My two queen bedrokm was nice. I liked having the sink seperate from the shower and toilet. They need new bath towels. I wouldn’t recommend the two bedroom suite. The king bed is nice, but they need to replace the sleeper sofas

We stayed in the separate building and it was quite dated, but clean. Positives on room: Excellent water pressure for shower, soft sheets, useful hook by door. Cons: dark room, older electricals, tiny TV, remote didn’t work, few charging stations, hard beds. Breakfast didn’t match the usual Quality Inn breakfasts. OJ and apple juice was watered down and they must be microwaving the sausages as they’re super hard and dry. Bananas were good. Price should be lower. Not sure we’d stay here again.

I thought the layout was kind of unique and cool. No batteries in the alarm clock, but who doesn't use cell phones these days anyway.

Room was dirty, outlets didn't work, water pressure was awful, beds uncomfortable, terrible all around. Especially for the price! Stay away.

People yelling and screaming all hours of the night, music blaring, people honking car horns. You just can't sleep. I'm also constantly worried that my car is hoing to get broken into or I'm going to hear a gun shot or something.
I'd call the front desk to complain during the night but the in-room phones don't work so you need to call and go through the automated system on your cell. It seems they don't really care.
Key card seemed to be single use. I had to go get a new card each time I needed to get in my room. Front desk didn't seem concerned when I kept pointing this out.
I'm not sure what's changed in the last year or two but we will never stay here again. Its too much. I have young kids and I'm just too concerned about the whole environment.

When checking in the service was good and the main area and pool looked great. However, once we got to our room my opinion changed completely! I had never in my life had to think about bed bugs but I stripped each bed checking for bugs because of how UNCLEAN the room was. The price was decent but not worth it. Please see the photos, I am very disappointed and honestly, grossed out.

To be honest it wasn't what we were used to from this hotel. We try to stay there when we are in Lawrence but are considering staying at a different hotel. We had problems with the phone, room card, shower, and a couple of other things. Definitely not the hotel we had become accustomed to. We're going to give them another chance but if it's the same as last time...

My room is absolutely disgusting. Opened the door and immediately hit in the face with a stale smoke smell. The sheets are dirty and stained, dirt and dust covering everything. The bed is rock hard. There's sticky white stains all over the desk chair. The corners of the room on the carpet literally look white because of the massive amount of dust. Phone isnt even connected to the wall lol the card scanner outside of the building doesn't work so anyone can just walk in. I booked a room to use the pool and hot tub with my kiddos for my birthday and of course the hot tub is drained.
Asked to leave in the first 15 minutes and the front desk (who was so rude and stand offish when I checked in) refused even though I signed a waiver saying you could check out for a refund if you said so in the first 30 minutes. He moved us to another room which wasn't much better at all.
UPDATE: In the new room and the toiletries weren't even replaced, they're all half used and put back out. The shower head is literally hanging out of a hole in the wall. The duvet is NASTY there's dried up snot, orange powdery stained like cheetos or something and a giant pee spot. The bedding was 100% NOT WASHED. Again no one will do anything about this. Insane.

Price is always almost double and sometimes tripled at all the hotels in Lawrence if there is anything going on. Major rip off!
This hotel has outside and inside rooms-very rare to get an inside room even if you book months in advance. Rooms and/or furniture and carpet has not been updated since probably the 50's. I requested an inside room because I was traveling by myself. None available but told I would be changed if there was any cancellations. Of course that had no chance of happening and even though I knew my daughter had cancelled her room and I called immediately after to ask for the inside room. I arrived and checked into my outside room, the first thing that happened was the toilet ran over and not because it was overloaded, It flooded the toilet and shower area, then ran over onto the carpet in front of the sink. I reported it to the desk and was told it would be taken care of. There was no offer made to give me a different room. When I returned for the evening, the toilet did flush-not great but it flushed. I had to put towels down to be able to use the sink without standing on soaked carpet. The faucets in the shower didn't work well so you either got very hot or very cold. The next morning when I left, I double checked that the door was locked. When I returned that evening, my door was not even shut tight-much less locked. I cautiously entered and found my things had not been disturbed. No housekeeping had been done, but the wet towels had been picked up and replacement towels left, which is apparently when the door was left loose. The carpet was still wet in front of the sink so towels again to stand on. The replacement bathmat had a hole in it! We have stayed in this hotel several times since we've had a student at KU for the past 3 years. It's usually on the cheaper end of the ridiculous prices the hotels charge when there is anything going on. It has never been great but this time topped it all. We will not be returning here or anywhere else that is under the same umbrella. You would think that if the hotel if filled to capacity -especially at overcharged rates, some of the income might at least be used to update it beyond "dive" status.

Dishonest, greedy place. I made a booking and when I arrived, the room was dirty and smelled. I immediately cancelled my booking on booking.com and paid the cancellation fee. I decided to make another booking at a different hotel. Handed my keycards back to front desk and told them I was not staying. I called asking where my refund was and told me I needed booking.com to call them directly. I did. In fact I had multiple booking.com agents contact them showing them proof that I cancelled. Agents told me to file a complaint against them because as soon as I cancelled they were notified. This whole time they knew they were just acting like they did not. Now they are lying and said I stayed 11 nights there. What a horrible place.
