I would give a zero if I could. A mismanaged mess from the start only begins to scratch the surface of how awful this experience was. Student loan service providers are easier to get a hold of and get things done with.45 minutes late to a scheduled showing because we didn't confirm within 24 hours that we would show up. Did they tell us we would need to do this? No. We had also scheduled the showing just a few days prior.Sent them 500+ photos of the house on the day of signing the lease and listed 13 concerns/findings of repairs needed for the house 2 days after signing and within 7 day period for them to fix prior damages reported. They said they would fix 3 of them that were the most serious. They never did.One repair needed were damaged blinds. They never came to fix them though they said they would. When we used them and they broke, the owner and company refused to pay for repairs, and initially said the repairs would be on us. When we pushed back, they would only pay for half of the cost. We paid, and it took 7 months to get blinds. More than half the lease period.From the signing of lease, they had a key to the house. However, they needed to get a copy. This took them 5 months to complete. Once, a man unlocked the door and walked into the house, saw me, and walked out with no explanation. Obviously startled, I rush out, and one of the workers there in the most annoyed voice said "We're getting a copy" after I asked who they were. This was 2 months after signing, and we received no notice that they were coming to do this. They also finally sent a nonchalant email telling us to pick up the key. We had a keypad to get in the door and garage door clickers, but for almost half the lease period we had no key. And it was just a key to the front door. A key to the back door was never supplied.They refused to show us a bill for our trash/wastewater bill, which is illegal. Their reasoning was that the bill had identifying information of the owner on it. When I specified all needed was a line item name and a dollar amount (something to the effect of "Trash: $15.67; Sewage: $20.82), they still refused and said it was personal information. Somehow a bill we have to pay was too personal to see. They could have put any number on that bill and made us pay. It didn't help that the bills were completely inconsistently priced, which is something standardized where we lived.They were nigh impossible to get in contact with at the best of times. I found it easier to go to their office or CC as many people that I knew worked there to get a response.The house was beautiful, the area was great, and everything electric, plumbing, and what not worked. But we always had this utter lack of management ability looming over our heads. What if there was an electric emergency? Or a plumbing leak? From our experience, maintenance did not exist.They also took our a third of our deposit for "carpet cleaning". So consider that hefty fee.

The ladies in the office are truly the NICEST people you’ve ever met. They made my move in process easy, any issue I had has been handled the same day, I couldn’t ask for a better property management company to lease my home through. If you’re looking to work with this company just know you’ll actually be treated fairly!

This company is run by the biggest brain dead losers in idiotic buffoons I have ever seen in my entire life!!! I have every intention of suing them for every single ***** I can possibly get out of them because they are evil wicked vindictive creeps and if you don't believe me just go to their website and click on where it says see what people are saying about us and see how despicable disgusting and deplorable these people and their company really are and have been for far too long!!! It's about time people got up off their butts and started SUING AND EXPOSING this disgusting filthy organization that LITERALLY STEALS rental money from innocent individuals and then treats them like c*** and throws them out on the street because they think they're above the law but VERY SOON they will see that not only are they NOT Above the Law, they are NOT above being sued for SUBSTANTIAL Amounts of money for their EVIL AND WICKED WAYS!!! THERE ARE GOING TO BE SERIOUS Consequences for these Evil, wicked people!! Trust me!!

Save the stress and money I do not recommend this company! They are extremely unprofessional and are in the business of scamming hardworking people! Property Manager Jodi Konar is very rude and unprofessional! This company will charge you for putting a work order request! They do not disclose to you any hidden fees that may occur. They do not give you the opportunity to take care of the maintenance issue instead they will charge you over $300 for an issue that you can fix for much less. I put in a work order for a sink leak and got charged for a clogged sink! I called Jodi regarding my concerns and she immediately began to cut me off and stated “I’m not about to argue with you.” I also requested a call from Brant whom is higher than her, and have yet to hear back a week later. I made a visit to their office in Carmel and of course Mrs. Jodi was extremely non chalant and no help at all! am in the process of complaint to the BBB and Attorney General regarding these people. Just like other reviews state they are a horrible company to rent from.

