They charged us for painting 75% of the apartment, which was not needed, a few frames definitely needed painting but not the walls. Was also charged for cleaning the apartment after I spent a week scrubbing on my hands a knees, so not quite sure what needed cleaning. Also would like to note when my bf moved in (a year before I did) he stated the apartment was in worse shape than when we moved out. Any time I contacted the office, by email or phone call, they would be nothing but rude, and proceed to do nothing to resolve issues, or they just wouldn’t answer me. The week we had a huge storm, and most of Bloomington’s power went out, our windows was leaking a huge amount of water. I emailed and called someone to come out and inspect this and it never happened. Our freezer never kept anything frozen, I reached out for it to be fixed, the maintenance man came and “fixed it” it continued to not keep things frozen. So in my opinion do not rent from campus walk. They are not a good rental company and will charge you for any little thing when you move out just to make more money. Wouldn’t even recommend these bums to my worst enemy.

I have never written a review, but this place was so abhorrent I couldn’t NOT say something.
Do not be fooled by the location and pricing of these apartments. Behind the facade of fake kindness and energetic management lies a team of employees that aim to take advantage of tenants wherever they can. Several incidents regarding maintenance made living here such a chore. Due to a lack of security and safety there was a break-in in one of the buildings two nights in a row. A neighbors door was broken down and ripped off the hinges. Many locations frequently have unhoused people come into the buildings halls during the winter. Management does the BARE MINIMUM to solve these issues, unwilling to cooperate or listen to tenant’s feedback.
Our apartment was prone to leaks and floods from the A/C units of not only our own complex, but each unit ABOVE us. Maintenance was inconsistent and offered several band-aid solutions to “fix” problems. At some points the A/C was off for nearly 5 months even when it got randomly hot during the winter and spring. Our apartment reached upwards of 86° without warning.
These apartments prey on younger college students looking to find a quick place to live. Despite the constant care of the apartment, we were charged over $300 from the security deposit to fix “damages.” Nearly $120 was spent on painting time and supplies. You need to find EVERY little crack, paint stain, etc. during the move-in inspection to even have a CHANCE at getting back your full deposit.
This place should be considered a LAST resort. Management is rude and cares more about the value of money over the well-being of their customers. STAY AWAY.
The one star is for location and pricing. I’d go lower if I could.

DO NOT live here, worst customer ever, my car was towed in about 30 mins after I parked at closure stone, there is no sign on that parking spot, they did not ever have the money to make a clear sign, but very “ efficient” on report and tow your car away. I was about to shopping in the plaza and they said I walked away, and that doesn’t count for a customer, NO Kidding! I as a person have NO freedom to walk?
This company is a scammer , a fraud,
No worth to trust and I would give 0 point if I could!

This place is a scam. They will take your security deposit and charge you on top of it, all while being rude about it. We had roaches, management entering the apartment unannounced multiple times, flooding from neighbors apartments, and homeless people in the laundry room with no help from staff. It is ridiculous the amount of these management companies in Bloomington that rip off college kids because they can get away with it. Made me pay for all new carpet, and all new painting. For the entire apartment! My guess is they pocketed the whole thing. They have to make sure they can charge it again for the next residents. I paid rent on time every month and was a great resident. Sad that they do not reward this behavior. Live somewhere else.

Parked here for less than 20 minutes. Went to a nearby business to get someone's order so that I could get food at Rush Hour Station in Colestone Square strip mall and these vultures had me towed. When I called I was told that the manager was in a meeting. When she finally returned my call, she was less than helpful, and even lied to my face, claiming that my car had been there for an hour and a half. I don't even have an hour for my lunch break, how could I have been there for an hour and a half? My theory is that they sent for a tow truck for a car that looks like my car and didn't get the clarification before towing my car. Never park at Colestone Strip Mall even if you are going to a business there because they might just tow you on accident.

Typical slum lords. Have "lost" my rent check multiple times. Now I get written and filmed evidence I dropped it off. Only half the outlets work, the doors and hallways are not built to code(narrower than allowed by up to 6 inches), the roof leaks and they tried to blame me for their apartment roof?, ROACHES, washers and dryers leave rust on everything. It was better when this building was managed by Parker. Parker cleaned up the trash and vacuumed once a week. In the year and a half since CRE took over management, no one has cleaned in the building and the trash is so bad the pickup stopped showing up because they couldn't access the dumpster. Expired fire extinguishers, never change the furnace filter, and do not give notice before entering your apartment. I called about a leak in the stairwell and I came out of the shower to find maintenance in my apartment. INCOMPETENT.

