I have lived here for almost 3 years. It is a terrific place to live. The apartments are spacious, clean and have all the necessary amenities. The grounds are well kept. There is very little noise from neighbors. The greatest selling point however is the local management. They are amazing! They are so prompt with returning calls and/or emails. They are super friendly even when I may have been a bit high maintenance:). The maintenance guys are beyond responsive. It literally seems like as soon as I enter a maintenance request, they are at my door getting it fixed. I highly recommend choosing this apartment complex above all your other choices in Lawrence.

We lived here for over 2 years and really enjoyed it! It’s clean and quiet, maintenance is amazing, and any issue is resolved quickly by management.

I would not rent from here. So many additional fees, apartments are slapped together horribly. Can’t even open the fridge if a drawer is open lol. The layout is terrible. The front door has had a gap to the outside since I moved in which I made them aware of. Nothing was done. The apartment was FILTHY with bugs and dirt when I first moved in. They say you’re only going to pay $1305 turns out to be $1385 after there fees and I’m not talking about a pet fee. There’s been some sort of glue squeezing out of the floors ever since I moved in. I’ve had to put drainX in both the kitchen and bathroom sink cause the drainage sucks ass. They did replace my dryer when that quick working. On top of that the front office is almost impossible to get ahold of. It was extremely difficult in the beginning. All in all I highly do not recommend living here. Extremely over priced for not all that great living.

Despite only having one person working in the leasing office, which can make getting in touch via phone or in-person difficult at times, Rona is an absolute rockstar! I’ve been living in these apartments for two years now, and while I’m not a fan of the constant rent increases, Rona does her best to genuinely take care of the residents. She always gets back to you in a timely manner if you have any questions or concerns.
I absolutely love this community. It’s very quiet and clean, and the residents look out for each other while taking pride in keeping the amenities well-maintained.
If you can afford the rent, I highly recommend looking into living here!
Again, huge S/O to Rona for being the best!

I just turn 18 over the summer and I was getting ready to go to college and needed a apartment my anxiety was through the roof about how would my land lord be and things of that nature but all that anxiety went away when I met Rona she gotta be one of the nicest good hearted people I have met ever since moving here she hasn’t be anything but so sweet and nice it just makes you smile I have ran into issues with my neighbor but mind you almost everyone and everyone I ran into are so nice they will sit there and have a conversation with you for 40 minutes without even knowing your name makes you happy knowing there still good hearted people out in this world but when I brought it to her attention of what been going on with my neighbor and she was so understanding and made me feel so much better being far from home she makes me feel as if I was apart of her family and the maintenance man is always on the move working and is also a great guy just by the energy and short talks I had with him you report something being wrong in your place he will see to it immediately fix and let you know what’s the problem so you don’t constantly keep running into the problem they deserve every blessing that comes there way all and all the place is great the sunset is beautiful and the people are so warm hearted it puts you in a good mood and it seems like everyone has adorable dogs it’s actually crazy to me definitely to place to move if you want to be in a good peaceful environment with other good hearted people

Had scheduled a tour but it was a no show. Finally saw someone but the person had turned us away because she had a budget report due that afternoon… like what?? A nice lady walking her dog was kind enough to give us a quick tour and the apartment was honestly lovely. Called the leasing office a few times after that and could not get anyone to answer. Zero communication from the leasing office and could not send in application cause the server was down, even though the website had listed a few availability. Ended up going with a different neighborhood. And now I’m being sent a bunch of alvadora advertising emails…Great apartment but very very unprofessional leasing office, would definitely see that as a red flag…

maintenance is fast, neighbors are quiet, apartment layout is spacious and the rent is reasonable. It’s a great first apartment. I would recommend alvadora.

By far the best apartment in Lawrence! Staff was wonderful throughout the year. They were super understanding and made both move in and move out super easy. No surprise fees or unreasonable charges. Ai made the stay here wonderful. I definitely miss it very much. ??

This is the best place I've ever lived. The apartments are nice and updated, fairly priced compared to others in the area. No issues with theft or crime that I'm aware of. Neighbors are all nice and relatively quiet. Maintenance is amazing, I work from home and I see him running around working hard all day. Any small issues I've had with drains clogging, etc. have been resolved in a day or two. The front office staff are amazing. My expectations for apartments are super high now after about two or three years living at Alvadora. I would absolutely recommend living here. I was not asked to write this review or sponsored in any way.

Honestly the best management team I have ever had. Living here is nice and quiet and everyone is pleasant. The gym is super nice . The only downside is no pool but there are several nearby. If you want a management staff that cares about you as an individual this is the place. I've never felt so at home than I have here.
