I stayed at City Plaza for two years and left in May 2025. Unfortunately, moving out was the worst part of my entire experience here. Weeks after turning in keys, instead of receiving a normal move-out statement, I was blindsided by a debt collection letter demanding thousands of dollars. I never received any itemized list of charges or even an email from the office before it went to collections.
When I called to ask questions, the staff first tried to argue the charges, but eventually backtracked and admitted some were wrong—including “damages” that were already documented at move-in and rent for days we didn’t even live there. That alone shows how sloppy and unfair the process is. Even after removing those, they are still pushing for huge charges like complete flooring and carpet replacement, which makes no sense given the apartment’s condition when we left.
Day-to-day life also came with constant frustrations. Maintenance was slow to respond, and work was usually just patch jobs rather than real fixes. The hallways and common areas often smelled, elevators were frequently out of service, and the “amenities” they advertise never lived up to the price tag (the gym was outdated and broken equipment sat unfixed for months). On top of that, pests were a persistent issue no matter how many times we reported it.
The security staff made things even more uncomfortable. Guests, food deliveries, and rideshares were often harassed over the smallest things, creating an unfriendly atmosphere in what was supposed to be our home. Instead of making residents feel safe, it felt like they were picking fights.
City Plaza has a great location being close to GSU, but management and operations ruin it. From neglected maintenance to shady move-out practices and poor communication, the entire experience left me feeling cheated and frustrated. If you’re considering renting here, my advice is simple: take endless photos, save every email, and be prepared for headaches at the end. Better yet, look elsewhere.

I lived at City Plaza for 2 years and moved out in May 2025. I thought everything was fine until, out of nowhere, We got a debt collection letter saying I owed thousands of dollars. No email, no call, nothing from the office beforehand — they went straight to collections without ever giving me a chance to see or respond to any charges.
When I pushed back, management argued with me and tried not to admit their mistakes. Later they finally admitted they had wrongfully charged me for “damages” that were already documented when I moved in, and even for extra rent days when I had moved out on time. They removed those charges, but the fact that they tried in the first place says everything. Even after fixing those errors, they’re still demanding thousands for full flooring and carpet replacement when we left the place in good condition. I even have a move-out video showing the condition of the unit. If you’re considering City Plaza, please be careful — they will try to stick you with charges when you leave.
To make matters worse, their inspection wasn’t even done until almost two weeks after I moved out, and they never gave me any written notice of charges within the normal timeframe. Instead, they dumped the whole thing on a debt collector. It feels like a shady way to squeeze tenants after they leave, and from other reviews, I’m not the only one this happened to.
Living here also came with constant problems. The apartment had a serious pest issue from the start that was never resolved no matter how many times I reported it. And the security guard was rude and unprofessional — he would confront my guests or rideshares even if they were just waiting for a couple of minutes, making visits stressful and unpleasant. At times it felt like he was looking for reasons to start arguments.
I want to be fair — in my first year, before management changed, I actually enjoyed living here. Ms. Alline was professional, kind, and helpful. But after she left, things went downhill fast. Management blames tenants and past staff for everything while piling unfair charges on people who are moving out.
The apartment itself could have been a good place to live, but the way they treat tenants when you move out is stressful, dishonest, and exhausting. If you’re looking for housing in Atlanta, there are better options nearby that won’t leave you dealing with this mess.

Remy and the staff at City Plaza are top tier. Since day 1 they have met every need and concern with urgency and the respect it deserves. From the office staff to the maintenance staff to security, City Plaza does it the right way.

Firstly moved here in may process was easy and fast at the time alline was here and she was great helped so much …. Now ramiz is here and ong he makes stay at city plaza even better his energy will do can do attitude communication and just overall genuine and passionate energy has really added to the atmosphere… Mr shadow the security keeps me feeling safe … so far loving it here

This is my second round here in Atlanta. My deciding factor to return was always based on if city plaza apartments had a unit available. I’ve since returned and I must say I love both the old crew and newest agent Remi.
He literally helped me by killing a spider on a Sunday morning after being trapped in my room for hours watching it making sure it didn’t move until I found help. He happened to be working and came through for me. Completely not his job but he went above and beyond and I am completely grateful. Besides that he is always helpful with a good attitude.
This is a great place to live hands down. Security parking is nice, office answer the phone your call sameday, if not the very next business day, response time to maintenance is A+.
The only thing i wished improved was the elevator access being fixed to the parking deck. which it is separate from the apartment but need to be communicated to the parking company to be fixed considering atlanta city officials take all the parking spaces during the week mornings/afternoons from residents. Secondly, cleaning the trash chutes rooms because we all know adults can be nasty. I hate to throw my trash out at times. By the way I’m sure they’ll have this done since never expressing this before. I will give them a chance for that to improve. Other than that everything else is great.