Do not rent from this company. They are dismissive whenever their is a concern with one of their properties. They have some of the worst communication I have experience from any property manager/landlord. You could put in a maintenance request and never hear back from them. You have to continuously call and bother them to get anything done with them. Even then, that might not work. For example, our duplex has a front and back door. The keys we were handed only worked on the front door. It took nearly 3 weeks of bothering this company to send someone out to get our keys working on the back door. Maintenance has also showed up announced and did not schedule a time to meet. Just an overall horrible and unprofessional experience with this company.

Terrible property management company. I do not recommend renting from them. The staff are rude and dismissive whenever you have a concern. Their communication is very poor, overall their communication is the worst part about this company. They never communicate back whenever there is a maintenance request. Whenever maintenance eventually does show up, they often appeared announced. This has possibly been the worst company I have rented from and will never rent from them in the future.

I scheduled to view an apartment and I waited an extra month because I wanted that location. There was a mixup on the day I was supposed to view it, Brandt said he was showing a different apartment. After he realized he was at the wrong place I finally got to view the apartment and there were several other people there at the same time. They had already shown it to several people prior to that. It was like an open house for a home sale. On top of that, the apartment was never cleaned, I asked Brandt if they were going to clean it and he said no it comes as is. They asked for a $40 application fee and collected $40 from everyone who applied. After filling out my application, sending all my paystub‘s and my references being contacted I was told I was turned down because of my income. Jodi didn’t bother to look at the paystubs, only the hourly wage. I make over $4000 a month with my commission included (plainly viewable on my paystub) and the apartment is it was only $1000. My current landlord was also contacted and filled out their questionnaire. My credit is good I have no evictions and I am qualified. I was scammed out of my $40 and I feel like several others were scammed out of $40 as well . If you’re going to ask for $40 you should only have one perspective renter apply at a time, they are running a scam. I’m pretty sure the $40 scam paid for the flooring they put in the living room. I had also asked Jodi several times about the deposit and total move in cost. She ignored it every time and I never got an answer to that question. Good luck getting an answer if you call by phone all you get is voicemail. Ugh, horrible experience!

Been renting through equity for over 2 years now going on 3 and they're the best ace I've ever rented from. They're efficient with everything and on top of that my husband fell I'll with a massive heart attack and they worked with us every step of the way. I couldn't ask for better group of individuals.:)....

THESE PEOPLE ARE SCAMMERS!!!! Especially the landlord Jodi. They’re poor people who steal people’s deposits to fund their own accounts. I am in the process of SUING this company. I paid my rent and deposit UP FRONT and lived there for FOUR MONTHS and they kept my entire deposit. Even after they refused to extend my lease so I got everything out in time. I was depending on this money and SHE KNEW IT. TRULY an evil woman. DO NOT RENT FROM THEM.

Current tenant, We rent a duplex. My complaints so far is that they don't let you know when maintenance is coming. Even if it's the other unit they are working on tenants should still be aware that they are showing up at your house. Waking up at 8 am to loud banging and weird men outside my house and loud talking, unaware of why they are there is not okay.

Paid deposit, first and lasts months rent, and was told that it could be month to month after 13 month lease. 2 months before the end of the lease, Jodi reached out and told us that we had 30 days to decide whether we would or would not re sign a 13 month lease that would increase by $200 dollars a month. After deciding that we would not renew (due to initial issues: the only shower in the house not working because of lack of pressure, the water heater not working, the door not locking, and the fireplace spitting dust into the whole house which took a 3 month long renovation of getting estimates and quotes from different contractors that lead to my back French doors being left wide open and my dog being running out on Michigan Road without any notification that there would be anyone in the house on that day AND the company took the house key with them, did not return the key to Home Equity for over a week, and refused to believe that anyone in their company would do such a thing). Not the mention there were mice getting in from fireplace

