I lived at Park at Main for 4 years while attending college. It was a decent apartment for that stage of life, but I wouldn’t recommend it overall.
During my time there, rent increased significantly, yet there weren’t any improvements to justify the price. The complex has no real amenities, no gym, no common area (unless you count the leasing office), and the pool was often closed.
One of the biggest issues was valet trash. We were required to pay a monthly fee for it, but our trash wasn’t picked up for nearly two years, even though we put it out on time every single day. We contacted management several times over the span of 2 years, and they told us to reach out to the trash company ourselves. It took two years of going back and forth with management and the trash people before the trash company finally started collecting it consistently. Even then they would still skip days. If it was raining they would absolutely not take it.
We also had a serious bug problem. I keep a very clean home, but hundreds of worms and bugs would get in because parts of the apartment weren’t properly sealed, including around the floors, doors, and windows. I addressed this issue with maintenance, but they only spray for bugs inside if you submit a request and do not have anyone who sprays regularly. This also led to black mold forming above the window and in our hallway which is a huge health hazard.
The landscaping was also poorly done. The landscaping crew would regularly blow pine straw directly at our front door, which was not sealed properly. They could see the pine straw disappearing underneath the door, and it would end up all over our apartment. This was a weekly occurrence and was both frustrating and unsanitary.
Another major issue was the insulation and temperature difference between floors. The upstairs was always around 10 degrees hotter than downstairs in the summer, even with the thermostat set to 67, blinds closed, and fans running. It was miserable. In the winter, it was the opposite, freezing upstairs and scorching downstairs. There isn’t a separate A/C unit for each floor, and the poor insulation made the problem worse.

I was a tenant here for three years, so I’ll start with the pros.
The location is unbeatable (when talking about the Kennesaw area), the buildings are charming, and the interiors are modern. Being able to walk to downtown, as well as the park, and the different events these areas offer was definitely my favorite part of living here. They also do a good job of upkeeping the exterior of the apartment (landscaping, painting). I had positive experiences with the maintenance men, as well.
I will say, though, that although the pool was nice, that was really the only amenity park at main offered (and it had repeated closures this past summer). They had a fireplace/grill too, but they should have at LEAST also had a gym for the amount I was paying for rent. I’ve toured nearby apartment complexes that offer resort pools, gyms, saunas, pet parks, and more.
I also was a tad discounted with the quality of my apartments interior. For example, I had water damage on my wall (confirmed by maintenance), a broken shower handle, a cabinet door that repeatedly fell off the hinges, a poorly insulated upper level (or something that made it impossibly warm), a broken toilet, things of that nature. I honestly don’t expect standout quality from apartments, though. However, the most concerning of these issues was what I presume to be mold that grew above a windowsill in my apartment (I’ll attach a picture).
My biggest qualm with living at park at main, thought, were my experiences with the leasing manager, Caitlin. She was rude and condescending towards my roommates and I to the point where I began racking my mind for a time I might have offended her to cause her to treat me that way. After mentioning it to a few other residents, I learned that they had similar experiences with her. I even inquired about signing a lease at a new apartment within the community, and Caitlins behavior towards me during that conversation/tour was so unpleasant that my roommate and I decided we would be better off anywhere else. Her management was really disappointing and I’m shocked I don’t see more reviews discussing it, but I understand why current residents wouldn’t want to discuss it in their reviews.

Rachel and Caitlin were awesome from the tour to move in. The apartment complex is beautiful and we are looking forward to living here.

I had such a smooth experience applying to live here. Racheal went above and beyond with communication and helping me with what I needed in order to start living here. This was my first time moving into an apartment and Racheal was more than happy to answer any questions that I had.

