I recently had the pleasure of interacting with ANA from Kirkpatrick Management Company, and I cannot praise her enough for the exceptional customer service she provided. I had a quick question regarding my HOA fee, and ANA went above and beyond to assist me.

Trash was not picked up in my entire neighborhood, yet KMC doesn't care. They just tell us to contact the mayor's action center to inquire about trash collection. Yes, trash collection is managed by the city, but they absolutely could've contacted the mayor's action center on behalf of the neighborhood and gotten a truck out here. What is a management company even for if they won't do anything and just tell us to do it ourselves? It's also ironic that they don't care about whether our trash gets picked up or not, but they get up out butt if our trash bins are in public view. If you don't want our bins in public view, then how about you make sure our trash gets picked up?

I'm never able to tell how much my dues are. The paper bills say one thing, but the portal says another. I call in to clarify and I'm told my HOA is the one that needs to clarify, but they don't run the portal. There's no accounting history either to let me know how much the dues were either. Seems like a lot of basic features are missing.

HOA and condo association management is inherently tough and we are going into our 4th year with KMC. They do a good job of managing day-to-day and we have also been able to collaborate with them to work through some really tough times. In particular, we enjoy and take advantage of the educational workshops offered, which keep both KMC and our Association up to date and informed. We look forward to a long and mutually beneficial partnership with KMC.

I wasn't going to leave a review; however, since nothing is being done, and there are crickets on their end, here are samples of their work. This is work completed within the last month for siding and painting. When I initially complained, I was told it was about as good as could be done. Since then, I've tried get them to fix it and they are not responding. This is what they deem acceptable. They don't do their job.

Yesterday Carson was extremely efficient and expedient in sending me the Architectural form for me to complete and submit. Im a owner of 3 condo units and KMC has been a complete waste of time since I've come in contact with their services. I live in Heron Lake Condos which have been managed by Heron Lake long before I got there in 2015. My very first experience in dealing with them came only a few months of purchasing my condo in 2015. I moved in most of my furniture into my condo and the rest was in my storage closet on the first floor. I had to travel to Europe for business for a week, during this time the first floor flooded from a pipe burst, damaging several things in my closet, most of my personal belongings were on shelves and weren't damaged. I wasn't contacted at all via email, phone, etc instead KMC was contracted to clean up and proceeded to throw all belongings into a dumpster...damaged or not. I also had a personal firearm that came up missing and several personal belongings. When I returned, I tried to contact KMC for 2 weeks with no response. I finally contacted a rep on the 3rd week and was told there was nothing they could do and I'd have to file a insurance claim. In which I did, and was only compensated for a percentage of what was lost.Throughout the years, KMC has repeatedly had issues with processing HOA fees correctly, causing issues with late fees. I have a extensive email chain with the HOA and KMC. I was elected on the HOA as the VP and I wanted KMC out. They were a huge part in what we spent as a community with very little getting done as far as repairs or management. When jobs are contracted to be done by them the rates are extremely high and they tax the community heavily. In 2020, I had a cement patio on the third floor that developed a huge crack down the middle, this fell under KMC to fix. I sent several emails out to KMC and the HOA about this issue and was only contacted a couple times about coming to look @ it. It took KMC 2 years to come look at my patio, by then it was on the brink of collapse and I couldn't use it for 2 years for fear it might fall into the patio below. 2022 a rep from KMC came out and looked at it and said it was bad, I heard nothing back for 4-6 months, until I wrote another email about it being a safety hazard and that I was going to call the fire dept and my lawyer to come check it out. A rep came early this year with a plan to shore it up and fix it. It was finally replaced with a wood patio. Smh. KMC has a legal team that specializes in liens against homeowners. Our HOA complains about the community budget but pays KMC a huge chunk for nothing, they raise dues to help pay for this mgmt company and force this onto to the community. My community is mostly retired elderly on a fixed income and the cycle that has been started has split our community down the middle. Dues go up, Fees can't be paid, they use KMC to go after the funds legally by putting a lien on their homes. Instead of firing this mgmt company and finding a better service, we fall deeper. There are several lawsuits pending against KMC on several issues like these. Please do your research before hiring this company as ur mgmt team.

I’ve enjoyed calling this small close nit community my home for about a year now. (Canterbury) I love how everything is clean and maintained. The pool deck area has to be my biggest enjoyment here. It’s also checked for proper levels and the pool deck is always clean. A woman named Demi has helped me with a few small things and she does fast track my questions to upper management.

Kat has been wonderful. Our community needed a lot of work and attention when she first started and she has helped us improve a lot of things. She is extremely hard working, she is always well prepared, and handles tough situations respectfully. We are happy to have Kat and Kirkpatrick as our management team!
