Trash landlord!!! They will do them best to charge you unreasonable fees, the only way to get back your money is to go to small claim court and sue them.BTW their rate was 1.x before. Many good reviews are fake. Don’t believe them!!

Lark keeps increasing their rent and looking for reasons to charge you money. They charged us 950 dollars for a single-time plumbing repair but that issue is a historical issue of that building and has existed before we moved in.

I am glad to be done living at Lark, West Lafayette. I would not recommend them to anybody for numerous reasons. Upon move-in the townhome I was to live in was disgusting. I mean disgusting. You would think that you would move into a clean place but that is not the case at Lark. I do not think managers exist at this place because they do not allow you to talk to them. I asked time and time again to speak with someone and they refused. The worst part of all are the move out inspections. This is a common problem as you may notice from other reviews. I wish I read them before moving here. They are completely unreasonable and will charge you for things that you did not do. And no, they will not listen to reason and they will we dismissive and rude about it. Cannot tell you guys enough to avoid this place. Also the pictures added are just a few examples of the move in conditions I dealt with. And no they did not have someone clean it even after I asked time and time again. Good riddance!!!

The maintenance team is amazing! Nothing but great experiences with all of them. Terry is super helpful and always willing to help. The apartments are large and comfortable and easy to make feel like home. I've lived here for 2 years and would recommend it to my friends looking for an affordable large place off campus. Some minor issues are electric can get a little high in my opinion (about $40-$50 a month per person). I live in a building with only one parking lot so parking fills up and sometimes I have to walk quite a bit in a dimly lit parking lot. I will say I've never felt unsafe walking to my building but its cold and dark so it does suck that there aren't enough spots for my building. I also think the front desk staff seem to be uninformed and aren't the most willing to help with problems as well. All in all though I would recommend Lark just for the maintenance team, price, and space alone.

been here for 2 yrs, one of the last actually affordable places in the Purdue area. Unlike Granite no bugs, mold, unsafe balconies, etc. Utilities very affordable and rent is not in the thousands. Very useful bus routes, lived here an entire year without a car with no issue. 4/5 only because the long term construction next to my building gets dust everywhere, which is pretty much my only complaint.

TLDR: Rent somewhere else, this place sucks.I usually don't write reviews, but this place is so botched I just had to. I've lived in several college apartments but I've never as many issues as this place. Seriously though, after every awful experience I wondered how these guys could possibly make my life worse, but they managed to top it every time! Let's get started.Section 1: Move InWhen I moved in the apartment was NASTY. The walls were scuffed. The edge of the door looked like an animal had scratched it. Look at the image. The vent had mold all over it. The bathroom had hard water stains everywhere that were impossible to get rid of even after a lot of scrubbing. It took them 3 weeks to replace the vents and plaster the walls.Section 2: Summer 2022I left to visit my family in California. I get call from the apartments that the cleaning crew has accidentally thrown out the items in my fridge. I got back home later that summer to find out that EVERYTHING that I owned in my kitchen was thrown out. Groceries, Kitchen Appliances, Cookware .. everything. They credited my account for one months rent which didn't nearly cover enough even though I provided them an itemized list of everything that was thrown out.Section 3: Mail delivery to the wrong personI had some very important documents (including my passport) delivered using FedEx. I contacted the front desk for my package but they told me they "haven't logged it in yet." Now these guys can take anywhere from 1-5 days to log in your package. I contacted the front desk everyday for my package for 6 days. On the 7th day I got a call from a fellow resident informing me that they have "accidentally" received my mail. I figured there must have been an error on my side in the mailing address and I met up with them to receive my mail. The address on the package was perfectly legible and correct. It included my name and phone number on it as well, which is how the person contacted me. I e-mailed the front desk and their response was: "Please understand we are humans as well and mistakes unfortunately occur from time to time." This was important legal documents mind you.

