This will be my last year living here. My packages continue to get stolen out of the mailroom and I'm fed up with hearing there's nothing they can do about it. The new management is horrible.

RAM bought the District and it’s gone down hill since unfortunately. They are money hungry and don’t care about the residents like the previous owners did. They want us logging guests now and paying for extra parking once our “allotted guest hours” are up? Are we gonna get a curfew next? The District is all about community and they’re taking that away. It’s a shame to see the place I used to love change so fast because of RAM Partners. Would not recommend.

New management company has added so many fees. Parking spots by the door are now reserved for a fee, the previous management company didn’t charge a parking fee and now there’s an additional $35 parking fee, pest control doubled in price, valet trash went up to $35, they added a common electric charge that’s another $25 fee. It’s ridiculous. Leaving once my lease runs out. New management added too many fees to continue living here.

The complex got bought by another money-hungry corporation. Don't get me wrong, the staff are lovely and pleasant. But I've lived here for three years now, and new management has implemented "reserved parking spaces" (not even handicapped spaces) for people willing to pay extra to walk less to their apartment buildings. It's ridiculous. The parking lot already seems to be at maximum capacity and with more people moving in, the walk from the parking garage to the 3000 building (which is further than necessary) will have to be a norm. I'll give a better rating if they put in a new parking lot, or even just more parking spaces. It's really not fun looking for parking when I just want to get home, especially paying $3000/month. Every spot should be reserved for residents at that point.

Love the community, my neighbors and shared spaces (most of the time). Trash in exterior receptacles overflow and are not attended to. While the pool is beautiful, bees are so abundantly bad in summer there are days you cannot go. The parking garage and the entrance to building 5000 3rd floor stays dirty. We’ve been without elevators in building 1000 for a month and this isn’t the first time they’ve been broken. A discount on this month’s rent would be thoughtful.

Great location near downtown Duluth but can be noisy at times since on two busy streets. Staff is great, especially Marcie who is always helpful, responsive and friendly while being professional. Other staff are great too including Katrin, Emily and Mark. Maintenance staff has always been responsive and fixed any problem.

This is the worse place to live. My husband and I moved full of dreams to this place that visually seemed perfect to us. It was a nightmare living there. The people who work in the office are not friendly and two of them are racist. Our vehicle was stolen from the residents' parking lot and we did not receive any cooperation from the building staff. The window of our second car was also broken inside the residents' parking lot. We had issues with the trash.

Way over priced for the square footage. Found a place about 50% bigger for $200/month and in a better location about 7-10 minutes away. Upper management are also completely unhelpful.

This property has a system in place where if you do not meet there credit threshold they kick you from there system and take your fees. I was robbed for $325 and the next day the fee was $275.

Had a tour with Anna. She was very informative and kind. She made sure to answer any questions I had. The apartment complex as a whole is beautiful. Loved the community and tour experience!

I’ve lived here since July 2023 and so far so good. I love my apartment and have not had any issues. I do wish that there were trash cans by the main entrances of the buildings or more pet waste receptacles around the property to help elevate pet waste on the ground. Outside of that, I recommend the community to others

Apartments! Located somewhat downtown Duluth. Difficult or challenging for delivery services to deliver because of the set up regarding parking if you can find any.

I truly enjoy living here. Marci and Katrin are amazing in the office. They go above and beyond for the residents needs!! Great customer service, very friendly. However I have to take stars off for one employee named Anna... she's extremely rude and disrespectful absolutely zero customer service skills. Always has an attitude when approached with anything whether it be on the phone or in person. She chooses not to deliver a message when asked. Unfortunately that one employee will continue to cause a low star ratings. As no one wants to be disrespected and mistreated in a place we call home!