~Mismanaged, Overpriced, and Unprofessional – Think Twice Before Renting~
I initially sent my review directly to the leasing office via email in hopes that my feedback would be taken seriously and used to improve the experience for future residents. Unfortunately, I never received a response. Instead, I was met with complete unprofessionalism. Nearly three months after moving out—without any final statement or notice—I was suddenly sent to debt collections.
When the charges were reviewed with them, the total had to be “readjusted” due to mistakes, which only highlighted how chaotic and careless the process was. Many of the charges were supposedly backed by close-up photos said to be from my apartment, including claims that the entire carpet or flooring had to be replaced. This was difficult to believe given that the apartments in general are not well maintained—units are handed over in poor condition with dirty carpets (sand, rocks, earrings, even small elastic bands), dusty windows filled with gunk and spiderwebs, and neglected maintenance. It felt as though upgrades or upscales were being done at the expense of former tenants.
This was incredibly disappointing, especially after being a resident at City Plaza for two years. When I moved in, the apartment was not properly cleaned. The rent increase last year also came with no noticeable improvements. Amenities like the gym remained neglected; a machine was missing attachments, and when I asked about repairs, I was told it was “not in the budget,” even though the fix would have been minimal.
The pest problem was another serious issue. Cockroaches persisted in my unit until the very day I moved out, despite multiple reports. And while some leasing staff were professional and helpful, the same cannot be said about security. One particular security guard was consistently rude, unprofessional, and hostile—yelling at residents and guests, arguing with delivery drivers, and even confronting me for standing outside briefly to say goodbye to a friend. His behavior made me and others feel unwelcome and uncomfortable in what was supposed to be our home.
City Plaza markets itself as a luxury apartment, when in reality, it isn't—units are poorly maintained, amenities are neglected, and residents are treated unfairly when issues arise. It might have potential, but professionalism, communication, and respect for residents are clearly lacking. Sending a loyal tenant to collections without proper notice, making mistakes in the final charges, and trying to shift renovation costs onto former tenants speaks volumes about their priorities. I would strongly urge anyone considering this complex to think carefully before signing a lease—especially students, as there are many better apartment complexes available with almost the same, if not lower, costs.

I love city plaza.. (UPDATE).Rami (i hope I'm spelling it correctly) is so pleasant and welcoming, always there to help with a smile on his face. CITY PLAZA STAFF IS AMAZINGLY COURTEOUS AND HELPFUL, I ALWAYS FEEL WELCOMED WHEN I ENTER THE LEASING OFFICE.

Having lived here since December I must say I’m sincerely pleased to call the City Plaza Apartments home. Being downtown within walking distance to the underground and train was a major factor for us, but the staff has really set this apart from every other apartment we have ever stayed in. Very personable and all maintenance request are handled quickly and efficiently. Great amenities that really serve the working class community.

I lived in this establishment for 4 years. When I moved in 2020 for school, it had everything I needed: close to campus, decent size, and reasonably priced. But over time, these perks didn’t outweigh the building’s decline in quality—especially with rent increasing yearly.
The decline started with the management company change. Communication became frustrating; they lost my emailed documents multiple times, once blaming me and resulting in a late fee. Alline was the only person I’d see in the office consistently for the first 2 years; she was always kind and efficient, but after she left they shifted blame onto her for several prior mistakes.
Maintenance requests were easy through the app, but the original maintenance man entered my unit without permission—despite me explicitly asking him not to. As a woman living alone, this was terrifying. I had to buy a security stopper, which they then complained about. Thankfully, the newer maintenance tech is more professional.
Parking was never included, and fees kept rising; there is also an increase for more than one vehicle per apartment. No guest parking. Even when paying for street parking, tickets were common and appeals slow. Street spaces were reduced drastically in the past year (from 8 to 2).
The building has amazing on-site security (shoutout to Mr. Shadow) which was a huge plus given the area; and a key fob system, though it glitched often. Packages were frequently left in the lobby despite lockers being available—several were stolen. Elevators broke constantly, sometimes for months (I lived on the 5th floor).
In 2022, a water bug infestation lasted months despite pest control access. Trash overflowed, and chutes were often closed, worsening the issue.
Two major emergencies (a fire and pipes freezing leading to bursting) led to evacuations due to flooding. The staff handled both poorly. Post-flood, the building remained damaged for over a year. Renovations were slow, safe stairwells locked, and the only open one was literally falling apart. It was extremely unsafe. We were told to complain to the city ourselves because the building is city-operated. We incurred mold in the ceiling (living room and guest bath) and when reported to maintenance were told it could be “fixed” by painting over wet spots.
Move-out was a nightmare! Despite verbal and written notice, they tried charging us a full month’s rent for being “late.” We were also told we’d be charged for minor things like leaving usable items in the hall ($250)—something previously encouraged. We were never treated or talked to this way disresepctfully until after signing our notice to vacate. I fully expect false damage charges despite documenting everything; (holes from tv mounting which we got permission for and filled upon move out) and chipping paint which isn’t uncommon for as long as we were tenants. I also paid a flex deposit (less than first months rent yet non refundable deposit) for this very thing and was told upon move in it would cover said minor damages which they have to fix for the next tenant regardless.
I moved in feeling hopeful and would’ve rated it a 4. I leave giving it a 1. Unless this place is your last option, stay away. I’m so thankful to finally be moving out!

The rental process was seamless. The staff is attentive, and friendly. The property is secure—AND the location is on point. 10 out of 10 especially given the cleanliness, flexible rates, convenience in location, generosity of the team, and expediency of maintenance.

Ms. Saundra Phemes is phenomenal, from the moment I walked into to the leasing center not only did she greet me with the most welcoming greeting, she took the time to really give me all information about the property, and wanted to learn a little about myself. Aileen was an amazing tourist and very knowledgeable as well. These ladies both have made my decision to select City Plaza a no brainier. I'm looking forward to being a future resident.

This review is specifically for Asset Living's maintenance department for City Plaza Apartments. With respect, I'd like to leave a review for City Plaza Apartments at a later time.
I put in a request for loose faucet handles that were causing vibrations and a loud whining noise in my kitchen and bathroom. Not long after, I got to speak with Ludin Arias who knew the problem right away. He is - by far - the best maintenance serviceman we've had. Ludin is knowledgeable, friendly, respectful, and hard working! I feel better knowing that he's on the team that services City Plaza Apartments. After just a few minutes of replacing some parts, my sinks are more responsive than when I moved in! Thank you again Ludin!