I rate this a 2 because the apartments are cute and the staff is professional and polite(per my experience) but BEWARE THAT YOU WILL LIKELY END UP PAYING CLOSE TO $200 EXTRA PER MONTH DUE TO FEES! It is my opinion that most apartments include those fees in the base rent but this company doesn’t because I think the price wouldn’t be as competitive and would be too high compared to other apartments in the area. I believe it’s deceptive when signing a lease without realizing that you may be paying several hundreds more than what you originally budgeted for. The owners of this community are allegedly being sued for this issue in another state. Not to mention the only amenity they really provide is a pool and a fire pit. No gym, no community center, nothing. I would not recommend living here unless you’re making $80k+

Park at Main is exceptional, in all aspects. From the staff to the grounds to the communication to residents. Would not only highly recommend, would suggest not landing anywhere till you’ve been here and see it for yourself. There is a reason openings don’t last long.

The management are the worst. Staff are curt when you bring attention to issues. If you have guest for more than a few days at your place. (Your place ) they told me my guest must go on the lease so my daughter can’t come at Christmas to visit for a week from her home in Colorado without being forced on the lease. I had to have back surgery and my sister came for two days and they put a ticket on her car that it will be towed. This place makes you feel like you’re a visitor instead of a member of the complex. Was thrilled to leave. Only move here if you want to be treated poorly.

Cassie was our initial contact with Park at Main and so helpful getting the process started . Caitlin was awesome with the move in and made sure everything went smoothly. We’ve been impressed with how quickly maintenance has checked in after the move

Management is extremely rude here. They don’t respond to emails, and if they do, they are rude and dismissive. The stairwells always have bugs on the ceilings and the windows. There’s always road closings downtown right next to the apartment. Sometimes there’s event parking in the parking lot making it hard to come and go. Do not rent an apartment here.

Update: The management team is AWFUL!! From the assistant manager Cassie to the regional manager Jenny Boyd. First off, I paid my rent on time every month for 15 months. I had to do an extra month due to some miscommunication. I was ONE day late on that extra month. On that first day, they sent me an email letting me know of the late fees. I had not yet responded, and only 3 hours later, they sent me an eviction notice.
Upon move out, Cassie lied through and through on my walkthrough. She stated I had three bags of trash in the apartment and that there was carpet damage. They charged me $50 for the imaginary trash and $200 for carpet damage (please see the photo and decide if that is $200 worth…it’s not)
When my dad and I tried to discuss these charges with Cassie the assistant manager over the phone, she hung up in our face, and then admitted to doing so when we called her back.
Jenny Boyd the regional manager is just as rude and unprofessional. She refused to allow me to speak to her boss concerning these asinine charges. She took her staff’s word over mine when I had video proof.
DO NOT RENT HERE. The apartments are not worth the headache this terrible management team causes.
Also pay attention to the reviews because they all concern management. Their marketing team will go in after each bad review and fluff their ratings with fake reviews, so do not be fooled.

The place its self and maintenance are average at best but the management/ leasing staff are TERRIBLE. They send you emails the day of for pool closures and maintenance leaving you no time to plan ahead. I had them barge in my place at 9 am to check a smoke detector interrupting a meeting. There is a clear no smoking policy but the assistant or whatever her title is smokes cigarettes(and weed) all the time right by the pool and has been caught doing so multiple times. No gates and when someone hit my parked car and I asked to see the ONLY single camera they had in the entire complex they essentially told me to screw off. (im very confident it was the leasing assistant that backed into my truck based on damage to the vehicles) but their lack of willingness to help was beyond rude. Other tenants have made complains about the leasing staff as well. With some touch ups to the pool and a gate or god forbid some security cameras, this place could be nice but there are so many better alternatives within a mile or two that I just cant genuinely recommend this place in its current state if you value customer service and common courtesy.
Edit: it was at two stars but now I moved it to 1. You would think that after seeing the review and asking me to reach out and address the issue that they would have addressed the issue of smoking but considering the leasing agent is still smoking outside and I can smell it inside my own apartment, they clearly have not. Pretty hard to claim no smoking on premises when your own workers are the ones consistently violating the rules.
