WHILE THIS REVIEW IS A FEW MONTHS DELAYED, I WANTED TO POST TO WARN EVERYONE OF OUR PERSONAL EXPERIENCE WITH THIS PLACE. IF I COULD GIVE ZERO STARS, I WOULD.
OUR SON SECURED AN APARTMENT WITH ELEMENT ON MAIN. I ASSISTED HIM IN THIS PROCESS DUE TO HIS WORK HOURS AND PROHIBITED PHONE USE DURING THOSE WORK HOURS. I WAS THE INDIVIDUAL WHO COMMUNICATED WITH THE OFFICE MANAGER ON MANY OCCASIONS DURING THE PROCESS OF SECURING THE APARTMENT. DURING THOSE CONVERSATIONS WITH THE OFFICE MANAGER, I QUESTIONED, MORE THAN ONCE, ABOUT PEST PROBLEMS IN THEIR APARTMENTS, ESPECIALLY ROACHES. IT WAS REPEATEDLY SHARED IN THOSE CONVERSATIONS, THERE WAS NOT A PROBLEM.
WHEN I DID A VERY QUICK WALK THROUGH OF THIS APARTMENT WITH THE OFFICE MANAGER, I WAS NOT VERY IMPRESSED. I FELT THE APARTMENT WAS NOT VERY CLEAN, ESPECIALLY AREAS AROUND THE FLOORS. THE APARTMENT WAS DARK IN THE BATHROOM AND KITCHEN. THERE WERE NO BASEBOARDS AROUND THE FLOORS IN THE BEDROOM, AND THERE WAS LITERALLY A GAP BETWEEN THE FLOOR AND THE WALLS, WHICH WAS FILTHY. I EXPRESSED CONCERN WITH THE CEILING AREA ABOVE THE SHOWER STALL. I WAS TOLD THAT MAINTENANCE STILL HAD TO DO THEIR FINAL, THOROUGH WALK THROUGH PRIOR TO MY SON MOVING IN, BUT IT WOULD BE ADDRESSED. WHILE I WAS NOT IMPRESSED WITH THIS PLACE, MY SON NEEDED TO SECURE AN APARTMENT QUICKLY DUE TO TIME CONSTRAINTS. GIVEN THE TIME OF YEAR, APARTMENT AVAILABILITY WAS VERY SLIM IN CU, SO WE TOOK THIS ONE AND MADE THE HUGE MISTAKE OF TRUSTING THIS COMPANY.
MY SON WENT INTO THE OFFICE ON A FRIDAY, SIGNED HIS LEASE AND PICKED UP HIS KEYS. THE NEXT DAY ON SATURDAY, MY HUSBAND AND I DROVE OVER TO CHAMPAIGN FROM THE QUAD CITIES TO ASSIST OUR SON IN DEEP CLEANING THE APARTMENT. PRIOR TO TAKING ALL OF OUR BAGS OF CLEANING SUPPLIES IN, OUR SON WANTED TO GO INTO THE APARTMENT AND WALK THROUGH TO DETERMINE OUR CLEANING PLAN FOR THE DAY. WE ARE SO GRATEFUL TO GOD WE DID NOT TAKE ANYTHING IN WITH US!
WHEN WE ENTERED THE APARTMENT, WE WALKED INTO THE KITCHEN. UPON OPENING THE REFRIGERATOR AND FREEZER DOOR, WE IMMEDIATELY NOTED LIVE COCKROACHES RUNNING OUT FROM INSIDE THESE AREAS, ON THE SIDE AND TO THE BACK OF THE REFRIGERATOR/FREEZER AREA. MY HUSBAND AND SON DECIDED TO PULL THE REFRIGERATOR OUT A BIT TO CHECK FOR MORE. WHAT WE FOUND WAS BEYOND DISGUSTING, AS THERE WERE PILES OF COCKROACHES, EVEN BABIES, FOUND BEHIND THE REFRIGERATOR/FREEZER. WE TOOK PICTURES OF ALL WE HAD FOUND AND WALKED OUT. SADLY, WHEN WALKING INTO THE BATHROOM TO SEE IF THE CEILING PROBLEM HAD BEEN ADDRESSED, IT HAD NOT (OR THEY HAD JUST CHOSE TO DO NOTHING WITH IT).
DESPITE IT WAS A SATURDAY AND THE OFFICE WAS CLOSED, I IMMEDIATELY CALLED AND LEFT A MESSAGE FOR THE OFFICE MANAGER EXPRESSING OUR DISSATISFACTION WITH THE CONDITION OF THE APARTMENT THAT HAD BEEN LEFT TO OUR SON AS A NEW TENANT. I ALSO SHARED WE EXPECTED THE COMPANY TO LET OUR SON OUT OF THE LEASE, WITH A REFUND OF THE MONEY HE HAD PAID, JUST THE DAY BEFORE. I ALSO SHARED IN THE VOICEMAIL THAT WE HAD TAKEN PICTURES OF ALL WE HAD FOUND.
I WILL SHARE THE COMPANY DID THE RIGHT THING AND LET OUR SON OUT OF THE LEASE, AND THEY REFUNDED THE MONEY HE HAD PAID. HOWEVER, THEY CLEARLY WERE NOT HONEST WITH US.
I AM SHARING THIS EXPERIENCE BECAUSE THERE ISN'T ANYONE WHO DESERVES TO BE PUT IN A POSITION LIKE THIS. WE ARE OF THE OPINION HAD MAINTENANCE TRULY DONE THEIR THOROUGH WALK THRU PRIOR TO OUR SON TAKING POSSESSION OF THIS APARTMENT, THE COCKROACH PROBLEM WOULD HAVE BEEN NOTED, AND OUR SON SHOULD HAVE BEEN NOTIFIED IMMEDIATELY, EVEN IF JUST TO SHARE THE INFESTATION HAD BEEN FOUND AND MAYBE REQUESTED A DELAYED MOVE IN DATE TO ALLOW TIME TO PROPERLY TREAT THE INFESTATION. THE CEILING CONCERN WOULD ALSO HAVE BEEN ADDRESSED.
I WILL ALSO SHARE THAT LATER IN THE DAY, WE RAN INTO ANOTHER TENANT LIVING AT THIS SAME COMPLEX WHO SHARED THEY WOULD BE MOVING OUT DUE TO CONCERNS, ONE OF WHICH WAS COCKROACHES.

