I am very disappointed with my experience at the leasing office of Northgate Crossing (200 Hudson Ct, Wheeling, IL).
I came in with a serious concern - the floor in our current unit is extremely cold (since it is above a garage), and a strong draft comes through the balcony door. I have a newborn baby, and having a warm, safe home is essential for my children health and comfort.
I wrote to the residential complex's email, but they didn't respond to me for 10 days, while my children were freezing.
Previously, two different managers confirmed to me the price for the new unit: $2400 rent, $500 deposit, and $500 transfer fee - the same price listed on the official website.
But when I arrived to sign the transfer paperwork, a different manager, Miriam, unexpectedly quoted $2685, without any explanation or prior notice.
This was extremely upsetting, especially considering that:
• I am willing to pay the $500 transfer fee,
• I am agreeing to sign a longer lease term,
• and my request is based on a real necessity, not a preference - due to cold floors and drafts affecting my newborn and toddler.
When I explained that the cold floors and draft are a real issue for a newborn, Miriam responded dismissively: “Everyone lives like that” and suggested I “find something on Amazon.”
I found this response unprofessional, cold, and lacking empathy. I did not expect such treatment when I came with a genuine concern about my child’s living conditions.
I probably don't live for free at Miriam's place to get this kind of treatment. I pay about $2,400 a month, some of which probably goes toward her salary. 0-professionalism, 0 empathy, 0 understanding.
I appreciate the staff members who were helpful previously, but this particular interaction left me with a very negative impression.
Update:
In response to the management’s comment — the price of $2400 was not presented to me as a “special offer.” It was confirmed by two different managers and was also listed on the official website at the time of my inquiry. My concerns about the cold floors and drafts are related to the structure of the unit (being above a garage), not an “open window,” as stated in their reply. The most upsetting part of this situation was the dismissive and unprofessional comment I received from Miriam, which was not addressed in their response. I hope the management will take this matter seriously and improve communication and professionalism in the future.

Honestly some people love to talk about this place but don’t wanna do their part to keep it clean. I read some reviews before moving in and I was a little nervous but honestly, it’s been way better than I expected. The building’s really clean and Felix is always around making sure everything looks good. The trash room? Not even close to what people say. The real issue is some people just don’t follow the rules, and it’s not fair to blame the office. They’re always sending reminders and trying to keep things under control. We’re all grown ups here, gotta do our part!
Me and my family really love it here. We hang out grill, play ping pong and the gym has all the basics. I usually hit the gym after work when I get off late, which is super convenient. So far, it’s been nothing but good vibes.
If you’re thinking about moving here, you should come check it out yourself!

just moved into my new place at northgate and i seriously love it! the apartment is sooo pretty!! i’m obsessed 🩷 Miriam made the whole process super quick and easy, she was awesome to work with. Felix and Anthony the maintenance guys were also amazing. they went out of their way to help me and even showed me how to work a few things in the apartment, which was really nice of them. there’s so many cute places around and always something to do plus the property itself is beautiful.
big thanks to the whole northgate team for making this such a good experience!

I liked the washer and dryer in the unit, they were dirty at first, I cleaned them, but they charged ME $70 to clean them after I moved??
my opinion is they are cheap when you try to get your deposit back after moving. They charged about $500 of unwarranted fees. I did get $75 of it back after emails stating obvious wrong charges. My car got broken into, & don’t get packages delivered, use Amazonhub. I would’ve been better off saving $money staying elsewhere. I did have nice neighbors. They worked as much as I, So no noise.

By far the worst management I’ve ever dealt with — and I’m saying this as a returning resident. We lived here before under the previous management, and while many people complained about them, at least they kept the complex in decent shape. Now, after moving back, the management has changed — and the entire place has gone downhill fast.
The main manager is never at her desk — whether you call in the morning or evening, she’s always “on an endless lunch break.” They show zero respect for residents, and even the most urgent maintenance requests can take weeks to be addressed. Everything is cheaply maintained and constantly breaking.
The so-called amenities are a complete joke. Clubhouse is open only from 7:30 AM to 9 AM (totally useless), pool from 10 AM to 9 PM — meaning if you work late, you’re paying for amenities you can’t even use. The fireplace? Locked and “out of service” for good. The grill? Broken. No repairs planned. You’re paying a luxury-level rent for what amounts to nothing more than your apartment unit — and even that isn’t cared for properly.
They cut costs everywhere, let things fall apart, and hope residents won’t complain. The “luxury” here exists only in their ads — reality is broken facilities, absurd rules, and a management team that simply does not care!!!!!

Highly unfair, rude and unprofessional management team doesn't care for residents welfare.

I don’t usually write reviews, but with lease renewal season here, I wanted to take a moment to recognize the incredible management team at Northgate Crossing—
Felix, the maintenance technician, is an absolute standout. He’s always quick to respond, efficient in his work, and is someone you can always count on. Anthony’s arrival as the new maintenance manager was well worth the wait. His leadership and expertise have already made a significant impact, improving both the complex and the quality of service—he’s truly outstanding!
Property management transitions are never easy, and last year’s buyout by F&F Realty was no exception. However, Valerie, the district manager, and Miriam, the property manager, rose to the occasion with remarkable professionalism and dedication. Their efforts ensured the community remained well-managed and residents felt supported during what could have been a difficult time.
Felix’s reliability, Anthony’s expertise, and the unwavering dedication of Miriam and Valerie made renewing my lease an effortless decision. Their commitment to maintaining and improving the community has created a living experience that I truly value and appreciate, and I look forward to continuing to call Northgate Crossing home.

I do not recommend living at this apartment complex. There are several ongoing issues that make living here frustrating. The new management team (including the regional manager, Valerie) is unprofessional and communicates poorly. They often promise to return calls but never follow through. Important updates are claimed to be sent via email, but they frequently aren’t sent at all.
Pet policies have been changed without any prior notice, which is extremely inconvenient for pet owners. The dog run is practically unusable—it’s filled with pebbles that hurt dogs’ feet. The carpets in the hallways are stained, and the trash room is often overflowing. Packages are frequently lost or mishandled, adding to the frustration.
Overall, living here has been a disappointing experience.

What can I say, amazing place to live. Cherish every day we stayed here. We moved on after getting a house of our own but absolutely loved our time here!

We moved in about a month ago, but we had some friends who currently live in Northgate Crossing, so we were familiar with the area. However, everything from the tour to the application process and moving in went extremely smoothly. Charles assisted us in ensuring the smoothness of all the processes, despite our numerous questions. We needed to raise a few maintenance issues, but they resolved everything without causing us any stress. Everyone in management is friendly and tries to help with any issues. Hopefully there is less turnover because they do an amazing job!
