One of this building’s biggest assets has always been its staff - the people who made it feel secure, convenient, and worth the price. Unfortunately, management seems to see it differently. They’ve scaled back from nearly 24/7 doorman coverage to limited business hours, leaving residents to deal with delayed package pickups and diminished security. For anyone who works standard hours, collecting a delivery can now take days. The convenience and peace of mind that justified the rent are gone. Anyone signing a lease should know: the service you think you’re paying for no longer exists.

I’ve lived here for almost a year, and I feel compelled to finally leave an honest review based on my daily experience. I was extremely satisfied with the apartment at first — until September, when a student moved in next door and turned my life into a nightmare. He plays video games almost every single day, from around 3 PM until dawn, screaming, swearing, and causing constant disturbances.
His downstairs neighbor has already called the police before, but nothing has changed. I live directly beside him, and the noise affects me every day. Whenever it becomes unbearable, I have no choice but to record audio for evidence — which often happens at 2 AM, 5 AM, or even later. The soundproofing in this building is poor, and despite communicating with the property manager for almost a month, the situation has not been fully solved. This review will stay up until the issue is resolved properly.
As for the apartment itself: yes, it’s close to the metro, so there is some noise — but considering the location and price, that’s completely understandable and not a real problem. Tyrone is absolutely wonderful, one of the most charismatic concierge staff members I’ve ever met, and a major reason I enjoyed living here. But you need to hope you never end up with a neighbor as disruptive as mine.

I stayed here with my friend for several days, and the experience was quite disappointing. We could clearly hear people next door being extremely loud even late at night.

My unit partially faces the metro, so it feels like living inside a train station. Upstairs, one resident plays video games every night, shouting and laughing for hours — the kind of intermittent, explosive noise that could drive anyone to the edge. Management has intervened after repeated complaints, and even calling the police hasn’t helped the situation, the late-night noise still continue. It’s hard not to worry about the mental state of someone who games from afternoon till 2 a.m. every single day.
The walls are paper-thin; every sound becomes a shared experience. The location is great and the rent is reasonable — if you don’t mind slowly losing your sanity. Still, with google ratings this high, one can’t help but wonder if five-star reviews come with a rent discount.

Unfortunately, I am now having to give a one star rating for this property down from my previous 5 star rating. The staff in the physical building are actually quite nice and professional but unfortunately upper management has decided to cut front desk staff hours to make himself/herself look better instead doing what is best for the resident's safety. As part of the sells pitch the building was to have front desk staff until 11pm most nights, that now has been eliminated with no regard or compensation to the current tenants that have signed a lease with the expectation of this level of security. There are numerous individuals with mental health issues directly outside of this building and there are many fights outside the building most evenings and nights where police are called. I have witnessed fist fights, knives being brandished, drug usage, and drugs being sold across the street as well as around the entrance of the building. I have also seen numerous women being harassed and followed. If you are female do not rent here as it is dangerous. It is quite unfortunate that self serving executive(s) have decided to make themselves look better by increasing profit and stealing from their tenants who pay way too much rent for these apartments. Although the building staff are really nice I have to advise you to avoid renting at the Alfred.

If I were writing this review 1 1/2 weeks ago, there is no question in my mind it would have been 5 stars. Now, 1 star is too generous
Let me start off by pointing out that none of what I'm about to say applies to the people working in the building. Lakisha is an amazing leasing agent. Ty is an awesome resident coordinator. I'm unfortunately forgetting his name but the gentleman who handles maintenance is awesome. And Zhanna is the best property manager I've ever seen.
This poor review is purely because UPPER management since what they've done has occurred across all Flats properties which clues us all in to the fact that none of the physical staff at The Alfred had a say in it. The change I'm referring to is cutting the front desk staff/security
That security was important. The area isn't outright dangerous but it's the heart of downtown. Like any downtown in a major city there's foot traffic at almost all hours, here especially so with multiple major bars around the corner and all the late night food spots immediately next door, some of which are open until 4 AM. All sorts of things can and do happen. The front desk staff being there provided a level of comfort and on multiple occasions I've seen them stop random people from waltzing in and even addressed issues with people who were causing issues right outside the main entrance
Why Flats thinks it's a good idea to get rid of them, especially in the summer when the foot traffic is even higher with all the events happening in Chicago, is beyond me. It honestly might be the most moronic decision I've ever seen from a management group. Aside from the normal security issues living in downtown within the past few weeks alone there was an incident at the Dunkin Donut across the street that led police to shutting down the street and a bomb threat at a Federal building just 2 blocks away that had DHS and FBI swarming the area. Yet despite this they still decided cut the front desk staff/security almost immediately aftermath
This building is bare bones. You got a cool loft style apartment in the heart of downtown and were in close proximity to the 3 schools (if you're a student) but you don't really get anything in terms of amenities. Security was THE amenity
There's no reason for anyone to be paying this much money, least of all if you're a student, if the building doesn't offer the security it once did. For several hundred dollars less a month you can get an apartment in South Loop that offers more amenities, front desk staff/security, be walking distance to multiple grocery stores & food options, onsite parking (if you have a car), and still be within walking distance of the schools. Even if you had to take the bus or train each way, it still comes out to be a couple hundred dollars cheaper
I really do like the building overall. Most people I've come to know in the building do. But I don't know a single resident who is happy about the change. I can very confidently say that if it doesn't revert, I will absolutely be leaving the building at the end of my lease and I would be amazed if others didn't do the same

The website is user-friendly, and the leasing process is relatively straightforward. As an international student moving to Chicago, I’ve had a positive experience overall. The leasing manager, LaKisha, has been especially helpful—friendly and accessible throughout the process.

I had a great experience with my apartment application and getting everything handled in order to sign a lease! Lakisha was amazing! She was super personable and made my experience way better! She also ensured i understood the process fully, which was a big help and stress reducer. Excited to move in as I had a great experience with the application process!

Awful awful experience. Never ever experienced such an unprofessional management. All emails and queries are ignored. Some receptionists get extremely annoyed when you ask them for a package, they don't allow you to pick them up yourself and sometimes its not possible to pick up packages for a few days. Extremely noisy if you are facing downtown, which was never mentioned to us, noise is 24/7 from the HVAC from Palmer house hotel that you can hear with closed windows 24/7. Very sketchy entrance. The worst experience I have ever had in my life. Do not recommend.

I want to say how amazing and helpful Evan on the front desk is. He is the most helpful, friendly, welcoming and kind receptionist/concierge we have ever met. He helped me on so many occasions. I wish all their receptionists were like him but unfortunately that is not the case. He is the only positive thing in this building.

My tour with Lakisha Burns was great! she is incredibly friendly and helpful and gives you genuine advice and information. I found an apartment with her help and she guided me through the leasing process 100% of the way. I really appreciate her and im excited to move in. I also can say the concierge staff is so so kind. They know everyone and help them all. it was so good to see.

She worked tirelessly for over a week, came up with solutions to meet the income requirements, and was incredibly understanding of my current situation. Getting set up at the Alfred was super easy thanks to Lakisha from the leasing office. The application process was short and simple, and Lakisha answered all the questions I had. Very thankful to her for her help and super excited for my new apartment!
