We stayed at Thousand Trails Orlando from 7/6/25 to 7/11/25 expecting a “resort on a nature preserve” as advertised. What we got was a run-down RV park with trash-littered sites, dilapidated vehicles, and zero attention to cleanliness.
Our cabin was in terrible condition: old stiff beds, scuffed floors, filthy carpets, burn-marked lamp shades, sliding doors that barely moved, rusty AC vents I had to pry open with a fork, and a strong odor of dirty feet. Cabinets were falling apart and the trash system was absurd (tiny bin with a huge 55-gallon bag).
The outdoor trash area near the rec center was overflowing with garbage, flies, and visible vermin. This was the reality of their “nature preserve.”
When I told the front desk at checkout, the staff simply said, “Yeah, those cabins are old,” and offered no apology or resolution. I filed a detailed complaint with the BBB — no response whatsoever from the company.
We paid resort prices for substandard, neglected accommodations. I have photos to prove it. Travelers, be warned.

I’ve tried numerous different times over the past few years to get in touch with this company to find out if they offer any type of discounts to retired disabled veterans and I have yet to receive a single response!

This information is regarding Thousand Trails Soledad Canyon CA.
The manager will hold a grudge if you complain. Look at the site they put us in ! while 24 open sites in K - Over 28 people with the same issue. The manager should be FIRED

This place is slowly becoming a joke. The ridiculous amount of times the water is shut off, the electricity is shut off, the rates go up, etc,. is beyond the excuses we are afforded. Buy elsewhere.

We are paying 1300 dollars a month for a plot of dirt. Do not buy in Date Palm Country Club in Cathedral City, CA. this company has raised the lot rent so high our homes will not sell unless theyre underpriced.

I purchased in Thousand Trails and it sounds like the smartest choice you could ever make if you RV. HOWEVET ITS NOT IN MY EXPERIENCE AND WITH MANY I HAVE MET. DONT DO IT.....CAUTION EXTREME CAUTION ADVISED. SLAB CITY COULD BE A 100% BETTER CHOICE.
ITS NOT WORTH IT.

We are annuals at Twin Mills in Howe, Indiana.. one of the properties owned by ELS. This is our 3rd consecutive year, however we have been over night camping for over 16 years. This year our rates have went up tremendously, and that’s not even the biggest issue. The South Gate has been not operable for two years, the bath house near us is a hit-or- miss for cleanliness or even hot water, the potholes have gotten out of control, the pool isn’t in operation for the upcoming holiday weekend, but the biggest problem I have is that there isn’t even a maintenance department available for a pump-out. Something has got to give here, because it doesn’t feel right to pay so much for non existent services.

The only thing -- change that: one of the MANY things-- rotten about this business model -- "buy a depreciating asset on a leaded lot where rent will increase annually while your investment takes a slide"; run by management that is equal parts pampered and hateful; management threatens with Eviction for failure to perform tasks that should be Landlord/Owner jobs -- is that the mode of re-selling these units is not at all like selling Real Estate: "agents" are not registered, not trained, not accountable and NOT COMPETENT. After 9 months "listed", the agent brought ZERO prospects. I sold at a huge loss, but I'm out: 40 people in my community are still trying to sell. Oh, as as you try to sell, keep paying that monthly rent. And water/utilities.
Bad experience, but worth the $$$ loss to be out of the trap.

Staying at Sunshine Holiday, neighbors are belligerent, intimidating, threatining and use profanity at 2:00 in the morning. It is not a safe environment and management needs to address. NOT A GOOD CAMPGROUND.

This place has no amenities. The workers have to work out of a train car with bugs biting them all day.. used to be a really nice park but now it’s very neglected. i’m Very dissatisfied.

This is a warning to EVERYONE thinking about buying a NEW home here. They sell you on the fact that the home is under a warranty from the manufacturer. LIES, this is not true. Upon contacting the manufacturer, they told me I was the second buyer, ELS is the first buyer, and they (ELS) are covered. The warranties DO NOT transfer to a secondary buyer. Do not fall victim to this bait and switch.
