwards trying to get a refund while University Oaks points blame in any direction but to themselves.Save yourself the time, money, stress, and energy and DO NOT EVEN CONSIDER this apartment complex.
