I lived at the Marott for three years and overall it was a quality downtown apartment. I was on the 10th floor with a 1BD 1BA. The on-site facilities like the gym, pool, gated parking (the fob sometimes didn't work on the back gate) and 24 hour concierge were a great resource to have. It's location makes it very easy to get anywhere downtown within 15 minutes and it is walking distance from places of interest within the Fall Creek area.The reason I moved was due to constant noise from being downtown from sirens and loud cars coming on Fall Creek throughout the night as well as no washer and dryer in your unit. You get great views on the upper floors but it is a trade-off too cold Winters with the aluminum windows that have bad seals. It is a small apartment for the price you pay, but it's a trade- off the for location.Its a good option for a downtown apartment for students or young professionals.

This is a wonderful place to live. Absolutely stunning and beautiful. We loved the parking that is included, indoor hot tub and pool, outdoor pool. Lora at the front desk is amazing. If you are looking for a place that is extremely close to downtown, yet not directly downtown, this is your place.

Great staff, great amenities, great pool. Only reason it isn't a 5 Star place to live is their washer and dryer situation. The people at the concierge desk are always helpful in great to talk to.

I lived in this building for one lease cycle. While the apartments and amenities themselves were as advertised, there were several hidden costs and issues that we encountered. 1. Electric charges are EXTREMELY high due to poor window insulation. I lived on the 9th floor and in the winter/windy days, I could feel the air blowing inside of my apartment. Electric bills for my very small 2 bedroom apartment were up to $250.2. No bike storage or places to park it outside. They will take your bike if you try to hook it up outside.3. Weddings and events often with loud music and blocked off entrances that make getting to your apartment difficult. 3. READ THIS: upon move out, they find a way to charge you for a complete carpet replacement. When I moved in, they told us that they replaced it after each tenant and made it sound like a complementary service. Although it's not stated, they find a way to charge you. My roommate had a cat on the lease and despite it being the cleanest cat in the world and never peeing outside of the litter box, they stated (without any proof other than documentation) that there was urine on the carpet pad and charged us almost $700 for a complete replacement. When asked about this, they said that they had to pull up the carpet due to the urine although they pull it up automatically, EACH TIME a tenant moves out. (Basically they pull It up by default and then look for a way to make you pay for it)After asking other residents, they have said the same thing. Van Rooy has made up other excuses for the carpet replacement for each tenant. This was a huge bummer upon moving out because not only did we lose our initial deposit, we had to pay the rest of the balance for NEW carpet. And the office staff had no evidence and was not helpful in any way in helping us understand that. (And mind you, we were clean people to begin with but we scrubbed, vacuumed, patched holes from nails, etc) Make sure to take pictures of everything including the carpet when you move in. Their goal is to screw you over :) super great and moral people!

I currently live at the marott, and have a storage unit here that is considered one of there amenities for an extra fee each month. I went to go down to my storage unit to clear it out to find all of my stuff was completely gone and someone else's stuff in my storage unit that I pay for every month on time as well as rent. Well when I got off from work to go down to the MAINTENANCE OFFICE to get my stuff where it was "supposedly" supposed to be, there were only my tv, my suitcase, and a tool belt. And the rest they threw away without my consent and without even notifying me that my stuff was being moved out of storage. I had about 1000$ worth of stuff in there that they picked threw to see what they could keep and threw out the rest of my belongings. I am very upset with this situation and how "they made the situation right" was doing the bare minimum. My storage unit was completely full of stuff that I worked hard for.

