This is a horrible organization to rent from, especially the dorm at 2111 College St., Cedar Falls, IA. It's a very, very loud place with lots of college kids. Some run yelling all over the property at night, and some run naked. Somehow, couples always seem to argue at night under your windows! It's just a nightmare place; save yourself from the hell. Invest in a peaceful neighborhood, please. Blake is the "runner" - the manager of this place. He is so bad at work; he is terrible at his work. He needs to be more professional and learn the business etiquette. Needs to know about customer service or customer relationships. He bad-mouthed his ex-colleague whom I met, and she was a charming girl.Laundry is always messy and dirty; nobody cleans it. Piles of dirty clothes just left there with no supervision. Blake is a kid who knows nothing about managing the dorm—such a disgusting place. Blake decided to put my deposit money into his pockets and never answer for his deeds. My jewelry worth $1200 was stolen from this place. I will probably report and start the investigation soon. Blake could enter my apartment when I wasn't there without prior notice, justifying it by "coming to fix the fridge" and other small things. The fridge stank and was broken, but they never fixed it. The carpet stinks badly and is full of cat/dog fur; you won't be able to breathe in these apartments.

The management was horrible. They were always threatening everyone with extra fees and things over text messages. They would threaten you with fees if you didn't move your car when it snowed or if you set trash bags in front of the dumpster when it was overflowing (which it always was). There was always things broken in our apartment and no one would ever come to fix it. Our neighbors smoked weed all the time, there was a shooting in the parking lot, and the maintenance man would always blow cigarette smoke into our apartment when he would come in. Then he would proceed to not fix anything. We had a huge black mold spot on our bathroom ceiling that they told us they would fix BEFORE we moved in. The apartment above us had a pipe leaking, so the ceiling was always wet. All they did was paint over it multiple times. Also, our kitchen sink backed up sewer water once and no one came to fix it. We had to fix it ourselves. I would only recommend this apartment if you are a college student and it's all you can afford. If you can afford to live somewhere else, DO IT.

I lived here for six months and can not rate these apartments any lower. The facilities are in very poor condition, especially the laundry rooms and "gym," if the set of weights in the leaky basement could even be called that. My apartment had a spot of water damage above the shower in the bathroom that caused black mold to build up every two weeks. Every time maintenance came in, they simply painted over it and called it good, only for it to come back over and over.Dumpsters were always overflowing and management would threaten to charge us if we were caught leaving any garbage near them, even though they never cleaned them out. Basically any time management saw something they didn't like, they threatened to charge residents absurd fees in the hundreds or thousands of dollars.Spiders, bugs, and insects were a constant pain, especially in the bathroom. Plumbing was poor. The kitchen sink backed up sewage once, and my roommates and I were forced to deal with it ourselves. Management shut off our water randomly in the middle of winter without warning, and the heat would turn off at the worst times of the year.When we moved out, we deep cleaned the entire apartment top to bottom. We patched holes in the wall that were there when we moved in and cleaned the carpets in every room. Months later, we were told via text that our security deposits were being kept and that we were being charged an additional $180 for cleaning fees. They claimed the carpet had to be replaced, even though there was literal cat food on it from the previous tenants when we moved in. Not to mention that the apartments' "no smoking" policy didn't seem to apply to our neighbors who smoked weed constantly. There was a shooting in the parking lot and litter from the next door vape store was strewn across the parking lot.If you choose to live here, just know that management hates you. They will find any reason under the sun to charge you exorbitant fees and gas-light you when you report major problems. Always threatening fees or evictions.