College apt’s are never going to be the greatest, but if you’re considering campus walk…just sleep outside at that point. You’re going to get rained on in your sleep constantly anyways.

The customer service is amazing here! The office staff is friendly and answers emails in a timely manner. Had few issues with the apartments themselves so far and any issues I've had have been fixed very quickly!

Having lived in Bloomington and loving all of the small businesses that operate, Bloomington is very special for me. I never leave a review unless it is five stars. Absolutely hate leaving bad reviews. Unfortunately, I have also recommended people here because of the proximity to Luddy and Kelley, and downtown of course, and it's cheap with free internet. It was clearly a mistake. And I know people will keep renting these GARBAGE apartments till end of time because of these reasons. I can't say enough about this predatory rental agency. - Maintenance people are good but can do only so much since Campus Walk North building is falling apart. You will have one annual accident in the parking lot during winter snow for sure because they never clear out the ice till Bloomington city intervenes. Because the building is falling apart, you will also get terrible HVAC, pipes keep bursting, appliances keep breaking, and you will get very high electricity bills ($100s in summer if you have the AC on). - As the other reviewers said, absolutely forget about your security deposit and count it as part of the rent. YOU WILL NOT GET IT BACK, I CAN ASSURE YOU. They will add random charges. Rest they will recover through random fines and bills. And you won't know this till you get your deposit check back. We paid $200+ for professional cleaning and even then they added $170 "cleaning fee" - The rental terms say that they can check on your apartment any time they wish. So, if you call maintenance or the office people simply decide to pay a surprise visit, they can totally enter the apartment. So you might just get out of the shower and find two maintenance/agency people standing in your studio apartment (not hypothetical experience). - The rest of the staff is nice, but Olivia is like angry with you all the time. I have lost count of times I have got threat emails (eviction notices even), because either my mom was visiting or they "suspected" something. - They will absolutely keep charging you for everything. And it is built into the lease "addendums" - Electricity after you have moved out for example (because you are supposed to keep it on your name till the end of lease - but since we already handed over the keys, they have access to the house and keep the AC on). If they have received a bill, instead of just asking for reimbursement, they will also charge you for $50/month processing fees. - In case you anyway decide to get an apartment here, never ever leave a rental car without a parking sticker for even 15 minutes. They have hired another predatory towing company that will charge you $150-250 in case they tow (which they absolutely will without fail). Hence, if you can afford to avoid this agency and get another studio/1bed apartment which is maybe a little more expensive, or get a roommate, I would highly encourage that. Bloomington has other amazing rental agencies who are just so much better.

Lived at 425 s grant st and terra trace apartments. Apartments are at a great location for the price. Close to campus and affordable rent. Apartment sizes vary according to buildings and our apart at S grant street was pretty small. The most notable thing about this company is the staff, they’re so understanding and considerate while being professional and timely. Olivia was an absolute darling, and had answers to all our questions and problems.

Me and my roommate enjoyed our time here! It was quiet and affordable. Talk about a great walk to campus! The maintenance staff was always so nice and helpful.Edit: Do not expect any money back from your security deposit, even if it looks the EXACT same as it did when you arrive. They will take advantage of college students. So sad they have no respect for students.

I renewed my lease recently and I have been pretty happy with my stay here for the past couple of months.The rent and location have got to be the biggest reasons you should consider to rent here. You can literally walk to almost all your classes (Kelly and Luddy). I leave just 15mins before my class in ballentine and I still reach on time. If you do need to go towards college mall or Walmart, you've got enough bus stops at walking distance and the bus frequency is much better than most other places.On the weekends you can take a 5 min walk and reach the popular pubs, and walk back home without having to wait for a cab.The maintenance is reasonably fast and they did fix the minor issues that I came across.I was lucky enough to get an apartment in a great condition, however a couple of my friends weren't so lucky, especially the carpets weren't clean when they moved in.I'll update my review in the future!
