Price gouging and poor management. They will nickel and dime you with extra charges on everything. The place will only get worse around you while you are there.
My rent increased 33% in 6 months, mostly in small side fees. Oh and surprise, the short term rental fee for a 6 month lease quintupled. And that $300 pet fee +$25 a month to cover the carpet and apartment even when your pet had zero accidents? Well they're gunna take another $300 to replace said carpet from your security deposit (you will not get any deposits back, trust me.)
They put deliberately vague wording in their renewal contracts saying 'rent amount plus fees totals "$$$"' but they don't say which fees are included in this. They don't mention that this refers to some but not all monthly routine base fees with zero distinction. So then they add additional base fees on top that were not part of those original 'fees' mentioned and not listed in the total of the contract. I argued with them for hours on this and if it is legal, it's definitely shady.
Meanwhile lazy neighbors leave their dog waste everywhere. Literally 50 piles in front of our apartment and ALL OVER the stairs and sidewalks. I know it's on the neighbors to pick up after their dogs, but maintenance refused to do anything about it. That was how I lived the last six months. Weekly complaints while wading through feces, nothing done about it.
They entered my apartment 8 times in 6 months for their various "inspections". separate quarterly checks, fire alarm inspections, fire extinguisher inspections, fire sprinkler inspections. etc. Zero privacy. I had the entry papers to prove it and the manager refused to acknowledge that entering an apartment once every couple weeks is not normal behavior.
Management is a joke. They have done zero maintenance on any of the amenities in the 5 years I was there outside of the golf course and pool. Just take a look at the overgrown dog park, covered in half buried barbed wires and rusted out nails from the rotten 'obstacle course'. I have extreme doubts that it's up to any code.
The manager there was one of the most difficult people I've ever talked to. ever. Every answer was "I don't control anything that all comes from higher up". Well what can you do? What's your job here?
Overall my apartment itself was nice. I really enjoyed the actual unit. But everything outside those 4 walls degraded little by little every year. The complex is being mismanaged and ran into the ground.

Non existent customer service. Maintenance that has to sublet nearly every repair so nothing gets addressed quickly. Have a “We don’t do that” syndrome where they avoid ANY responsibility, trash and dog poop concerns are met with resistance and disrespect. Grass scalped too low for heat, bag worms killing all trees, only address issues with pictures and request thru dashboard portal. If you talk to a representative the messages never get passed along such as dangerous tall piles of mulch by the playground 5’ tall that little tykes climb on top of with concrete all around. Spray weed killer everywhere including in front of A/C units that are now clogged up with dirt due to vegetation killer applied in front of all a/c units. DOG poop bags were out for one month. Took 6 maintenance requests to address something that should be done regularly. Place only addresses issues with complaints. There is No forward thinking. Apartments are promised without proper maintenance or reconditioning. Allow majority to move in with issues so Manager gets his $$$ quarterly bonuses to keep vacancies low and over promise and under deliver. Changes on portal with no notice by staff. ZERO Community involvement or interaction. How do you manage without ANY PEOPLE or communication skills? Most leave office upset because nothing ever gets done. Connivence charges of nearly $100 added to the bill with little to no explanation. What started out as 2 bedroom at $960 is actually a 2 BR for $1,200. Price gouging if handicapped and need first floor access of extra $$$ . Dog poop everywhere as well as trash. Recycling was basically eliminated as well. When mowing , runs over everything, metal, cans, glass creating shrapnel… seriously? Who really seriously cares about this property? More time is spent driving around by maintenance staff than doing there duties. 2 people to replace an air filter… much needs to be done and much is ignored…. More time appears to be spent at maintenance man’s apartment than what they should be doing. Turnover has been horrible with staff.

My daughter said she didn’t want a view, but she ended up with one which added more money a month for a “view.” What a joke-both of her windows looked out to the staircase and beyond that was a large mound of weeds. Yes, she could see a flag-what a view! The maintenance took awhile to fix her air conditioning. She was given a fan until the part came in which took a week. The best part is when you check out! She has to pay all these hidden fees-$60 for cleaning (my daughter cleaned that apartment from top to bottom), $40 to clean the carpets (she didn’t even live there 10 months) and $40 to paint the walls! Why are we paying for what they should be paying for-not our job! Then, a large fee for trash and sewer for $150! Totally ripped off! Live somewhere else!