I stayed in this complex through two 12-month leases.When my boyfriend and I signed a second lease in October 2020, I asked that we wouldn't be placed with another roommate, if possible. They said it was unlikely we would get a roommate, since my boyfriend and I were a couple, and we have a dog. We also wanted to ensure we were able to get the largest room. They said they would make note of it. (They never did.) Everything seemed fine, so we signed the lease.I paid 2 months' rent in advance to financially qualify for the 2020/21 term. So, when I got charged rent for both of the exempt months, I called the office, and they said they had moved the money over to my next lease term so I could financially qualify again. They never told me this was going to happen, nor did they ask for my consent. I had spent the prior 3 days trying to figure out where the money went because I knew I'd paid it, only to find out they had moved it without telling me.3 weeks before we moved in, we got an email with our new roommate's information. So, what happened to the previous reassurance that there wouldn't be a roommate? I called and was told that they were filling all the rooms, and we were getting a roommate whether we wanted one or not. Lark should've been honest with us from the beginning and not made promises they couldn't keep.Well now we had a new roommate. The poor guy had no idea he was paired with a couple. He didn't know we had pets. He wasn't told anything that he should've been made aware of, and, as the icing on the cake, they had placed him in the one room we requested. He said that he requested that specific room when he signed. Well so did we, so..?My boyfriend and I started moving our stuff to the second apartment. It took us 4 days to move everything. I still had my old keys and hadn't moved anything out of the kitchen yet. On day 3, I checked online to finish the new move in inspection and found a completed move out inspection for the old apartment. Upon looking at the inspection, red flags immediately popped up. I was charged for trash removal (which was literally a picture of my gecko!) They made more notes about basic cleaning that still needed done (which I hadn't gotten to because we were still moving out). I HAD NOT TURNED IN MY KEYS. So why would they inspect it? After seeing the report, I left that apartment spotless. My mother would be jealous of how well I cleaned everything. I'm not about to get charged for a lack of cleaning when I'm perfectly capable.I got a puppy in October 2021 to train as my service dog. I gave them a doctor's note, but management rejected it. I fought with them for MONTHS about it. They asked me for a new doctor's note confirming that I have a disability and kept prying for more information despite me signing a HIPAA form etc. I got a new note from my primary care doctor, but they rejected that too. I gave them what they asked for, but it was never good enough. At this point, it was ridiculous, so I never responded to them. They got all the information they legally needed. They disregarded my need for a service animal and denied TWO different doctor's notes, so new tenants should expect similar problems. I also reported them to HR, but nothing changed.They don't care about you, just the money. They'll promise anything to get you to sign, and once you're stuck in a lease, they no longer care about your feelings. I've read the entire lease multiple times and Lark doesn't abide by most of it. They make you pay damage fees for things that aren't your fault, and the fees are ridiculously expensive. Nobody should pay for something if it wasn't their fault.Certain staff members were EXTREMELY rude the entirety of our leases.There's nothing that can compensate for such an awful experience at Lark. WOULD NOT RECOMMEND LIVING HERE! I lived there for 2 years and went through a lot, and Lark did not help with anything. The lighting is off and you only have one window, your bedroom window, which leaves you to get super depressed from the lack of natural sunlight and you can’t keep any plants alive. Maintenance and staff have keys to every apartment and door so if they want to come in, they’re coming in. Almost got walked in on with no clothes, despite me telling them not to come in. The pigeon problem is the worst and makes everything smell. I also had my car broken into and got no sympathy from the employees. There was one instance that their computer system didn’t process my rent payment but it didn’t update my account to let me know and I got a late charge. Fought like hell with front office about it and ended up having to pay the late fee. Says no smoking, but people still smoke there’s no one reinforcing that rule or handling it. Oftentimes gunshots heard during through the night because of a trailer park nearby. WOULD NOT RECOMMEND LIVING HERE. ONLY IF YOU’RE DESPERATE!

Lark west management signed the lease in August with the city bus services and made changes to the route because Lark management did not think it is financially feasible for them for the city to provide bus services after regular hours. Students are held back to take Uber or not go after business hours to campus for any after school activity (meetings or any campus provided event).Management took advantage of the college kids who come for inquiry and lurked them with incorrect information knowing they can make changes in their contract with the city.W. Lark can always do an amendment to their contract and provide the services back but still do not choose too.Lark management please do not send a apology note but take action to this.We are now stuck with the lease and even if they release us from lease there is no where to go .

Please don't live here if you have other choices! I have all kinds of bugs wandering in my room( spiders, ants, bed bugs, and other unknown pests, I could see them every day). The living room and the kitchen were as dirty as FK when I moved in, they looked nothing like the photos on the website. The sound insulation was so bad in my apt that I could hear all kinds of sounds clearly from everybody within the building. Also, this place is very far from Purdue, there are many better & cheaper options near the campus.

Lived here for 5 years and overall didn't hate my time here. Unfortunately, the cons outweighed the pros, hence my 2/5 stars.The first thing to note is, its far away from downtown and campus enough to feel pretty isolated. They do have buses that go to and from, but they are unreliable and only run certain hours and on certain days. You will need a vehicle.Secondly, they do not pay any attention to your roommate preferences. They just match you with whoever is convenient for them, whether or not they are compatible with you at all. Over my years here, I had a lot of roommate issues. To be fair, they did generally try to work with me a bit once I brought the issues to management, but there wasn't much they could do.The biggest reason for my low rating is the unexpected fees. They seem to just charge you however much they want for whatever they can come up with at any time. When I moved in, I paid a significant pet fee. Still during one of my quarterly inspections, they surprised me with a $1000 charge for the couches in the living room being scratched up. The damage to those very cheap, low quality couches did NOT add up to $1000 and I had already paid the pet fee, and deposit. My neighbor and his 2 roommates were charged $450 EACH when they found a spot on the carpet in their living room. Also your electric bill can add up really quickly. I paid anywhere from $50-$100 per month on top of rent, on top of the required rental insurance which was an extra $12 each month and the convenience fee for paying your bills on their app. All in all, when I moved in I was happy with the relatively low rent, but was bewildered through the years at the random added fees.All in all, its a pretty basic apartment complex. Its not perfect, but it works well for a temporary apartment for a year or two. Just beware of the extra fees.

Parents beware! If I could give zero stars I would, but unfortunately I cannot. This company is designed to take advantage of you and your college students. They will also charge you “late fees” for their incompetency. They do not notify you of important updates, tell you to email bank account information through an unsecured email account, and are conveniently incapable of accepting payment over the phone (even when they have locked your online account.) They also take money from your bank account, return it 2 days later, and charge you for “insufficient funds” despite the money being in the account. The employees are rude and condescending on the phone and are incapable of doing even the most mundane of tasks, such as adding up late fees for you. They will be more than happy to decline your phone calls or hang up on you when you are tying to send them the certified check they are requesting. I will be following up with Better Business Bureau. This company is a SCAM!
