Update 1: We’re told all elevators have been repaired. I appreciate the repair and communication, but wish It didn’t take this long and a slew of awful reviews and resident outrage.
First let me say, I will continually update this review if/when things improve. There are major issues and inconveniences with this building that you may not notice during a tour. Elevators are constantly having multi-day issues resulting in people having no option other than taking the stairs up to 30 floors. The advertised hot tub has been drained for ages and has no plan of repair, the pool has been closed for maintenance for about a year. We have “accidentally” received at least 4 different fines from the company contracted to manage parking claiming that we don’t pay for a spot, when we do. They send follow up letters trying to collect the fees and it takes us multiple emails to get the false fines dropped. Maintenance requests for your apartment can take weeks or a month to be addressed (But the maintenance staff are very friendly). Retrieving packages inconveniently requires you to sign a form and get the front desk receptionist to go get the package for you. So if the receptionist is busy elsewhere (which is common because they have many responsibilities), then that means you just walked up and down 20+ floors for nothing. The most frustrating thing is there is little to no communication about any of the major issues that arise (such as the elevators). Due to this, I have no reason to believe there is any care about the negative experience the residents are having, or any intention to improve. The priority seems to be to not spend money, rather than to provide a well functioning building and amenities. Also I forgot to mention the front desk staff are super nice.
All that being said, I still love the actual apartment its self. Great location, view, floor plan, heating/cooling. Appliances are solid, walls are thick, balconies are nice. A lot of potential.

UPDATE: The smoking had stopped for about 3 weeks-- it was amazing. Unfortunately, the smokers are now back! I am having terrible headaches from the smell wafting into my apartment. I will gladly take this review down if management resolves this problem and makes this a safe living environment for residents.
Living in Astoria Tower is like living in your local smoke shop. For over three months, I have been reaching out to management asking them to address the huge smoking problem occurring in the building (multiple neighbors smoke). Management either just ignores my emails, or one time they responded saying they were going to have their staff walk the floors to try to pinpoint which units were responsible. I have never seen this happen. They put up a tiny little poster in the elevator and occasionally send out a text reminder or email. I chose to live here in part because it claims to be a "smoke-free" building, and this is also stated in our lease. Neighbors can (and should) be fined for smoking, but unless I live near millionaires, I really doubt that's happening. Neighbors' smoke is wafting into my unit nearly every day. Some days the smoking is so bad, I desperately have to try to find a friend in another building who will let me crash on their sofa.

Elevators constantly break down, but maybe almost as bad is the lack of cleaning and maintenance of facilities. I asked last May when they’d be getting window washers and they said they’d be getting some up soon. Never did. My windows are filthy on the outside, and according to another resident who’s been here since 2021 they haven’t in the time they’ve been here.
The gym and pool are never maintained. The pool is almost always out of service and equipment in the gym is constantly broken. Makes you wonder where 29 floors of rent are going. Sure as hell isn’t in the upkeep.

The leasing office sucks and they don't even care about the residents. The printor keeps out of ink, the Internet is out of service in the business center. The key to the entrance's door can never be opened and so forth. Even though u reported it does several times. Everything is still the same!

You’ll regret moving here. They moved us into a disgusting apartment where the floors have permanent stains and refused to clean them when we reached out to management. The amenities are disgusting and not maintained well. The elevators are always down and we’ve had to take the stairs up and down several times from the 19th floor to the 10th. Not a pleasant experience here at all. You won’t get your money’s worth.

The building management is terrible and disrespectful to their tenants. They do not maintain anything within the property, including the elevators, gym, common work areas, etc. The elevators have not properly worked for 4 months during my lease. If you are currently in negotiations with this building, do whatever you can to get out of the contract. They do not prioritize the tenant by not returning emergency emails, phone calls, and avoiding office hours. Do not live in this building.

I had a lot of patience with this place because the units are nice, but the elevator situation is out of control. There have been several instances where all of the elevators are out of order. This is a 30-floor building and we are basically stuck. And management is super nonchalant about it. I think they stopped caring and are trying to get rid of the building.
Also, the incompetence around changing the fob system would be laughable it wasn’t so annoying. They left the building unsecured for a couple of years, then they said they fixed it, but it broke down again in a day. Btw, this was just for the elevators—they didn’t even try to fix the fob issue with the main entrance, and just gave us keys. And believe it or not, even the keys don’t work properly! You often have to struggle for a good while to get it to turn and open the door. I thought maybe it was just my key but I have seen so many neighbors have the same issue. What a mess…
I am writing this after turning back and going back into my apartment when I realized there was only one working elevator and it was doing this thing where it stopped on every floor and waited for about 30 seconds at each. I guess my errands will have to wait. That elevator will be out soon too I am sure, and I don’t have much faith that they will fix it this weekend.
There was a time this was a nice place to live, but that time is long gone.

