For a leasing agent to show up to work 40 minutes after they were supposed to be at work and then move nonchalantly is beyond me. This is exactly why Greystar and all the other apartments in the metro Atlanta area get a bad rap. Not only did she show up late, she had me a perspective renter, Amazon, and a women hosting an open house waiting on her. I got there 20 minutes before one then sat there for another 10 minutes for this woman to show up with another car trailing behind her clearly pissed off. The guy gets out goes to the door pulls on the handle, then is running his mouth at her for the keys. She’s moving extremely slow. The woman hosting the open house pointed out that the young lady was the lease agent, and I guess wanted me to stay but I was so upset after all of that I left.
At 5 minutes to 1:00 I went to the door, rang the bell twice.. eventually I got back in the car and the women hosting the open House spoke to me. Yall love to penalize people if they’re a minute late for a tour but the leasing agent can show up whenever! I’m very disappointed and very disheartened at the unprofessionalism of the Resident at Vinings. I really wanted to tour these apartments. I know that she was supposed to be there at 12:30 because the woman doing the open house told me she was supposed to be there at 12:30 and left her waiting! I also left all a voicemail while waiting… no phone call returned yet. the amount of trash overspilled with caution tape around should have been an indicator. I have several emails confirming my appointment and will be letting corporate know.

Honestly I’ve been here since 2021 before they were brought out by the new company & it was so much better before since the new crew has came maintenance has been even worse they hardly come to do anything office crew never calls back doesn’t answer the phone I kids you not you can be in the office call the phone & nobody will answer gate has been broke forever & now water & sewage prices have raised without any type of warning honestly might be my last year don’t really recommend moving here unless it’s close to work or something but really just a headache
So update 2025 someone ran into my home with a car grateful another apartment was available but I’m traumatized for one having to see the person who really did it every other day like why is she still here ??? then getting the in around mind you nothing was my fault but I was charged a $500 security deposit & I haven’t gotten my security deposit back first I was told an email would come so I could do direct deposit never came then I started calling and asking someone said it was sent out on the 16th in the office called back again was told it was mailed out on the 23rd still no check in the mail oh and the new building I’m in constantly smells like weed & my child has to walk in that everyday if moving wasn’t so damn expensive I would probably leave the neighborhood use to be decent now just a lot of non sense I mean I pay basically 2000 like you would think a loyal renter would matter like if it wasn’t for the couple maintenance men that are truly helpful & kind I’d be completely over this & stop saying call y’all need to call me at this point & stop lying about MY MONEY !!!
So yeah I’m over it been getting lied to constantly I’m guessing I’m not getting my security deposit back because the person over it won’t even talk to me said she reached out but how do you only reach out about a check in the mail I’m sure there is a tracking number to make sure someone else hasn’t cashed it I’ve tried talking to other people & the manager is never available but be running out the back door constantly so they don’t have to be bothered at this point I shouldn’t have to keep reaching out especially when EVERYONE in that office know what I went through & that I am not paying a new security deposit I been here longer than most of them have worked here but aye this is Greystar now & I haven’t heard anything good about this company even one of my neighbors are leaving because they know mold is in their unit & trying to go up on they rent this is very sad really beware of this place the low rent get you at first but then they start adding new charges & fees each year like this is an Grade A community when it’s not can do sip & paints free breakfast sandwiches but everything falling apart constantly from the staff to the apartments

Absolutely do not move here unless you have too. I have only been here since the end of June and have already been lied to directly to my face about having my shower fixed. Just this very morning I had a couch delivered and it was stolen. They fob for the package room has been broken for the entire time I have lived here. I know of MULTIPLE residents that have had packages stolen. They have not gotten around to having the door fixed. The people at the office are absolutely useless.

