By far the worst place I have ever rented from the place that I rented from them was in Waterloo and it was so dirty and disgusting. It took them forever to do anything that needed fixed and sometimes they would just cancel it if they never got around to it so it would never get fixed. They have horrible communication skills. They promote that they have all these properties but clearly don’t have the management team that they need to keep up with all of them. Be mindful when you rent from them or if you plan on having them manage your properties to rent out I do not recommend them whatsoever. Maybe they’re better in their primary location, but in my experience, they were not good to me at all. I will say the only person that ever helped me with anything was Chuck.

I've lived with my Daughter in a 4plex that's located in Hiawatha, IA 3/31/2023 when it belonged to "BNB Properties" who bought the building from "Lemur Properties" in 2022! Lemu was the Landlord back when she found this place in late Sept - early 10/21 & signed the Lease & she moved in on/around 10/19/21 which this was her very 1st apart/place that she lived totally on her own!
When I 1st began staying with my daughter BNB would usually fix any issues ASA they possibly could! Well when BNB Property Management decided in the late summer to early fall last year to Resell this property to "AMMT Property management"! Well we were fine with another Company buying the property until we'd have to report maintenance problem to the maintenance person that needed to be fixed ASAP. For example about a month or so after AMMT bought & took over this place 1 of the other tenants had caused the Washing Machine to Break down which was/has been Owned & Provided by All of the Previous Property Owners causing water to leak out all over the carpet that's out in our community Entry/Hallway area that also leads to the 2 Downstairs Apartments & in my opinion that is/was something that needed to be reported right away! So my daughter called & reported it to the maintenance person and after a few weeks had passed I noticed that even though I made a Sign for AMMT that said "ATTENTION WASHING MACHINE IS OUT OF ORDER, PLEASE DO NOT USE UNTIL FURTHER NOTICE"! THANK YOU, AMMT and Taped it on the Washing Machine that our Neighbor's who Originally broke the washer to begin with took it upon themselves to Remove the Sign and Use the washing machine anyway which caused it to break even worse! Anyway, it's been over 6 if not longer since we reported the issue to AMMT and we still haven't gotten another Washing Machine. Which for Low Income people and don't have transportation in order to take our clothes to a Laundromat so that they can have clean clothes to wear such as my daughter and I! I know something like this that might not seem like a Big Deal to people who have the luxury of either A) owning their own Washer & Dryer , B) Having a Laundry room on the property where they live or C) Having transportation to at least be able to get to a Laundromat so they can wash their clothes, it's actually a Huge Deal to us! But that's not the worst thing that this Company has done to us since they took over! In Mid October our Refrigerator completely stopped working which we reported immediately, well about a month later they hadn't gotten us another working Refrigerator or sent their Appliance guy to come look at it then another 3 weeks or so went by & we finally received a phone call saying there would be someone bringing a refrigerator the next day. Well when they came the next day with it the men told us they weren't even sure if the Refrigerator actually worked or not because when they went to pick it up they had to go down in the basement to get it & it was laying on it's side. So we waited 24 hours like we were told before putting anything in it & to wait a few more hours & then check to see if it got cold before going out & buying a bunch of groceries, which I'm really glad we listened to those men because that Refrigerator didn't work either! Well AMMT made us go 4 and 1/2 months before they finally brought us a brand new refrigerator and I think the only reason that they finally got it for us is because we gave them a typed letter stating that if we didn't receive a working Refrigerator within the next 30 Day's then we'd be left with no other choice than to use up to 1 months rent money in order to purchase one ourselves!
Well I hope this Review will help make others aware of how much y'all may or may not be Neglected by this Rental Company! And to AMMT hopefully my review will help y'all to Learn How y'all should & shouldn't treat you

Do not under any circumstances enter into a rental agreement with these twisted people. You can ask me personally and privately to elaborate. For starters, I had to live without a fridge for 3 WHOLE MONTHS WHILE I CONSTANTLY BROUGHT THIS ISSUE TO MANAGEMENT. They will STEAL from you and claim that if you submit a request for a repair then that is your consent for them to enter your home unannounced at any time.

They made sure I got renters insurance and paid them the 1,500 for first mth rent and deposit. When I opened the door on move in day the apt was a complete mess. (Pictures included). All they’re tellin me is they’ll eventually get to it no dates nothing. I don’t even have smoke detectors. Mind you this is wat I walked into and saw and currently have to live wit since may 13th they still haven’t fixed anything but they want their $700 rent on time. ??♀️ The carpet stinks, the blinds in every room were destroyed holes in the walls, toilet non stop running, stains everywhere, the refrigerator missing a handle and the front door doesn’t even have a peep hole. As for fixin any of these problems they’re tellin me to wait they’ll get to it when they get to it. Damon is the guy I signed my lease with, he seemed friendly and told me the carpet had been replaced and the apartment had all new doors and the walls were freshly painted. This place is a nightmare. Decided to leave, Tamera N the rest of employees there don’t do their jobs. Then get attitudes and call you aggressive when you are angry. Tamera esp, is the worst person when it comes to dealing with renters, she rude and likes to try and play victim.

My Husband and I had Gabby come show our home to prospective buyers. She was very easy to work with. She was very informative on the process we should expect. Gabby gave great advice on how to sell and market our home better. The small and inexpensive details she was able to pinpoint made all the difference when selling our home.
