We are having a great experience doing business with MHM Properties. We have been tenants since 2021, and they are there for us whenever we need any help from them. Maintenance is always up to date, and the support provided in case any issue appears has no delay. The buildings are well located, well constructed (g sound isolation), and with excellent home appliances. I definitely recommend the company. All the interactions I had with Kevin and Chris were incredible!

This property management company is phenomenal. The building is clean, secure and they are very responsive to any issues that may come up. Furthermore, they show compassion for their tenants and ensure everything in the space is maintained and reasonably new. I have to say this is by far the best place I have ever lived in. They take care of their people and I have never had a single issue arise that wasn’t dealt with promptly and completely. Thank you!

Currently living in 1440 property and I can't say enough how impressed I am with MHM. Not only were they able to accommodate my short initial move-in request early in spring but since then they've been nothing but professional and exceptional in customer service support. My unit is beautiful and modern and very well maintained. One day my key fob didn't work on the buildings new security system, MHM literally had someone meet me at the property around 530am and stayed here until the building security team corrected the problem. My refrigerator broke down, again someone came that evening with A TEMPORARY REPLACEMENT ??. I WAS AMAZED! Every issue I've had, cause things happen, has been met with immediate response from MHM where I was given a time and day for immediate resolution. MHM has been absolutely phenomenal. I am very happy I ended up with them. MHM understands that I got too many other things to worry about...the place I call home should not be one of them.

Overall, I had a great experience leasing with MHM.All of my maintenance requests were promptly resolved during the initial move-in as well as throughout the course of the lease. The team even went above and beyond to coordinate with Volo to rewire and upgrade the entire building's internet after I put in a request, with no additional costs to me.Pricing for both the apartment as well as parking were very reasonable. Electricity and water were billed separately by Ameren and American Water, respectively, but everything else was included.My apartment was only shown about 7 times throughout the course of the lease (mostly grouped towards the first few months), and I always received at least a day's notice. Most of the showings lasted only a few minutes and were all at reasonable times.At the end of my lease, nearly my entire security deposit was returned minus a small charge for mandatory carpet cleaning, which they disclosed up-front in the lease. No other BS painting or cleaning fees were charged.

I just wish I knew about MHM Properties earlier. I have lived in two separate MHM apartments and I could not think of any complaints. The maintenance team is always quick, management team is kind, and the buildings are well maintained. Living space affects your life; MHM apartments made my life in Champaign so pleasant and I wish more leasing companies in Urbana-Champaign were as kind and honest as the MHM Properties. I miss the MHM apartment I lived now that I moved out. It was a great place with lots of sun lights, space, and location for a reasonable price! I sincerely wish MHM Properties the best and hopefully more students choose MHM over other leasing companies.

Our apartment had some issues upon move in, but Chris from MHM's maintenance is very knowledgeable and worked quick to fix these issues. I was very happy with MHM's customer service and maintenance.

I have lived with MHM properties in two separate locations throughout my undergraduate and graduate degrees and could not have asked for a better property manager. Kevin and his team are incredibly responsive, kind-hearted, and willing to make your living experience as simple as possible. The maintenance is top-notch, they have locations across campus for housing and parking, and their online system is simple and effective.Routine maintenance such such as furnace filters, common area cleaning (stairwells, landings), etc. is done frequently and with advanced notice. Their online portal allows tenants to make maintenance requests without needing to call or email, and the maintenance team typically addresses the issue within 24-hours or less. I've never encountered any "emergency" maintenance issues, but I'm fully confident they would respond as soon as possible if that were ever the case.All of the units (even in the older buildings where I have lived) are kept in good condition, and are sprinkled in great locations across campus. Most of their units also have parking, many times covered parking which is great for the winter months and I was so happy to have when I began working off-campus and drove everyday. If you own and use your car, the comparatively low monthly charge for parking is definitely worth the cost. You will pay for utilities such as power and water, however internet is covered by MHM. This is something you should look for around here as large companies like comcast have employed somewhat predatory marketing schemes to trap local students into exorbitant internet prices. Internet speeds provided by MHM are fast and reliable, even during 2020-2021 when many more people were at home all day using their bandwidth to its fullest extent. Very happy with the internet quality to say the least. Trash pick up, sewage, and other city related costs are all taken care of by MHM. Cost of keeping the outdoor areas clean is also taken care of; most notably, MHM always salts their building's walk ways for the winter months ahead of snow storms. This should be a standard, however many property management companies around here fail to do it. MHM has never let me down on this. Every year, if there is snow, there is salt in front of all the doors. This is a great way to keep tenants as they wont be cracking their skulls on the concrete and dropping out of school. MHM is truly onto something here, great work.Finally, their online portal for rent payments, lease agreements, maintenance requests and rent applications is incredible. All payments are made online through their application. It is safe, effective, and highly convenient. I have not seen a property management portal that surpasses it. Cost of the rent itself is also very reasonable, especially when you consider the cost of a similar location and unit, MHM has consistently been fairly priced for the 7 years I have lived with them. Rent will go up by maybe $5 a year per person in the unit and can typically be tracked by the rising city costs (sewage, property tax, etc.), incredibly fair and affordable by my standards.MHM is reliable, consistent, has all the necessary amenities to make your living situation simple, and are just all around good people. My friends and coworkers all have horror stories about their living situations that I cannot relate to. MHM has been incredible from day 1, to year 7. I was referred by an acquaintance I met on a Peoria Charter bus, and so I am leaving this review to hopefully encourage other people to skip all the stress of finding a place to live, nit-picking lease agreements, fighting with the landlords over every bit of maintenance, and just go ahead and give Kevin a call. He will set you up right.

I started leasing with MHM at the beginning of this year and I only have good things to say about this agency. They respond quickly to service requests and the signing process was easy and streamlined. Super affordable and a great leasing agency overall. Also, Chris from maintenance is terrific!

i hate having my own place to stay overthere so i pick city heights magnolia place apartment dale street new Iberia Louisiana 1001 for me to have my own place to stay way more better than that so that way i can stay having alot of fun living and staying by Walmart super 1 and all the rest of alot of them stores across them streets because i would never ever kill anybody

We rented a student apartment from MHM for the summer. Kevin Roberts made it easy and was very responsive to the few small issues that came up during our lease. Kevin is fair and honest. We put in one maintenance request (garbage disposal), and Chris repaired it quickly and professionally.

I’ve never lived here and I don’t know anyone who has, but these people are genuinely kind people. They helped me find security footage of my friend’s accident, and for that we will be forever grateful. If I ever need somewhere to live, I will be looking here. Thank you ❤️
