This review is for Susan Woods who is a real estate agent in Schererville Indiana/Gary Indiana. Thankfully I did not further my business with her in my journey to find a home because the two conversations we had were enough to let me know how uneducated she was about the market right now. I told her I was looking for homes 150,000 and below. She sends me 300,000 and up. I asked why didn’t she filter them out and she kept giving me one thing after the other. The response that I thought was hilarious was when she said, because we can always negotiate with the seller. To my knowledge from a lot of real estate agents that I personally spoke to in this season, this is a sellers markets, meaning they will laugh in the buyers face if they even ask for 5,000 below asking price. I was so surprised she said that. Once I told I would like to only see homes 150 and below she insisted on keeping it higher. That is giving the client false hope. The client like me knows what we can afford. She doesn’t and yet she is going to allow me and others to look at these beautiful homes KNOWING we can’t afford them. How unprofessional is that. I would not recommend her at all to anyone. She needs WAY MORE TRAINING IN REAL ESTATE.

Our experience with Erica Guelinas was one of the worst and I wouldn't recommend her to my worse enemy. From start to finish the whole thing was horrible. I asked her to mention that my house had a brand new roof, hot water heater and air conditioner. Very important things when looking at homes one would think. Did she, no. I asked her over and over again. Over 25 people came through my home in 10 days and the day I received an offer was the day I left that info out on my kitchen table for people to see.While showing us houses we asked her to show us one we were interested in. She told us we couldn't see that one because it was a conventional loan only. We didn't know at the time that we in fact qualified for that type of loan. She should of been the one to tell us that.When we did find a house we liked we put in an offer. We waited and waited to hear something back from the wonderful Erica about whether or not they excepted our offer. I happened to go on Zillow and the house said contingent. I messaged her asking why it says that. Oh congratulations she says they excepted your offer. No phone call nothing. Everything pretty much went down hill from there and we lost that home thanks to Erica. We put in a counter offer that they accepted and right before closing she forgot to tell the mortgage company and they needed to redo all the paperwork. She said it must of got lost in the shuffle. More words you don't want to hear. This home ended up failing the septic tank inspection. The sellers said they would replace it with a new one. When we asked her if she could include landscaping in the document she was writing up because they were going to tear up the yard installing a new one. She said oh my God I'll buy you a bag a grass seed. I'm sorry but the yard is going to need a little more than that! In the end she forgot to have us a sign an extension of the contract because the septic tank wasn't going to be ready in time. Without the extension we basically lost the house. We had to be out of our house and live with my parents and we started this process all over again. Thank God we had somewhere to go. We contacted a real estate attorney to know what our rights were at this point. Once Erica found out about that she said it was obvious we didn't trust her, we should find a different realtor, good luck living with my parents and that house we lost will be back on the market tomorrow and sold next week. Which it was not now was it? This is just a list of some things that we encountered with her. This is not everything but I would be here all day. She was very unprofessional and horrible to work with. If I could steer anybody away from her and save you all the trouble we wWe went thon entto rough I most certainly will.
