9pm the night before closing they call my husband and tell us they screwed up the loan and we aren't getting it.I was 5-6 months pregnant, had a 13 month old, packed the entire apartment which our landlord had already rented to somebody else and this was days before Xmas..We lost our $3500 earnest money that we had to pay the seller, as well as around $400 for an inspection.This was devestating for me. We had days before Xmas to find a rental home to move to or we would have been homeless.We are VA loan eligible and this company should have told us they didn't know how to do VA loans.9pm the night before closing! are you kidding me?

We had the absolute best experience with Debbie Bennett. We searched for the right house for a long time and Debbie was so helpful, informative, responsive, and supportive during the process and made buying our first house so accessible and easier process. We are so glad we had Debbie to support us during our house buying experience and if we were to buy again we would not hesitate to work with her again.

Chris Wilson is an exceptional professional. The process of obtaining a loan can be stressful but Chris made the experience a pleasure. He is responsive, knowledgeable, and easy to work with. The absolute worst experience. No one returns calls or emails and there is no way to leave messages for the contacts provided.It appears to be a very shady operation. I encourage others to think before doing business with this entity.

Great experience throughout the process, but we keep getting bothered by their Mortgage 'Insurance'. we got several scam letters in the mail to buy additional insurance, lucky we saw through their scam. But someone called on the phone to come to our home to discuss this further! Beware! This is a scam! I'm sure old people fall for it all the time, that's why they do it in Florida.

I can't believe that my Lender sent me to them and I have $700k in the bank, with a 740 credit score, with a $4 million dollar real estate portfolio which is free and clear, that they turned me down for a $247,000 real estate loan. I have 24 months of bank statements and double digit monthly income. They suck! Point blank period.

I closed on a condo about two weeks ago. I waited awhile to post this as I was too angry following the closing to rationally post a review–without anger as my motive. I also waited until they sold my loan to another company (which I knew they were going to do as it was in the contract). If I was to go into everything that went wrong, this would be a lengthy review. But, I will just sum it up as this: I knew very well which home loan I would qualify for, so I reached out to AO directly. However, I would be punished for that decision every step of the way. They pulled many "bait and switch" techniques, ignored many of my concerns, did not follow directions, etc., The icing on the cake: At closing, the title company and my agent had some legitimate questions regarding the loan terms and were questioning some of the details. I called the AO loan rep and he proceeded to yell at me, my agent, and the title rep as we tried to clarify some of the terms. I had to mute him for a while as we all were baffled about his attitude and I had to personally calm myself down before I told him off. This was very unprofessional and we all agreed that he was a complete tool. My agent, the title company and I then proceeded with the closing. After that incident, we all agreed that we would never, ever recommend Angel Oak to anyone. So, if you are considering Angel Oak, BEWARE. And if do proceed with AO...and you get a someone with the initials B.M. as a rep from a southern state....RUN! I do not believe in saying their whole name on here, but I think that's all the information I can comfortably give without doxxing the rep. I will state that is far more consideration than they gave me during the whole process and closing.

I would not recommend this company. I applied for a preauthorization for a loan. They ran my credit (which is very strong) and then never contacted me again. I called over and over again and could not get anyone to call me back. If I wasn't approved, then someone should have contacted me. And someone should have returned my phone calls and messages. This was absolutely the worst customer service I have ever dealt with.

I am extremely disappointed with the service and communication provided by Angel Oak Mortgage Solutions. It is clear that they do not prioritize timeliness or understand the importance of meeting deadlines. As a real estate agent in Naples, Florida, I have worked with other lenders in 2022 and did not experience the issues that we encountered with Angel Oak Mortgage. They took an excessively long time to process the loan and seemed to only start working on the file at the last minute before closing. They were also poor communicators, remaining silent for weeks before closing and then bombarding my buyer with multiple conditions on the day before closing. Despite my client's efforts to meet these conditions, Angel Oak Mortgage Solutions ultimately denied the loan, causing unnecessary stress and hardship for my buyer. They sold their home in anticipation of closing on time, leaving them homeless on the last day of the year and struggling to find alternative funding and housing. I strongly advise others to read reviews and avoid working with Angel Oak Mortgage Solutions if they value timely and professional service. Their lack of efficiency and regard for deadlines is unacceptable.

Really disappointing experience with this mortgage company!!! We began the mortgage process with Angel Oak in Charlotte and Bill Goodwin, who is fantastic. However, the Charlotte branch was closed down and we had to deal with the Atlanta office. We were assigned a new contact, Sherry VonKlitzing, and she was the most unprofessional and unresponsive person I have ever dealt with when buying a new home. At one point in the process, we were concerned that we were not receiving updates and neither was our closing attorney, so my wife sent Sherry a message to ensure she had the correct contact information for the Closing Attorney, and she replied: "We are fine with contact information. Please let our departments do its job." WOW! I am sorry that a customer got in the way of you doing your job! I hope these people can find a job where they don't have to rely on customers for business, and they can do their job unencumbered by pesky "customers" getting in their way. I don't know what the future is for this business, but I would advise anyone looking for a mortgage to look elsewhere. Customers only get in the way of these people doing their job!

I was floored how poorly and unprofessionally this lender handled our transaction. We were the sellers and the lender locked in a rate for their client, only to realize they screwed up his income information resulting in having to relock the rate about a month later. This caused a mandatory government three day delay in our close. We were buying a new home with those funds as was already communicated to the lender causing us major problems for their lack of attention to detail. My agent, myself, the closing agent, all asked them to send the wire and close before noon because it was already delayed three days from their error. It is then delayed another day because they forgot to count veterans day as a holiday resulting in yet another amendment. Even after all this on the closing day they did not return my calls or emails. Did not send the wire before noon or give a firm update to closer until after noon. Only then realizing they missed veterans day. I literally was wondering to myself if the buyer picked up this lender from Dollar General.

Beware! I worked for six weeks, jumping through hoops and providing countless documents to achieve a loan approval. I paid $750 for an appraisal. Then three days before it what they told me was the closing date, they came back to me and rejected the loan because it is in a “rural area“. either this is incompetence or bad faith, but they could’ve told me this was outside of the criteria in the first few days of the application process.

I highly recommend Julia Head & Angel Oak for any mortgage solutions that you need! She was amazing throughout the year I worked with her during my home search.The home buying process was so easy and the purchase phase was much more painless than I ever expected. This is mostly thanks to Julia and her team, and I'm so appreciative!Not only was Julia amazing, but her entire team (Jasmin & Danyall) were fantastic too during the closing process.Again, highly recommend!!
