If you’re looking to sell your home in the Kankakee area, I would to steer clear of Michele Nelson, Real Estate Broker with Coldwell Banker Realty. She puts on a really great charismatic show to get you to sign a contract with her… she assured us that we would have no problem selling our home quickly which worked out perfectly as we had to move out of state for my job, and also encouraged us to list our house $10,000 above what we knew it was worth only to contradict herself three weeks later. She expected us to do all the leg work- passing out and posting flyers in the community, and making social media posts to get the word out about our listing. We rarely heard from her with updates on what was happening between just our listing in general and showings. And what I’m most enraged about is her lies. I had to find out on Zillow that our home was no longer listed on the market and when I reached out to her she said she contacted both my husband and I about the expiring contract but we never responded. She claims she texted and emailed…which is funny because neither of us received anything from her but I do have proof of an exchange from her the day our contract expired pertaining to a showing- nothing related to our home being off market. As a first time home seller, she has made this experience absolutely awful. I would not recommend her to my worst enemy.

BUYERS & SELLERS BEWARE!!!Please, do yourself a favor and DO NOT WASTE YOUR TIME with Coldwell Banker! There are plenty of other realtor options. Our former realtor, Michele Nelson, was beyond horrible. How she managed to get a job as a real estate agent is nothing shy of a miracle. In November, we put our house on the market. Michele and her giant ego told us that our house would sell super fast and that we needed to list our home for about $10,000 more than I thought we should list it for. When I asked if that would be too high, she said, “Absolutely not. This will definitely sell for that!”Michele then told us, “A lot of people think that this is a bad time to sell, but it’s actually a GREAT time to sell.”3 weeks later, Michele told us the exact opposite.. Michele now said, “This is just a bad time to sell. Nobody is going to showings. And the listing is too high, we need to do a 10% price drop.”To add to Michele’s super ego and contradicting statements, she didn’t do any of the work that came along with the job, she expected us to do her legwork, we constantly caught her in lies, and there was no communication with her.Michele did absolutely nothing to get the word out to sell our home. She has hundreds of friends on Facebook, a business Facebook account, and several social media platforms, but the person who refers to herself as, “Fearless Home Finder” seemed to be afraid to fill her hands with work. Instead of making posts or doing anything to get the word out, she expected us to do that for her. She thought that in the midst of our full-time jobs, we should be the ones making social media posts and hanging fliers to notify people that our home was on the market. Isn’t that what the $3,500 in realtor fees was supposed to cover? As for the lies? Michele told us at the very beginning that she would get us access that would allow us to confirm all Showing Requests that came through the mobile texting service. But, she didn’t do what she said she would. Instead, one day while checking my messages, I noticed she had said, “Hopefully we will have better luck with tomorrow’s showing.” And I looked at my wife and said, “We have a showing tomorrow?!?” My wife then reached out to Michele, and she said, “Well, one of you must have approved it lol.” When my wife told her that we never received a text requesting a showing, minutes later we both received texts of the showing confirmation. Michele had obviously gone in right then and there and got us the access that we were supposed to have had all along. In fact, she lied again today. My wife texted Michele and asked her why our contract ended, our home was taken off the market, and we were never notified. Michele then responded by saying that she had sent us over the paperwork. When my wife sent her proof that we hadn’t received any paperwork from her since December 12, she took up an attitude with my wife. There was no communication with Michele. My wife and I told Michele from the beginning that we wanted there to be continuous communication, so we would know what was going on. However, weeks would pass before we would have to be the ones to text Michele just to hear from her.Our contract with Michele was set to expire on February 1. The day before, there was a showing at our home. My wife contacted Michele to find out how the showing went, and Michele offered up zero information, which was exactly what she offered up every time we had a showing. Michele never knew anything. You would think Michele would have at least said something about our contract expiring later that night and what would be the next step...but nope.Instead, today, I made a comment to my wife about how our contract expired on February 1, and I had forgotten about it. And the ONLY reason I knew what day it was set to expire, is because I was ready to fire Michele in December, but I decided to be professional and wait until the contract expired before contacting a different realty group.STAY FAR AWAY from Coldwell Banker – ESPECIALLY Michele Nelson!

Nick Oosting definitely gets 5 stars. For anyone looking for a new realtor, I highly recommend Nick Oosting with Coldwell Banker Realty. Him and his assistant Abby have bent over backwards to help us with the process of buying our first home. They were very understanding and patient. Being a first time home buyer, they answered all of our questions in a timely manner and any issues we had, they immediately nipped it in the butt.Professionalism: 10/10Communication: 10/10Friendliness: 10/10However, Susan Fisher I wouldn’t trust to sell a burnt down house in the middle of Englewood. She is dishonest in her disclosures and her communication is awful.

Their agent Bud Caruso lies about everything. They lied and misrepresented a building (480 Greenbriar, in Crete, Il) and its a dangerous fire hazard. Aluminum wiring. The WRONG branch switches. They don't match the breaker box. HUGE no-no.Licensed electrician (Lamar Alexander, in Crete, who told me 7 THOUSAND to fix it and update it to be safe!!)They STOLE everything in listing photos. Every. Last. Thing. Furnace is broke. Humidifier. Broken. None of the windows works. Stole all cabinet pulls and replaced w very cheap junk. All lights. All drape rods. All custom drapes. All the slats for the blinds, gone. Bathroom sink leaks into cabinet (you don't SEAL that up??). No showers work.I have a part of a 1.5 million dollar building in Lincoln Park, Chicago (live somewhere 70 years, and that happens). When it's listed, I'll make absolutely sure these scam artists DON'T GET the sale.I never forget, and don't forget, mad customers will go tell EVERYONE how your company ruined their lives. At least 10 people will hear.I've got well over a million views on my Google photos. So enjoy...I'd give it to Drussy Hernandez from CB in Lincoln Park (Clyburn and Kenmore) the day she leaves this brokerage, tho...Now they're trying to steal my EM, too!! Weeks later, I STILL don't have my money back to MOVE on from this horrible nightmare! I'd rather sleep in my car than EVER deal with this company again. The wall, ruined. Sun bleached, I was fine with! Don't touch it! Cheap cabinet pulls after the ones I saw were all stolen. 68 of them!Ugly door levers. These had original starbust door plates. They cost 550.00 EACH on Chairish.Pool table cost money to move. Lol, so it's still there, along with mouse poo in the drawers and on bar shelves. Nasty.Should also mention, ANOTHER agent told me about this SAME situation with this company; where they're basically trying to misappropriate EM and make it WEEKS before victims to liars and scsm artists get their money back!!

Coldwell Banker Realty agents are the best. They are true professionals! I've had the opportunity to work with many real estate agents here and have been impressed by their extensive market knowledge, professionalism, and kindness. Also, the Bradley location is easy to find.

Berry McCracken and his team at Coldwell Banker Reality are top notch. We are clients from out of town and needed to sell our fathers home after he passed away. Berry came highly recommended by local friends and family. So we set up the initial meeting and we were very pleased.Berry came to the rescue and quickly handled "the business at hand" very quickly and professionally. This allowed us to focus on more important things. We had several offers within weeks and closed soon after.Berry was extremely easy to work with and was always available. If you looking for a good realtor look no further. Berry McCracken is your guy!Plus he has the best real estate slogan there is "Start Packin' Call McCracken"!