Make sure to take many pictures (I recommend a video walk-through with) before leasing. Going back I would have shot a video and made property manager Brandt acknowledge the current damages and state of the property. I made the mistake of trusting him. We spent the last day of our lease deep cleaning the house and even rented a carpet cleaner. The house was in better shape than it was rented to us in. We were charged $800 for damages to the property. Since we didn't have pictures, we couldn't contest the charges. The "damages" were blatantly criminal. "A pile of sticks outside" was one charge (there was a pile of firewood beside the house when we got there, and we never used it). "Broken metronet box" was another charge (the metronet box was hanging off when we got there). "Carpets need cleaned" was another charge (we literally cleaned the carpets with a professional cleaner and they were in better shape than they were rented to us in). "Bathrooms need cleaned" was another charge (We deep cleaned the bathrooms and scrubbed the showers with bleach). We did all this cleaning because we had, for the most part, had a great experience. It was a slap in the face. I'll never make that mistake again. Brandt is a shady business person and it's amazing how some people are willing to burn bridges over a couple hundred of dollars. You have been warned!

I have used equity management for my rental home management for a couple years now. They are hands down the best in this area. I can sit back and let them take care of things without worrying about anything. They offer so much expertise and they are so professional. I can’t recommend them enough. It has been so worth having a manager for my property. if you’re on the line about hiring a manager or doing it yourself, give them a try, you won’t regret it.Update: we’ve been with equity for 5 years now and they are absolutely the best there is. They offer incredible service that really benefits the owners and they work harder than anyone I know. Don’t bother with other companies, just go with Equity.

I am a real estate investor with multiple properties throughout the country. I had hired equity management to manage my properties in Indiana. I have never had as terrible of an experience with any company as I did with Brandt’s Equity Management. I finally changed to a different management company and am writing this review to warn other property owners so they don’t have a similar negative experience.Some of the challenges I’ve experienced with Brandt’s company are the following:1. Lack of communication: Typically the industry standard practice is to send property owners weekly status updates on vacant properties when listed in the market. However Brandt and Lindsey would let a property sit in the market for months with zero communication with me. I would call and email multiple times before I would finally hear back.2. Unreliable and flaky: I bought a new property and involved Brandt from the very beginning to make sure he likes the location and would be willing and available to take on the renovation project. He agreed to everything so we moved forward based on his word. After I purchased the property I asked him to send me the quote for renovation and it took him several months to even respond. I kept following up and each time he would give me the same answer “I will send you the quote this week”. I wasted several months waiting for his quote and I finally hired a new company to actually renovate the house for me. The reality is that Brandt is extremely disorganized and short staffed. Due to his greedy nature he takes on more projects than he can handle. He ends up not being able to accomplish what he signs up for. He tries to cut corners and not hire enough people to handle all the projects. I wish he had told me upfront that he won’t have the bandwidth to take on my project so I wouldn’t have wasted several months on hold.3. Dishonesty: Brandt did some roof work on one of my properties and charged me for it. Later it turned out that he had done a lousy job due to which the roof started leaking again. When I asked Brandt to fix it since it has only been a few months, he simply refused. He said “this was not in the scope of work of what I charged you for”. I had the written proof from the previous scope of work in which he had a line item for the roof and chimney. He still denied it. I could have taken him to court. But decided not to waste my time with him and instead changed my management company.4. Disrespectful, rude and Lack of manners: Brandt has a low class personality with a rude tone. He acts like he doesn’t care, while in reality he gets offended very easily. For example he was hurt that I wouldn’t hire his wife to be my real estate agent. He mentioned it multiple times that I should work with her. The reality is that I would actually have loved to have found a company whom I would use for everything (to include purchasing, renovation, renting and management etc). But given Brandt and Lindsey’s unprofessionalism, flakiness, lack of communication and unethical way of running business, why would I hire them for anything?I am so glad I moved on and found proper professionals to work with. Ever-since I left them, I have purchased multiple new properties in A+ neighborhoods and things have been working out really well.