We moved in while there was a rent special for 2 free months of rent. However it was not applied to our balance and the leasing office has ignored us when we email or even stop by the office.

The delivery room and cleaning system have been worked very well but the pool inspection and repair have not been completed for 7 months.

All of the elevators are currently down, so if you live above the 10th floor, you are SOL and have to climb your way up the stairs to get home. The warning that the elevators were down said 2 of 3 were down, when all 3 were out. No ETA on the fix for residents stuck on higher floors.
No response to complaints about another resident smoking in their unit near ours.
The pool and sauna have never worked as long as I've lived here.
Front desk has taken hours to take packages and move them to the back room. They've insisted I wait for a text saying my package is ready for pickup, only to never issue the text.
FOBs are a joke, they have never worked and security is non-existent.
Live anywhere but here.
Update: the management is unclear how all of the elevators suddenly started working. They continue to impress in the worst ways.

Update 🚨 if you are a tenant leaving a review, don’t forget to also call 311 to report this and call our local alderman RLTO and report building and renting violations (312.744.3653) so they can be held accountable and fined. No one should have to climb 19-20 stories to get to their apartment. Let alone the safety and health concerns. Also, look into the elevator ordinance for Chicago renters and start holding this company accountable! They are wasting our rent money we pay them on fobs that do not work, a pool that does not work, a building that is not secured and now all elevators are broken. We tenants have had enough.
Don’t forget to file a BBB complaint and CFPB complaint and local 311 complaint that can be submitted online, they (3L) will be forced to respond and it is very good documentation for the future. Trust me!
As of 12/23: elevators are down again. All of them. Huge safety issue and only two texts from management after 5 days, one text stating the obvious elevator problem (everyone is aware after 5 days of no communication), and the other text addressing the fact that all 3 elevators are down and they are “working on it”, as of 9 PM still down. We are literally trapped in our apartment. Call the city, call the news, call anyone to hold these people accountable!
All elevators were down yesterday and I am a disabled veteran who lives on the 29th floor. Management was GONE. Front desk just said there’s nothing we can do. I wouldn’t be surprised if they get fined after reporting them to the city. You have to have working elevators people. Also, the building is not secure, the parking garage door is wide open, they installed new elevator scanners and the fobs don’t work. Again. The jacuzzi has been broken since 2023 or longer. The trash room smells like mold. And they don’t upkeep the building, our apartment recently flooded and we have put in multiple other maintenance requests for leaking faucets and broken equipment and they just bandage it poorly. You are better off somewhere else. Unless you want to climb 19 stories with groceries to get to your apartment because all the elevators are down! The only good thing, the views are nice, I will be honest with you there. The apartment layouts are decent, but that is a dime a dozen in this town, go to another building. Seriously!

3l real estate (owners of Astoria Tower) along with Astoria management are high rent slum lords! These people don’t care about their properties nor their residents. 1 of 4 elevators in this 30 story building works. No notice from management & they are no where to be found. The hallway for recycling is always full of garbage, the pool has been closed since January & the hot tub has been closed for 2 years. Hopefully they go out of business soon. They have no business managing anything! The good reviews listed must be written by themselves because anyone living here didn’t write them.

Would not recommend living here. The leasing office will ignore your phone calls, emails, voice mails, and being in their office regarding problems. I have had a broken in-unit washer for one month and they have not handled it efficiently when I pay over $2K in rent. I have reached out via phone and email and have even stood outside their office on various instances regarding the issue and they continue to ignore me after having only lived here for 8 months of my lease. They’re sweet to get you to sign a lease here, but then ignore you when issues arise. Also half the amenities upstairs don’t work so you’re paying additional for amenities you won’t be able to use. I’m very disappointed in their management and unless they finally respond with a solution I won’t be removing this review.

Unsafe. No security, management is rude and unresponsive. Would not recommend. Air conditioning has been broken for almost 1 month, the building manager Francy is now ignoring my calls and emails and refused to fix the air conditioning or provide any updates. The only way to speak to her is to literally stand outside her office until she tries to leave for the day

When I moved out, I placed a work order about the toilet. Later I found the only 2 things left, a floor lamp and a clothes stand, were totally ruined. The bulb of the lamp was shattered, which was dangerous!
I emailed them and they said that was not them, but no one else was able to get into the unit.
Whatever, please stay at home when you need them repair something, or turn on your home camera. Stay safe!
