“I’ve had a great experience living at Cedarview in Bloomington, and a big part of that is because of PJ. She is incredibly kind, helpful, and always goes out of her way to make residents feel welcome. You can tell she genuinely cares about the community here.

One of the things that really makes Cedarview stand out is the effort PJ puts into creating a fun and friendly atmosphere. Waffle Wednesdays are always something to look forward to, and it’s awesome that she actually cooks for the residents. The slushy machine is another small touch that makes the place feel more like a community than just an apartment complex.

Overall, Cedarview has been a great place to live, and PJ plays a huge role in that. Really appreciate everything she does for the residents.”

“BEST people to rent from in Bloomington! I lived in one of the E Hunter apartments for three years of optometry school (4th year is rotations around the country) and had zero complaints. It was an ideal location being a 1-2 minute walk from the school.

Missy is a rockstar and was incredibly accommodating with me being able to move in early in time for orientation AND finding someone to move in early when I had to leave in May for rotations to help me save costs. She also answered any questions I had during the move-in/out process.

Maintenance is really easy to request through their portal and the turnaround is so fast! Shon and Brian are the best! Incredibly friendly and helpful.

Everyone in the office has always been so kind, welcoming, and helpful in my time there. I know it can be hard trying to find a good place to rent in Bloomington (SO many options with mixed reviews), but these people are truly the best and I could not recommend them more.”

“I cannot find a better place in Bloomington to live. The apartments are brand new, everything works perfectly and the views of the apartments are beautiful. The administration is brilliant, as well as the maintenance team. Of course that you might have some problem, as that is life, but the important thing is that they find solutions. Once, my air conditioner was broken and they gave me a mobile air conditioner until they found the solution. The administration also answer mails during weekends.
It is a really safe place to live, quiet and surrounded by nature. It is really easy to go to IU by car, bicycle or by bus. The administration team is always prepared to solve any answer, and is concerned about cats, dogs, tenants, and everything. You will not feel alone. This is a community. I will miss this place. My apartment is a home.
The only thing that I would recommend is more control during the weekend on the behavior of people in the swimming pool. They bring beverages, which is not allowed.”

“I've been here for about a year and I haven't had any bad experiences. The Regency employees are friendly and helpful and the maintenance crew is great and will respond to requests pretty quickly. The area is beautiful in spring-fall and well-kept. Everything you need is within 2-3 miles. The rent is a little higher than most places, but I guess that's the price you pay for living in a nicer area.”

“We've lived in the Weatherstone Lane Apartments (Boulders)for 4 years now and have renewed for our 5th. Overall we've loved our time here and have had positive experiences with communication and management.
Pros: you can't beat the location, it's a 20 min. walk to campus (Jacobs) and has a bus stop right there. 5-10 min drive to downtown and college ave. 2 Bed/2 bath makes sharing space a lot more comfortable, and we've never had any issues with bed bugs, insects, mice, etc. Central air and heat which is great and we love the balcony. Rooms are a good size and sound is pretty quiet between apartments. We love that everyone is mostly grad students or older adults and professors, no loud college parties and messes!
Areas of improvement: like everything in Bloomington rent is expensive and goes up every year. Having to pay $45 for a washer and dryer that are floor model (IE destroyed our clothes) when after 3 years we could have bought our own is frustrating. Maintenance can be hit or miss, most often the are receptive and responsive but don't always fully fix it or we got a maintenance charge. Ex: Replacing lightbulbs and smoke detectors, the ceilings are so high we can't reach the lights but have to pay maintenance to change them and pay for the bulb if we don't hve it. There are few storage options (closets, shelves) in the apartment and it would have been very helpful for maintenance to hang some up. Having garages is wonderful, they aren't finished though so you can't really store much in there. We also hate that we have to renew in Dec/Jan when our lease isn't up until Aug.
Valerie has been wonderful to work with an has prompt communication, we just wish the price was lower for the value of the place and items we are paying for.”

“I have been living here for almost two years. I haven’t had any issues. I started in a one bedroom because it was just myself. But due to uncertain circumstances I had to take in my grandson. I call Cassandra to let her know I needed a bigger apartment and she and Dawn made it happen within a few weeks. And let me not forget of the time I was behind on rent. Most complex will threaten you with eviction, but nope they got me in touch with anyone that could help. So the five star that I’m giving is wel worth it”

“Have lived in Allen Court for two years now and have had nothing but an excellent experience with CS Property’s service. Maintenance is quick to resolve any issues, office staff is helpful through subleasing and providing appropriate heads-up over parking issues and apartment showings. They keep the grass well trimmed and even installed a dusk to dawn when I asked so that our doorway would be safer for my sister to enter and exit. Their rental prices are the most reasonable in downtown and our apartment was recently renovated. As a graduate student I would definitely rent a third year if I were staying in Bloomington after graduation. They get a lot of negative reviews from undergrads, and I find it hard to believe all these complaints to be warranted. Regardless, this graduate student highly recommends them.”

“The apartment complex asked me if I would write them a review seeing as some of these are older, and I want to share my experience with others considering living here. Previously, I’ve stayed in one other apartment complex for two years and have seen many different apartment complexes and homes in the area. I am now six months into my third years with the Stratum. I have renewed for a fourth. For those who don’t want an in-depth review, I’ll keep the beginning brief. The Stratum, while not the forefront of luxury new developments, is in no way the cheap, shitty, old apartments that many young college students find themselves in. While maintenance is stretched across several complexes owned by the leasing group, I have never felt this impact. Maitenance is always prompt and helpful. The cost seems reasonable for the Bloomington area for what I have a what I care about- proximity to regular places I need to go and work. Office staff answers messages quickly and congenially.

This all being said I would say 80% of problems I have heard about apartment complexes (not just the Stratum) come from:
- tenants who have not read and or do no understand their lease
- tenants who do not address issues with maintenance as they see them
- tenants who are unnecessarily hard on their unit/furniture
- tenants who’s expectations of living in an apartment do not match the reality”

“I was skeptical at first to leave a good review during my first good interaction with the management but as time progressed I noticed that they really came through every time. Maintenance is quick. They answer the phone and email quickly and are just nice people in general. I know it’s hard to trust these companies but I’ve had several instances that proved to me that they are responsible and they listen ESPECIALLY in comparison to other places like Grant. I had problems with my sub-letter and they were always responsive and answered quickly. When I moved back in, they immediately changed the code for me even though they had to stay after closing. They never sounded rude, always answer their emails, and always listen and act on any concerns you have.With the amount of interaction I’ve had, I’m confident they are a good company to rent from.I find it weird their ratings aren’t higher on here!Highly recommend!!!!”

“I lived here for 2 years in college and overall, it was a great place to stay for the very cheap price I paid. Every person having their own bathroom is a huge plus, and the shared spaces are very spacious. We did have to put in multiple maintenance requests, but they were always taken care of in the next day or two. My main complaint is some ridiculous charges I was given upon move out, such as charging me to replace a single lightbulb and to put new batteries in the smoke detector (normal wear/passage of time should not be charged??). But overall a great, cost-effective location for college students.”