I lived here for 3 years and while I had a generally pleasant experience, there are things people should know prior to moving in.
Recycling: They note that they are recycling friendly, but only have three bins on the entire complex campus, so it makes recycling extremely inconvenient.
Trash: the doors to the trash bins are generally broken off or swinging wide open damaging cars. The trash is usually piled up and not picked up in a timely manner causing the area to stink.
Winter/ice: they do not clear ice from stairs or parking lots like they are contracted to do. Further, the maintenance and front staff bragged about not having to do this where in the contract it states they have the onus to clear the ice. They will put ice down once at the beginning of winter and call that good. The entire stairs/parking lot will become a hazardous icecapade for the rest of the winter.
Staff: while maintenance and staff are generally fine, there is by no means enough staff. Maintenance is overworked which has led to shoddy repairs.
Quarterly inspections: staff will enter your apartment once a quarter to inspect the premises, which is fine, but that is not something you are told prior to moving in.
Community: there were issues with packages being stolen and the apartment walls being very thin so you could hear everything/everyone. The rent also gets hiked up every year.
Overall: this is not a place I would recommend living.

The front desk, girls are extremely rude and have no customer service or people skills. Don’t buy an outside pool membership for them. You’ll be charged for it and won’t be able to use it.

They will do anything to steal your money. Do Not Pay the 350$ DO NOT move in here. It is horrible. They purposely "forget" to mention added fee's. Office staff is underwhelming. The corporate will do anything to save a dollar, this place is a Slum. They actually limit how much De-icer staff is allowed to put down "to save money". I hope anyone who has fallen, sues this place. Warning, double and triple check the portal, bc unlike any other facility that sends little rental reminders, they wont say anything and youll acrew ridiculous fees while thinking you have had everything settled. DO NOT LIVE HERE, YOU HAVE BEEN WARNED.

This place looks great and afforadable (if coming from outside of the state) but be warned, they will scam you for every penny. Be diligent, you wont get a friendly reminder in the email for any bill, issues, not even a phone call. Remember the extra little fee's they don't explain. Even though you already documented prior rug damage, they will charge you over 400$ to replace the rug they shouldve replaced with the last tenant. Whole place is a joke. Anything to save a dollar and swindle a dollar.

I’ve had some bad landlords. There was one guy who liked to waltz in unannounced while we were out. Another who tried to falsify evidence to charge us $800, who backed off when presented with photographic evidence. Still another who was suffering from an undiagnosed mental illness, and had an episode while he was at my unit.But this place takes the cake.The staff seems utterly incapable of solving any problem presented to them, whether it was the maintenance tech who “didn’t know how” to swap an ice-encrusted door hinge or the manager who “didn’t know how” to get their system to stop auto billing my old, deactivated bank account (and no, he wouldn’t cancel the reversed payment fees), it seems the only thing this place does know how to do is suck blood. Getting out of here has cost me $1200 so far in random charges—I think my favorite is the $250 sewer bill for a leaky toilet valve that I informed them about, for which they sent maintenance to fix, who failed to do so, then let the water run for weeks after my move out date. When I complained to the office, they gave me their classic “not our problem, pay us or it goes to collections.”Seriously, if you’re considering this place, I’d suggest living out of a van down by the river first.

The apartment management is awful… I’m not one to say anything at all until I have had enough. No matter how many times you ask the management to help with keeping the noise down or anything they don’t do anything.

My biggest complaint I have after living here 2 years is they do NOT salt the stairs, porch, parking lot, or side walks in the winter. I live on the top floor and it's extremely dangerous going outside after it has been raining, snowing, or any kind of bad weather. I have slipped down the stairs because they were covered in ice a few times. My neighbor told me she has slipped and fell while taking out her trash. De icing and cleaning the outside after bad weather is 100% their responsibility. And they just don't do it at all. If anyone gets majorly hurt from slipping they should sue. It's ridiculous they don't care about the safety of their residents.
