The units are very nice but the management is horrible. See previous reviews, as they are all accurate and true. They should really consider selling to another management company to run the property. It’s a shame.

These folks as just plain out shady. They never answer phone calls and you cannot leave a message. I do not know how they are allowed to continue to operate.

One of the worst apartment rental in Chicago and probably entire USA. They make living in their building a complete nightmare. Their business motto is probably to make as much money as possible from the renters. From basic maintenance to moving in or out any major items, fixing broken items, they charge a very high amount.They even charged her for a built in light that she couldn’t replace as it requires exert installer. Even though they agree to replace it if she bought the bill, which she did.I believe their action and business practices are illegal and egregious. I will advice anyone living or thinking about renting from these scammers run as far away as possible.

My daughter rented apartment for a year from this company at 1338 South Michigan. I am recapping her experience with living in this location:One of the worst apartment rental in Chicago and probably entire USA. They make living in their building a complete nightmare. Unprofessional leasing women with a huge attitude. She basically told us to get out of the building because I asked her to make sure to follow up with me via email. If she doesn’t want to fulfill a simple ask or can’t handle a normal conversation, then don’t work this job. Potential residents doesn’t need to tolerate her tamper tantrum.Didn’t get a follow up email from her or the management after tour and explicitly stated my interest. No one answers the phone. Why would you waste my time? Worst apartment-seeing experience, full of negativity.

The girl showing the apartment was very rude. I told her I didn’t get an email of the units I saw last time, and I couldn’t reach management through the phone. I want to make sure she sends the email to apply this time, since I can’t reach them in any other way. All the sudden she said I was getting “confrontational”, told me to walk out that door and stomped away. She is not getting far in life.

Management only communicates through email and expects prompt responses. When tenants need anything they can 1. Call the management office which is closed most days of the week and cannot leave a voice mail. 2. Email them but they do not respond promptly. Also the name of the property management company is not disclosed anywhere… impossible to get ahold of anyone. I could could go on…

Living in this building made me feel as though I lived in a prison. The amount of cameras in the space is comforting until the building sends second by second screen shots of camera footage of yourself to your inbox. Secondly, there are signs everywhere! They are not pleasant signs, but rather corrective action signs - do this, don’t do this, potential fines in bold face font. I counted at least 8 of these signs from the front door to my apartment. Management event posted a sign by the elevator wherein a specific unit number was mentioned and essentially shamed a new tenant about elevator usage. The individuals who manage this building have horrible communication skills. They are non-responsive to emails, ignore genuine complaints and are even slower to fix maintenance issues. Consequently, the only way to reach anyone is via email. When you call the office line no one picks up and there is no way to leave a message.The apartments have 13ft ceilings with hardwood and modern appliances. However, the HVAC system is terribly inefficient and in need of a cleaning as dust was always everywhere. The hot water tank is only 40 gallons. Good luck filling up the deep bathroom tub before the water goes cold. There is only one elevator and not a separate service elevator for moving. There is no doorman. The buzzer only works for the immediate outside front door. If your friends are family come to visit, you must greet them at the front and open the second locked door.The building is seven stories tall and those surrounding are much taller. The unit was dark except at night when my neighbor’s lights in the building across invade the space. Annoyingly, I was routinely woken up at 3AM due to garage and recycling trucks in the alley. Most weeks there would be up three trucks before 7AM. Every surrounding building has a contract with different waste management companies which means the possibility of loud noise at any hour of the night.I would not recommend living here.

I am very disappointed with the management of this building. The team was irresponsive when going through the application process, I called to follow up multiple times to have the information sent to me in order to apply, it took over 3 days to hear back from the leasing company. The most unacceptable part of my experience with Aviation Lofts was that my application was denied on the basis of an insufficient credit score, yet when I checked my score I was well above the requirement. When I tried to ask for an explanation the woman who manages the property was very dismissive and would not tell me her name. Then in the middle of me speaking with the woman who works in management, the call dropped off. She hung up on me. Look I am not sure what is going on with this company but I had a friend who was also denied for a similar reason. BEWARE.

We lived here for a little over a year, during the pandemic, and overall had a very positive experience. If we weren't moving to another city for work we would gladly have stayed for many years more.The building's philosophy seems to be to do one thing and do it well: provide tenants with a nice apartment. This is not the place for those seeking pools, rooftop decks, a doorman, and so forth. But we found exactly what we wanted, in an excellent location, and at a phenomenal value compared to neighboring buildings, especially per square foot. It's quiet, even more so for being perched above Michigan Avenue, and our apartment was bright and spacious.Our apartment was well-equipped with some thoughtful touches beyond the usual - A/V connections in the wall, ice maker, garbage disposal, and a powerful range hood (I managed never to set off the smoke detector while cooking). It was generally done up in good taste and felt more like a small home than a rental unit.This is not a huge building, and as such there is not always somebody on-site to immediately cater to tenants' wishes. That said, we found management and maintenance responsive over email and able to accommodate our requests in reasonable time, and our interactions were always professional and personable.It is true that this place is inflexible on policies and procedures - for instance, as a pandemic precaution we were unable to view the apartment we would rent before the previous tenants vacated (we saw the same layout on a different floor), or we couldn't get an additional front door key for our cat sitter (management buzzed her in when we were away). But we were always able to find an arrangement to get what we needed, and we always knew what to expect and never faced any unpleasant surprises, for instance during move-in/out. Most importantly, it seems to me from my interactions with them that the building is run by a small group of people who actually care about keeping it a nice place to live. I appreciated that, and I think they generally succeed.