This property has been a complete nightmare. I do not even know where to begin.
For one, I have been having a slant/dip in my dining room floor for going on 3 years now since moving into this property which is affecting not only my unit but my neighbor's ceiling under me as well. Of course, the maintenance staff said that there was nothing that they could do and the leasing office stated that they would move us into another unit which would not suffice being that this community does not offer any type of amenities for the residents, the animals that roam freely in the neighborhood, the lack of compassion and empathy from the leasing staff, renters safety being jeopardized due to the gate always being broken resulting in thieves stealing not only mail but personal packages out of the amazing package hub, and many more occurrences that have gone unnoticed.
The hidden fees that are charged monthly without clear communication with tenants until the 1st of the month roll around. The emergency maintenance team does not care to come out in case of an emergency but allowing their children to drive the golf carts after work hours, the water being shut off at least once a month.
My closet has now completely collapsed and my belongings have been damaged due to this after inserting a maintenance request maintenance has still yet to come and attempt to assist with the issue resulting in me packing my clothes in boxes because I have nowhere else to store them. But when I communicate that I would like to break my lease without penalty they inform me they are unable to do that but can move me into another unit, why would I want to continue to reside somewhere and pay my hard-working money in this economy for a property who doesn't prioritize their resident's safety? This has taken a serious toll on my mental health and my daughter's as well. Not to include that my entire apartment is now shifting and no one seems to care.
DO NOT WALK, RUN AWAY FROM THIS PLACE. Rent might seem affordable at the time but you will pay for it later. Pay the strength somewhere else with a renovated and compassionate leasing team and units that do care about their residents.
Sadly, this isn't even all of the issues that come with this place but it's not even enough time in a day to further elaborate on all of these issues.

While the community isn't the newest, the units are acceptable; however, it's the poor communication and inaccurate representation of each unit, the community and unit amenities, and the basic necessities of the units and community that will lead us to not renew with this community. We've been here for less than one month and have issues with our HVAC, plumbing, water heater, pool, and mailboxes, to name a few.

Edit: I have been here 2 months so far. I still like the community however there were things that were not disclosed to me. Namely that there is no access to USPS on site. After my 3rd or 4th day I went to the mail house only to find all the boxes were open. I sent an email asking where I retrieve my mail from. I was told the mail has to be gotten from a mail transfer station. At times it was very frustrating and time consuming not to mention having to leave work early to arrive at the posted hours. On Friday's in particular the place would be closed up before 5 pm. I ended up renting a PO box and let me tell you that was also very frustrating. After 2 months I am still not sure I am receiving all my mail.
Another thing, unless you are paying top tier rent for your apartment it most likely will not look like the model. When I asked questions about what a less expensive unit would look like I was told the only difference would be the cabinets. The cabinets are brown but they show their age. In the unit I'm in the vanity in the bathroom is stained. The microwave is above the kitchen sink. When I asked about it on my walk through I was told they are all like that. I don't know if that's true, but there is plenty of room above the stove so I don't understand why it's there. Make sure you see your unit before moving in. I looked at several units before I found one that I liked. The first one was unacceptable to me and it required looking at many others. Maybe I'm too picky. There have been other maintenance issues in the unit as well. I haven't met many residents, but the ones I have met are nice.
It is a nice community. I only toured and am not currently a resident.

Overall, I have a good experience living here. There have been a few inconveniences, such as a lot of issues moving in, the gate not working for over half my time living here, no mailbox key for 3 months, as well as getting an eviction notice due to an office error. I love the space and it's more affordable than other places. I haven't had any major issues with my unit which has been nice as well.

Lovely location… terrible management. Moved out in February and still have yet to receive my deposit back. Kept getting the run-around and still to this day, no returned voicemails or anything. Truly saddening.

Ja'Von, the Assistant Community Manager, has been nothing short of fantastic throughout the process of exploring available units and finding lease terms that work for us. We aren't residents (yet!) but I'm so appreciative of how diligent and responsive she's been.

current resident at residences of Vinings, property has not been updated , gates JUST started working in the 4 years I've been here which you can clearly walk around so there really is not real security in them.They have fireplaces in t most of he units but no sprinkler system or fire extinguishers except for one in every breezeway that you have to crack open. As old as these buildings are, this a fire/lawsuit waiting to happen. The police on site are always detaining randoms at the front of the property. The My rent has gone up 100 dollars every year yet no renovations are being made to my apt . Although it is a non smoking complex. my neighbors and other residents are always openly smoking on their patios and in the parking lot area. No documentation of filter changes or fire alarms being tested. AND TO TOP IT ALL OFF WHEN I ASKED FOR A COPY OF MY LEASE FOR THIS CURRENT YEAR, THEY SAID THEY HAVE NO RECORD OR DOCUMENTATION OF IT. So, Jorge Beltre the "current" manager told The resident services coordinator Brittany to give me a copy of my lease from last year 2022-23to explain the fees and protocols for my CURRENT rental agreement. I said that would not suffice since I wanted my lawyer to review it . That I needed a copy of the one from this year, and she asked me to look it up in my email. If they do not get this together, I will definitely have to take further action towards headquarters. How do I know they are even charging me the correct monthly rent based on a non-existent lease? insane.. my advice.. RUN! The only reason they get away with this is because they are the cheapest complex in the Vinings area. It's a shame they take advantage of paying residents who are hard working..smh