Beware.I moved to Indy to go to school at IUPUI. The Marott was appealing to me because it was only ten mins from campus. The selling factor was that it had a hot tub. When I first moved in, everything was fine. The first issue started when the hot tub was not opened when they claimed it would be when I signed the lease, in fact it didn't open until a month and a half later after the date they claimed it would be open (remember this is all pre covid). The next issue came in the form of the windows in the rooms. They do not properly stay shut nor do they effectively keep the cold out during the winter so you will have a high electric bill. There was a severe wind storm which blew the window completely off the hinges and knocked over the television, breaking it.Next, there was a power issue one day where the generator caught fire and causes everyone to evacuate the building. I lived in the north tower so I was required to not stay the night in my room. I received no compensation for this inconvenience and had to drive an hour away to stay at my parents place. I was not allowed to go back into my room to gather my medication, or belonging including school work. Other people received compensation for a hotel stay however no compensation was offered to me.Later there was work being done to the parking lot. They asked me to move my vehicle so that the workers could get to a specific spot on the lot. Right after I moved my vehicle I came to find out that there was a huge piece of metal in my tire.lastly, when I was moving out, I did a pretty decent job of cleaning up and did not expect to have to pay much if anything out of my security deposit. I was severely wrong. They pulled the carpet complexly out (even though it was only 11 months old) and claimed that my cat urinated on the carpet ( we are clean people and clean the litter box regularly) they send me a bill for the total of the carpet among other ridiculous expenses (around 800 dollars) and wanted to keep my security deposit on top of that. I had to pay a pet fee in the beginning plus a monthly pet fee. This is what you call unreasonable. I did speak to upper management and convinced them to let me off the hook for some of these expenses but not until after having to speak to an attorney.. Don't let the pretty looks and feel fool you in the beginning. They just want their money plus some.PS the place is haunted. Had the concierge tell me that there was lots of spirits roaming the halls ( if you believe in that kind of thing) I never heard, nor saw anything. I would take my money and check out a different location.the only huge plus I can say if you can get past all of these other things is that there is a red line bus stop directly outside the front door, but even then its Covid season so maybe you dont want to get on the bus anyways.

Short story: Live here!I loved living at the Marott. The building and grounds are beautiful and well-kept. The staff are all wonderful (shout out to Lora at the first desk!). They are always friendly and addressed any issues promptly. Other pros: secure storage for packages, 24/7 concierge desk, free gated parking, 2 pools (indoor and outdoor), cool residents, a gym, and bragging rights that your apartment may be the unit that Marilyn Monroe stayed in. Downtown is less than a 10 minute drive and 15 minutes to Broad Ripple. Fall Creek Place has a couple of restaurants within walking distance.Cons: Regarding the old windows, yeah, they suck, especially during the winter (Dec/Jan). I found window tape (not the large plastic sheets--too ugly) to be helpful. It's <$10 for a roll. The AC broke down quite a bit, but I believe they just updated the system, so hopefully it will be better now.

The Marott is the best apartment in Indianapolis. Hands down. The front office (Scott, Brittany, and Alex) and the front desk employees (Laura, Sam, Thomas, and more) are all top notch people. Friendly, helpful, and want you to have a great experience living there. They are there 24/7. I lived here for 4 years and only moved because a job forced me to. Bo (who cleans the complex) does an OUTSTANDING job of keeping everything looking sharp and clean, and is always a friendly person to talk to. There is coffee every morning already made for you by 6am, different flavors each day with no limit to how much you can drink. You get called for any packages or food deliveries and they will send them right to your door only after calling you with permission. The indoor pool and hot tub, outdoor pool, and fitness center are all top notch. The fitness center was just updated and is awesome. The parking is gated and is free, just pay $45 for fob. Layouts are solid and it's a quiet building. Even when they have weddings we barely ever heard anything. Everything is secured and locked unless you have a fob. My wife and I always felt safe. Maintenance people are fast and efficient. I have no complaints. I loved it and will miss it. Highly recommend.

I enjoyed living here, but there are a few issues with the old building that made me decide to move out. The windows let in so much cold air during the winters that you'll have to invest in other ways to keep the unit warm, and the bay windows tend to detach when the winds are too strong. The elevators frequently break down, washers and dryers are expensive to use, and these apartments are just not worth their price.However, the maintenance and building staff were absolutely amazing, and made living here much better. (Laura is awesome!!) I had to request a new water heater at one point, and the maintenance team was at my door with a new one within thirty minutes of my call.The new property manager is very nice and seems to be making good changes to the building. Overall, my time here was good, but I can no longer justify living here for the price.

These apartments are absolutely perfect. Those who work here, from the concierge to the maintenance, are the warmest employees you'll ever meet . It is safe, quiet, and feels like home. I haven't had a single negative experience yet.

There are good perks to living here, but you have to be okay with the water suddenly not working and it taking hours and hours to get figured out. You also have to be okay with the air conditioning breaking between 2-4 times per week during the summer. The team is nice, but there are many things going wrong quite frequently.

This facility employs people to go around and hassle guests about where they smoke, eight feet away from the building or otherwise. You should also be prepared, if you are unfortunate enough to book this venue run by clowns prepare to be harassed by staff, and have them "check in" on your consumption of outside beverages for confinscation because why would someone paying 5 digits be allowed to smoke outside, or drink inside? The non event staff was, as a whole rude at the worst, unhelpful at best. I would be both embarrassed and ashamed if I was the manager of this facility. Might be time to take a long hard look at your staff. If you want your wedding to be acceptable and surrounded by incompetence every where else, this is the place for you!
