My daughter & I have lived here since 2018 & we are in our 3rd unit for the change of scenery & upgraded. We have enjoyed it here. The office staff is great always & my repairs are done in a timely fashion. I have referred few families to come live here including my parents. We love it here

It's a little older and warn but not a bad place to live. Everything you need is 5 mins away or less. The office staff is nice the grounds are clean. The gate is broken 5 out of 7 days but it's generally a safe area! The valet trash, walking path/pond, and the dog park are the best percs

Mike, the maintenance man, was very pleasant and professional. He completed all the repairs that we had requested in a very efficient manner. He did a great job - thanks Mike! We are enjoying our new home here at Effingham Parc Apartments!

Love living here at Effingham Parc. It's clean, nice, quiet and lived that's its a Gated Community Complex. The amenities are very nice and always kept clean. The staff here is very nice and very friendly, awesome staff

Our rent was originally 1600 for a 3 bed 2 bath apartment and there was wall damages and outlets not working. Then they raised our rent to 2100 a month and it's just ridiculous. The appliances are not even new and they always break. The gate is always broken, it can barely stay up 2 weeks at a time. They also over charge you on any damages when you move out. I don't recommend living here. Management isn't very helpful

When my friends told me this was what they were paying almost $2000 a month for I was expecting better than what I pay $700 for. Now they getting charged like crazy on move out for basic carpet cleaning.Hope this place knows the word's going around and is already over the internet. Just moved in. Any issues we had have been dealt with almost immediately! Che’Lisa in the office is the best! Had a few odds and ends that needed fixed in our apartment! Mike Jones came, took care of everything for us! Super nice, professional and quick!

I lived here for 3 years & had no major complaints. The pricing was affordable up until it was time for a renewal this year I started out paying $853 in 2020 and the new leasing price given was $1510 ?? for the same 1 bdr 1 bth, the only updates done over the years was the kitchen light fixtures were changed. My problem with this is the complex is described as ‘luxury’ but has carpet throughout the apt, a white refrigerator & brown cabinets NO STAINLESS STEEL but ‘luxury’ . Washer & Dryer also not included. The exterior is more satisfying than the interior. & The gate is always broken out here. Besides this maintenance is on top of things usually if anything goes wrong. Never had any big problems with the leasing office but Khadijahs attitude is not good she don’t need to be in there ??she don’t like her job & it’s reflected in her attitude . Nonetheless, it’s not a terrible place to stay but it’s not worth over $1000 a month until updated in my opinion.Before leasing here weigh out your options because there are complexes with real luxury ( hardwood floors, stainless steel, working gate etc) that’s under $1510 ???‼️

I pay 1,532 for a two bedroom two bath with a garage to have mold . It was going to be 1,700 if I didn’t stand my ground about a huge mistake in my lease. I have reached out to them multiple times about the problem. Multiple times the mold has been painted over and or cleaned with basic cleaning supplies. Also it’s been weeks since they have not replaced a fire alarm in my guest bedroom. There are wire just exposed.

Khadijah Jackson in the leasing office should NOT be in any sort of customer service position. There was a discrepancy with our lease and when she called to discuss it she was extremely rude and ghetto. When we went into the leasing office to discuss the issue with the manager she threatened to call the police because we were giving push back (not in a disrespectful or aggressive manner) on an amount they we’re trying to make us pay that was incorrect. Her communication skills are severely lacking and I’m not sure how she still has a job.

PROFITS OVER TENANTS' SAFETYTwo weeks after we signed a 15-month lease in an upstairs apartment with this property, my son contracted West Nile Virus and became disabled. He cannot care for himself and had to come live with us. We let them know at the beginning of November that we would need to transfer to a downstairs unit. Since it takes two people and about 20 minutes to transfer him downstairs, being in an upstairs apartment is a risk to his safety. In addition to this, we would normally be able to take a wheelchair taxi to his doctor's appointments, but I cannot get him downstairs to the taxi by myself. Because of this, my husband has to take off work for every appointment. Every time we contacted the management, they told us either nothing was available downstairs or that we would have to pay the current market price for a new apartment (currently $300-$500 more than what we signed the lease for). Multiple units were available but they refused to accommodate his disability and transfer him downstairs without raising the rent. After doing research, I discovered that this was against ADA and FHA regulations. Legally, they must accommodate his disability without charging additional rent/ adding fees. Four months into this fight and we finally were able to contact the corporate office. Initially, they told us that they could only offer us a transfer to our current floor plan at the rate that we are paying (none were available for at LEAST two months). Once I challenged them on this, they conceded that they were able to offer a smaller apartment at the rate we are currently paying, but only one that did not have a garage. There was one available with a garage at a rate of $400 above what we are currently paying. However, if we choose, we could wait another 2 months to transfer to the smaller floor plan. Instead, we are choosing to find alternative living arrangements so that my son can be safe, and live his life instead of being stuck indoors every day because he can't get downstairs.

It's been pretty good here. The staff is incredibly pleasant and very dedicated. Although sometimes things are slow to get resolved, I never get the impression this isn't due to a lack of caring but caused by things like lack of parts that are harder to find these days, and other issues outside of the control of Panther Effingham. That's just a reality.This is our second year here, and though we yearn to have our own place, this isn't a bad "in between" place.

My experience has been good so far. The office staff do a great job at building community spirit, and attending to the needs of residence. They do their best to communicate with residence and keep us abreast with important news and updates. Just like every community, there's always work to be done, but at least there is always an effort towards improvement.
