I had a great experience touring this apartment community. The property is beautifully maintained, and the floor plans are spacious with modern finishes. The leasing team was professional, knowledgeable, and made the entire process easy and informative. The location and amenities really stood out, and I can definitely see myself living here. Highly recommend scheduling a tour.

I recently toured this apartment complex and was very impressed. The property is clean, well-maintained, and the apartments are spacious and modern. The leasing staff was friendly, knowledgeable, and took the time to answer all my questions. The community amenities and overall atmosphere made a great first impression. Definitely a place worth considering!

I’ve be a resident at trace for almost a year now I would like to say it didn’t start off good at all it was actually terrible lol but when Ram Came everything started to get better my apartment now feels like a home thanks to the new management !!So if u were planning on moving or touring trace u should give it a shot !! And become a new resident here

I have been a resident at Trace Midtown since 2017 and have experienced many management changes. I am thoroughly impressed with the new team from RAM! From the leasing agents, to the Facilities team, and the Concierge desk-it has been a top notch experience which makes me glad to call Trace my home!

I have been living at Trace going on 3 years and I have to say, since RAM Management took over, things have gotten so much better! Management is so friendly, responsive, aware of on-going issues and are working hard every day to fix these issues. Let's walk through the building:
1. I used to live on the 12th floor and now I live lower but would not trade my apartment or view for anything. The location of Trace is what sold me in the first place. 3 blocks from the Fox, 10 minute walk to Piedmont Park, restaurants, shopping, you name it, it's here.
2. Yes, there is a dental office that opened in the front of Trace. BIG DEAL. For those that complain about parking being taken up, bull crap. You should not be parking outside the concierge anyway. If you did, it's because your too lazy to go through the gate and park.
3. I see comments about trash and smell on their floor. If people would STOP putting boxes down the chutes, the chutes would not get clogged thus there would be no smell. If you break down your boxes and take them down to the first floor like your supposed to do then everyone would be able to dispose of their trash like adults.
4. I loved that they had the parking garage floors pressure washed. Was it perfect no but it was more than the three previous management companies did. And it probably would have been better had everyone moved their cars off each floor like they asked.
5. Yes the gates break but only because someone has gotten impatient and they hit the gate or someone is driving a moving truck and can't drive, so they hit the gate and break it. Accidents happen. Try to be more patient when going through the gates. Take your time.
6. I love the gym. It has great equipment and is kept clean.
7. The pool is excellent and a nice place to relax. So is the zen area. Great for cooking out.
Management can only do so much but it all comes down to those living here to act like adults and be cognizant that there are others living around you. Be nice to others and they will be nice to you.
I would definitely recommend Trace Midtown. It is a great place to live.

To future residents
0 out of 10! Would not recommend. I’ve been living here going on 4 years now and recently there has been a major decline since RAM. I’ve spoke with several tenure residents who feel the same and are leaving because of the new property manager.
1. The new dentist office below opened parking for retail which now brings in safety concerns because anybody is allowed to park there which I’ve now witnessed drunken people and fighting. We used to have security at the entrance that only allowed resident parking.
2. We can all sense the nice nasty snooty attitude the property manger gives us. Which is why they are loosing tenure residence that have been here longer than me.
3. This is far from resort styled. The amenities are horrible. The grills barely work. They took away the tvs in the large areas that people actually used. Took away the computers which was actually pretty convenient since we had quite a bit of students living here. The patio tvs don’t work. No point in the gym it’s not geared towards woman at all, and way to many bikes. I’ve never seen anyone even use the bikes!
Oh and don’t get me started on the stench of the hallways. We have valet trash why would you cut a budget that allows for hallway plugins. In world where you can be anything bffr!
I’ve been touring properties for the last month and noticed other complex’s actually host real events for their residents and update their amenities to realistic spaces that would actually be used. Trace used to host events before this take over.
And why am I writing this review because management does not respond to concerns via emails. I sent a concern in on 10/9, that was not addressed.

I recently toured Trace Midtown and was completely blown away by the management and team. This property has immediately landed on my top two choices list, and that is entirely due to the incredible staff, specifically the manager, Megan, and her fantastic employee, Tamika.
From the moment I walked in, I felt a truly high level of professionalism and warmth. What truly set this experience apart was Megan, the property manager. She didn't just stay behind her desk; she proactively stepped out of her office to introduce herself and personally welcome me to the community. This simple gesture instantly made me feel valued.
Megan's genuine warmth and dedication to hospitality are palpable. She managed to make me feel like Trace Midtown was home already, just in a single visit! That is rare and speaks volumes about the culture she cultivates.
Huge shoutout again to Megan for her leadership and incredibly welcoming demeanor, and to her wonderful team member Tamika, who also provided fantastic service throughout my tour. If you are looking for a community where management genuinely cares, Trace Midtown is absolutely the place.

I recently toured this community and was very impressed. The management team was welcoming, knowledgeable, and genuinely attentive throughout the visit. The amenities are modern, well-kept, and thoughtfully designed — definitely a standout compared to other places I’ve seen. The location is amazing with easy access to dining, parks, and transit. Based on what I experienced, this seems like a high-quality place to call home, and I’m excited to consider it for my next move!

You know, I used to love It here! Lived at Trace for over 3 years! The units are beautiful, and everyone was amazing UNTIL the new leasing manager got here. Her name is Meghan and she unnecessarily makes everything so difficult with an unpleasant, condescending undertone.
I’ve had a leak in my bedroom (structural issue) that causes leaking with heavy rain and it’s still not fixed after several emails and conversations… not to mention how she treats my guests when they arrive here. Absolutely unacceptable.
I will absolutely NOT be renewing this lease. I would look elsewhere.

Management recently added a dental office in a separate space connected to the building, and while that’s not a problem in itself, the decision was made without any resident input or notice. What’s frustrating is that the office now shares the same parking area as residents, which already feels limited during busy hours. It’s another example of how big decisions that affect day-to-day living are made with zero transparency or communication.
That same attitude shows up with amenities closing at 10PM, even though residents pay high rent for what was advertised as “luxury living.” It seems like every policy change is made for management’s convenience, not the people who actually live here. No one’s asking for control — just basic consideration and inclusion before changes that impact the community are made.

Ever since RAM Partners LLC took over management, the most basic part of living here — throwing away trash — has become a nightmare. For weeks at a time, both trash chutes have been completely backed up, all the way to the fifth floor, leaving residents with no way to dispose of garbage properly. Walking down the hall feels unpleasant, and it’s honestly embarrassing that this kind of issue is happening in a supposedly high-end apartment complex.
What’s most frustrating isn’t just the problem itself, but the way management has handled it — or rather, hasn’t. There’s been no clear communication or timeline for repairs, and residents have had to find their own workarounds just to deal with basic waste. It’s disappointing to pay this kind of rent and not have something as simple as a working trash chute consistently maintained.
Beyond the inconvenience, it’s a serious sanitation concern. The smell lingers in the hallways, and trash bags sitting for days attract pests. It’s unacceptable that this has gone on for so long without a real fix. It makes residents question whether management is even present or aware of what’s happening inside the building.
I’ve lived in several apartments, and I’ve never seen something this poorly handled for this long. The building itself has potential, but under RAM Partners’ management, basic maintenance and resident care seem like afterthoughts. If this is how they handle essential services, I can only imagine what future issues will look like.