I lived her from June 2022 until April 2023. I had alerted the management that I was moving out early due to needing to leave a toxic relationship. My lease was up in June of 23 but I moved out sooner as mentioned above. Before my lease was up, they moved someone into my apartment without asking me or my ex while expecting us to STILL PAY OUR RENT FOR THE APARTMENT. My ex and I paid for the entire apartment and were never late prior to me not paying for someone else to live there. When we moved in, we were told we could have a 4 bedroom for the price of a 2 bedroom, and we would have access to all the rooms.I could not live with my ESA Bird due to one of our neighbors constantly smoking weed until they got kicked out. Of which they said a bird would be no charge! Too bad one room was dedicated to just storage because we could not safely walk in there! There was a rotten floorboard that pressed down when you walked near it! I reported it to maintenance, but it never got fixed as "They would have to get a 3rd party company to fix it."I recall one night my ex had popped her tire while she was door dashing and we had trouble replacing the tire as we aren't mechanically inclined. The landlord came out and had told us she was going to have it towed! Keep in mind she was in the back where hardly anyone parked. Also keep in my mind we had no prior warning via text or phone call about the towing! Also Also keep in mind it was a cold winter night we were tasked with trying to replace the tire! Thankfully I had Triple A!When my ex and I moved out we deep cleaned and scrubbed top to bottom (I took pictures) They still charged us for cleaning fees! The previous tenant had a cat that had damaged the blinds. At first, I thought that is what they were trying to charge us for, but I now see that many people faced similar charges.On the day I handed in the keys and found out someone was moving into my unit I called my grandmother (Who had been helping a lot with rent) and she wanted to speak to the landlord. According to the landlord my grandmother wasn't being nice on the phone, and they didn't appreciate being talked to "like that." According to my grandmother the landlord was the provocateur. Obviously, I am going to believe my grandmother. Especially so when she told me the landlord was threatening me behind my back to her! I had texted the landlord and threatened to report them to HUD of which I tried and did not get a call back. I also stated that I do not like having threats thrown behind my back.They originally charged me for Buyout fees of $940 and a cleaning fee of $190 as well as an EXTRA rent of $470. Before they removed my account (More on that later) I saw the extra rent had been removed.Now as of posting this I am finding financial hardship. I am trying to pull all my statements and things I owe together only to find my login has been deleted! Unfortunately for them, I screen capped everything and posted to Facebook! :)Another incident that happened: While me and my friends were moving things, I felt gravity take effect and found my foot went right through the walkway on the second floor and I almost fell through!If you can find anywhere else to rent from! These people do not care about maintenance, and it is clear from what I have experienced and read they do not care about their tenants!

My roommate and I have enjoyed living at Hidden Valley Apartments! We are within a 10 minute walk of our department on campus and have always felt safe! The staff has also been extremely friendly and helpful when we were signing our lease and moving in. I would recommend looking into this complex!

I was hesitant to room with people I didn't know, but management did great at picking roommates! The apartment was orderly, and no major red flags and the manager (Kim I think) was super friendly.

5/5 stars, would definitely recommend Hidden Valley Apartments to a friend! The staff is incredibly friendly and has been amazing with keeping us up to date with anything happening in the complex. Being a college age female, safety was a major concern when finding an apartment, but my roommate and I have NEVER felt anywhere near unsafe at Hidden Valley, everyone here is very welcoming :)

The Landlords have sent out a bribe for a 5 star review, so that is why you see a lot of 5 stars. However I’ll share an honest review. It’s a cheap college apartment. You get what you pay for, I have mold, the walls are thin, my door is breaking, ex. People are constantly smoking outside and there having been multipul arrest and even a shooting this past semester. Oh, and there is no “roomate pairing”, not once was I contacted about who to room with I just got placed with random people. However, the new landlords are really trying super hard to make the place nicer. Rennovations, kicking out the druggies, and repairing the laundry rooms (the dryers do no work, but the washers are fine!). The new landlords are super nice and accommodating. For what I pay for, it’s worth it. But i wouldent pay anymore than my current rent for this place, you can find much nicer places for about $100 more. It’s a cheap housing situation that gets you by. Works for college!

I had a wonderful experience with the staff at Hidden Valley Apartments. They took time with me answering all my questions without feeling rushed. The Apartments look great, and I will recommend them in the future.
