Zero stars is not an option. I’m highly disappointed with how management treats tenants here. College students shouldn’t have to pay hundreds and hundreds in bills because managements refuses to send maintenance to find out the problem in an apartment. In previous reviews management said they cared about tenants and would like to meet but after meetings previous to the review nothing was done. This has been going on for months with no help from management except a small discount that doesn’t even touch the amount that is owed. I urge you to stay elsewhere especially if you’re a college student.

Since I cannot respond to responses to my review, I am writing this review as a response to Southern Downs' response to "McKinzie Ann's" review. You say, "All of our residents are important, and we are sincerely sorry that you have experienced a problem. We are in the final stages of the Georgia Power audit and are prepared to make the changes necessary." However, this problem has been going on since May 2024 and the issue has not been resolved since. You have made no changes and only offered $50 off of $300 electricity bills. You also mentioned that we could meet in-person to discuss these issues, but we have met many times and a resolution has not been determined.
You've contacted Georgia Power and even they have admitted that there must be a problem with an appliance running constantly, yet you are still trying to make my roommate and I pay the electricity bills.
Just to summarize, Southern Downs loves to claim that they care about their residents, but caring is not making them pay $200-$300 electricity bills for a time that they were not even in the apartment. Caring is not learning from Georgia Power that the reason electricity bills are so high is due to an appliance constantly running and still trying to make the residents pay the bill without calling an electrician to help.
DO NOT STAY HERE!

Do not stay at Southern Downs. Over the summer, my roommates and I were not staying in our apartment, yet our electricity bills were steadily increasing. There is never a reason for our electricity bill to be nearly equivalent to our rent. If you can’t afford hundreds of dollars in electricity bills, I do not recommend Southern Downs.

I just moved here, and was having AC issues after hours and I had class! Luckily Gil was able to fix everything up within the hour and I’m not burning up in this hot weather and I’m able to be comfortable and more knowledgeable about my AC unit. Thanks again Gil!!!

If I could give this apartment complex zero stars I would. If you are new to the Statesboro area, I would highly recommend finding another property to rent from. The staff members will enter the units randomly and without warning, no notice or even knock. The amenities such as the pool, grills, basketball courts, and pond are all gated and locked. They cannot be accessed by any residents, including myself. When I moved in, my unit was extremely dirty. The appliances were also in unworking conditions. My entire building has a massive case of water damage and black mold. I am a really easy going tenant and have lived in a lot of different places. However, I would not suggest this place to anyone.
(Gill, in maintenance has always been respectful and courteous).

Do not move here. The entirety of my lease was a headache. Here’s a list of what I dealt with throughout my lease this past year.
-unit not cleaned or “turned over” upon move in
-accused of money order “bouncing” when paying rent. Money orders don’t bounce…
-plant growing out of the wall inside the apt
-landscapers left a bunch of tree limb clippings outside my front door for an entire weekend
-increased electricity rates, like 3x more expensive
You’re truly better off anywhere else in statesboro..

I just moved in here, and so far it seems okay. The management staff seems friendly and helpful. Overall I’m happy with my apartment, even though it looks a lot better in the pictures. They do not clean these apartments thoroughly at all. There was a pubic hair on the wall in my bathroom and random pistachio shells on the floor. I’ve seen at least 5 roaches and I’ve lived here for 4 days. The circuit box is giant, ugly, leaves a gaping hole where you can see all kinds of wires, and is unfortunately place right behind the bedroom door. I was sad about that because it looks really ugly. Our back glass doors are shattered and there’s glass everywhere, a closet door is broken too. The door to the water heater closet doesn’t even fit the entrance to it, and the main ceiling light in the living room is held up by a clip. Like the kind of clip you would put car keys on. It looks very cheap. Everything looks cheap, even the walls. You can see damages and stains they have painted over. This is all standard for apartment complexes in Statesboro, so it’s not far off from what I expected. The staff seems more than willing to fix anything that’s broken . My advice is to not book this place without touring like I did, thoroughly clean your apartment before you move any of your stuff in, and get some nice decorations because if I didn’t make this place homey, it would be really depressing. The rent is great though! Cambridge is cheaper, but Southern Downs is a lot better quality. I think this is overall a good place to live if you’re in school or just need cheap housing. You just have to be willing to put in the work to make it nice.