Toni is amazing, she’s always so quick to assist and answers any questions I may have. The apartment units are very quiet. My family and I feel safe here in the area.

Run away fast and stay away from Element at all cost. I am a resident and noticed that over the years the crime rate has increased dramatically in this area. Just recently a bunch of cars got broken into in their underground garage. Don't let cheap rent and proximity to UofI and Carle fool you because your safety should come first. Not to mention the building is really old and walls are thin you can practically hear people sneeze and snore. The interior design with random doors doesn't make sense either, frankly it's so annoying when you are moving in and out. If this is your only choice please
do an in-person tour and ask questions. Two stars because the property manager is on-site and nice. Unfortunately, this building is falling apart and located in a high crime area.

Being a member of the UIUC’s parents page, I see so many horror stories about property management. I am so thankful that the staff at element on main has been so pleasant to work with and so thorough. They made sure all of my questions were answered. Communication has been excellent!

-Good w responding to maintenance request in a timely manner.-Unsure on communication- have email phone numbers- but rarely get a response-Good w leasing office being open as expected-Fair w quality of apt- Pros: Wide space for a studio, spacious closet and a small one, elevator!! Laundry that requires app and not coins, keypad lock for entrance, safe to sleep w windows open being on 2nd/3rd floor at 502 location Cons: small kitchen, somewhat thin walls, dusty, carpet not vaccuumed upon move in, ambulance and helicopter throughout the night, lots of cold air coming

I really like our apartment and the neighborhood. Can't wait to get fully settled in. My only suggestion would be outside trash receptacles for pet waste.

*Updated for 2023*My husband and I lived at Element from 2020-2022, and only relocated due to my husband's work. I can still honestly say that it is the best rental experience we have ever had, bar none. I highly recommend for anyone looking!Marty is extremely attentive to the maintenance issues of the building. It is very well kept, and he does such a good job on everything. He is observant, proactive, and very respectful of tenants. Whenever we have had to put a maintenance request in, the issue is resolved within an extremely reasonable amount of time (has always been next day in our experience), and he even takes the extra moment to tell us what the issue is, how he has fixed it, etc. It is always a pleasure to run into him within the building or on the property.Toni is downright amazing in her role, we lucked out. Whenever we have had issues, she is on top of it without hesitation. I cannot say enough wonderful things about her. She is extremely knowledgeable, considerate, and really is concerned about the status of the building, the tenants, and any/everything that goes on here. She is very patient, and accommodating, and for that, we are truly grateful.Don't skip touring this building. We almost did because the pictures don't do the units justice. It's a great value for the money in comparison with other complexes in the area, and you can really get a lot of bang for your buck. I feel like there is something for every budget here. There are a mix of unit types, from studio apartments to three bedroom units. My husband and I toured several, all were very nice. Some are more updated than others, thus there are different price points and such. We have always felt safe and secure here, the building does appear dated- but it's very well kept and looks can be deceiving. When we moved in, the apartment was clean overall- I did do some detailing, but nothing I wouldn't have done elsewhere.Pros: Secure building, pet friendly with reasonable rates, on site amenities, manager on site, maintenance on site, consistent pest control, laundry on site (we were initially off-put by this, as we were used to having in unit, but don't let that scare you. It's not much of a dent in the budget), cost efficient, walkable to major grocery stores and DT Urbana events/restaurants, neighborhood feels safe and is beautiful/historic, discounts just for being a resident at local businesses, they have partnered with rentplus- which will report your on time rent payments to credit bureaus and help with your credit score if needed, secure parking available depending on budget, plenty of free street parking and a guest parking lot, a lot of diversity.The little nuances that might be a con to some people: it takes some getting used to the temperature differences that can be experienced in the hallways- they can be very humid in the summer time if you're sensitive to that and it doesn't affect units and won't have to spend much time in them. They are heated in the winter when it counts.The AC unit can be a little loud and takes some getting used to. I was initially concerned about having a wall unit but it has actually saved us money in the long run.Neighbors can be disrespectful- the things we have noticed most- not picking up after their dogs, littering around the building, smoking in units and common areas, noise/smells, lacking care for the building and facilities, letting delivery drivers in and giving friends the secure codes, leaving outside doors open. This is in no way management's fault of course, and is subject to apartment living. Toni stays on top of this stuff and there are consequences for them, which is reasonable and good.

I have lived in many apartments. This apartment is my favorite. I didn’t have any issue with management. Managers were considerable and caring. I never heard any noise or loud music from neighbors. When we lived here there were many visiting scholars with children, and they were pretty polite and nice. I only lived here for two years because I moved to another town. And I just wish I could find another apartment more like Elements on Main!

The Property Manager, Toni, is one of the most personable people I have ever spoke with. She makes sure everyone in the community is safe and that all of their issues are resolved immediately. I have never stayed somewhere with such a caring and compassionate Property Manager handling situations to the best of her abilities. She always puts in her best effort to ensure you have the best experience at Element On Main. Thanks for everything Toni!P.S. She deserves a raise for all that she does.-Zach