I recently moved out of Southern Downs Apartments after living there for 3 years, and my experience with the management has been nothing short of frustrating and unprofessional. If you’re considering renting here, beware of the deceptive practices and lack of communication from the management team.
First, they tried to charge me $150 for not turning in my keys, despite the fact that both my roommate and I turned them in together, signed documentation proving it, and took photos for evidence. After disputing the charge, they removed the fee from my roommate’s account but left it on mine, as if I wouldn’t notice the inconsistency. This shows either complete incompetence or a deliberate attempt to squeeze extra money out of tenants who are moving out.
Next, they charged me for a hole I had already patched myself and had photographed proof of me patching it. They claimed they did the work and filled it, which is completely false. Additionally, they included a $75 charge per roommate-so $150 total, for a singular broken blind that was already in poor condition upon move in (which I have photographic proof of with dates and time stamps) and they never fixed it, further proving they are just looking to nickel-and-dime tenants.
The worst part? They refused to respond to my emails, even though they told us to communicate the disputes via email. When I called multiple times to resolve the issue since email was clearly not working, they claimed every time that the only person who could assist me would be the property manager-who they claimed was busy every time I called, and they said we needed to email her instead of calling to reach her. However, the property manager or anyone else there has avoided responding to any of these emails they keep telling us to send. They then sent an email to me saying any further calls would be considered harassment. It’s absurd to threaten a tenant or former tenant with “harassment” when all I was doing was trying to dispute wrongful charges. This just seems like a tactic to avoid dealing with legitimate complaints.
Overall, Southern Downs Apartments seems to be trying to exploit tenants who are moving out by charging for things that aren’t their responsibility and then ignoring attempts to resolve disputes. If you value your time, money, and sanity, I strongly advise looking elsewhere. There are plenty of other places in Statesboro that are more honest and respectful of their tenants and not purposefully deceptive.

Management and maintenance sucks. They never really fix anything, just a temporary bandaid for the problem. You have to call and email and put on work orders and it takes weeks for a response. Cable is included in the rental contracts and they've taken it. Free internet is also included and there is now a lock on it. Management changes too often so they lose leases. They unnecessarily moved the mailbox to the office so we can now only get our mail during business hours. And they hold on to your packages until they put in their system, when it used to be delivered to your door. Which is why I order packages so I don't have to go any further than my door to get them. Long term residents don't get upgrades or touch up to their apartments but rent keeps increasing. And for some reason there are inspections but these are not subsidized apartments.

I give it a three because currently I’m living as a resident and all though I like living here because it quiet and it has a pretty good environment compared to other apartment complexes, the management team is not good. They lack communication they have little disregard for the tenants that live here. They only handle situations through email but fail to actually answer and deal the dispute that the tenants are having. They need to work on something for sure

Only giving one star because can’t give zero. NEVER sign here. The lease is an agreement to give your rights away!!! They barge into your apartment at all times of the day, only giving a random notice two weeks in advance. No specificity on when they will enter your apartment!! They claim to have amenities, but they are never open. The recent “renovations” to the pool was adding unnecessary grass. There is no filter on the pool, so it is never clean. Apartments have cracks in the walls so bugs and roaches can easily enter. As a broke college student I can easily say this has been the WORST apartment experience I have had!!! Any complex in the area is a better choice. The electric bill has increased to 5x its original price, and they claim it is because “Georgia power increased its rates”. Because of southern downs I will always thoroughly read a lease before signing in the future. I just never expected a place that you pay to occupy to want to steal, exploit, and disrupt my life. These people are some of the WORST ever. AVOID AT ALL COSTS !!!!! They are gonna reply to this and say that none of it is true, but there are indeed no lies in this statement.

Sarah and the maintenance team have been extremely helpful with all of our issues only thing that can be fixed is investing in some new A/C units ??

When I started living here, I had issues with the A/C unit and the apartment getting overheated, the Maintenance staff Justin and Gil (I apologize if I missed anybody) have been extremely helpful and have fixed said A/C unit.
The maintenance staff have been responsive, and easy to approach and talk to, and have checked in after the fix to see if everything is still working as it should.
