I’ve had some bad landlords. There was one guy who liked to waltz in unannounced while we were out. Another who tried to falsify evidence to charge us $800, who backed off when presented with photographic evidence. Still another who was suffering from an undiagnosed mental illness, and had an episode while he was at my unit.But this place takes the cake.The staff seems utterly incapable of solving any problem presented to them, whether it was the maintenance tech who “didn’t know how” to swap an ice-encrusted door hinge or the manager who “didn’t know how” to get their system to stop auto billing my old, deactivated bank account (and no, he wouldn’t cancel the reversed payment fees), it seems the only thing this place does know how to do is suck blood. Getting out of here has cost me $1200 so far in random charges—I think my favorite is the $250 sewer bill for a leaky toilet valve that I informed them about, for which they sent maintenance to fix, who failed to do so, then let the water run for weeks after my move out date. When I complained to the office, they gave me their classic “not our problem, pay us or it goes to collections.”Seriously, if you’re considering this place, I’d suggest living out of a van down by the river first.

The apartment management is awful… I’m not one to say anything at all until I have had enough. No matter how many times you ask the management to help with keeping the noise down or anything they don’t do anything.

My biggest complaint I have after living here 2 years is they do NOT salt the stairs, porch, parking lot, or side walks in the winter. I live on the top floor and it's extremely dangerous going outside after it has been raining, snowing, or any kind of bad weather. I have slipped down the stairs because they were covered in ice a few times. My neighbor told me she has slipped and fell while taking out her trash. De icing and cleaning the outside after bad weather is 100% their responsibility. And they just don't do it at all. If anyone gets majorly hurt from slipping they should sue. It's ridiculous they don't care about the safety of their residents.

I have had zero issues! I had to put in a maintenance request when I first moved in to fix a piece of the flooring and they came within a couple days and got it fixed quick! I've seen people talking about bubbly floors and I do have a few but it isn't an issues and doesn't affect my daily life in the slightest. I've also seen people talk about fleas and mold, I have seen zero of that. Everything was clean and nice when I moved in. They neighbors are all kind and I haven't noticed any dogs barking and I have seen quite a few. At the end of the day this is a wonderful complex and I have recommended it so multiple people and they love it!

Maintenance was a laborious process. I think they only had one person. "Fixed" our leaky door with a piece of paper and some caulk to hold it in place. Fix for the door handle coming off the door was to turn it 90° and screw it back in. There is no punishment for other renters not picking up dog p*** across the entire property.

DO NOT LET THEM STEAL YOUR MONEYMy sister needed an apartment before her lease at her old complex was up. The Links did NOT have an available unit but said she could go ahead and pay the $350 rental deposit and get on the list.As her lease end date approached and did not hear from the Links, she found a complex that had a unit available.4 days before her lease was up, they called and said there was a unit available. That is WAY too short of notice and she had to make sure she had an apartment to move into. Now, The Links will not refund her $350.To me, that is a greedy company keeping a large amount of money from 23 year old who is living PAYCHECK TO PAYCHECK.Extremely disappointing. Do better.- They do not care about you. I recommend Perfect Fit Property Management if you want a caring land lord.

Paid a $350 security deposit to be put on the waitlist. Called me 4 days before my current lease is up to tell me they have a unit. I had found a new place to live since it was taking so long to find out if I had a unit and now they’re keeping my $350! Thanks guys!

Moved into apartment that was dirty upon move-in. Front door would not latch/close, windows would not latch correctly, lots of weather strip gaps that have been mentioned multiple times, 6-8 foot long cracks in all the corners of all the rooms, burnt out light bulbs, dirty furnace filter and all the vinyl flooring is bubbling up to 1/4 to 1/3" high. Base boards falling off, toilets are crooked almost 2 inch's, Also moved in on the 18th of the month , paid $1040 for 13 days of rent...they fail to advise you that the rent is due on the first and move-in move-outs are all scheduled from the 1st to the 9th of the month. "It was my fault for not reading the lease in its entirety". Seriously? There were 20-30 pages of documents I signed. No staggering move in's or pro-ration of rent. Used furniture piled up around all the dumpsters, 30-40 trash bags piled in front of dumpster doors. Mountains of dog crap around the entire property as well as millions of cigarette butts. Due to dumpster issues there is litter/trash stuck in all the forest in trees around the property. AT&T/Direct TV was a joke....Over promise and under deliver. Tenants need to have more pride in where they live. And they also need to warn all Dog owners to either pick up there pet's or face fines, penalties and eviction. Also should hold true to those who have BBQ's on the 2nd and 3rd floors as well as cigarette butts and empty vape items. Too many people appear to be living in my building. Constant parking issues and have to park at next door apt buildings parking areas. Carry groceries etc 50 to 100 yards to my apartment.

I can honestly say I dont know what people are talking about im very happy with my unit, staff everything. I havent had any problems, dogs will bark, its the owners who are responsible for picking up after there pet. But overall this place is great.

The good:Easy access to highways and storesNewly constructedManager did respond in a timely matterPoolThe bad:Noise- dogs barking and the management wouldn't do anything. Told me to call the Humane Society. Noice complaint is noted in the lease.They over mow the lawns and packed too much mulch around the trees which choke the roots. This explains why half are dead including the bushes. The landscape could be beautiful if they hired people who can landscape, They have ruined the yards!People don't put their trash in side the dumpster even when it is empty . Each time I threw out trash I had to hurdle over trash bags. The lawn crew doesn't pick up trash, they just mow over it!The mold as others mentioned is a problem. I had to throw away 3 pairs of shoes due to mold and it was everywhere on my furniture pictures, etc., and all they could say was we will send someone over. No reimbursement.They over charge, Nickel and dime, I wish I had a lawyer who would sue the pants off this company because what they are doing is a crime. Ripping people off by price gauging. I did manage to get some of my deposit back even though I left the apt spotless.They deducted for cleaning and painting. No such thing anymore as normal wear and tear or painting the apt or replacing the carpet if you lived there awhile. I also had to pay a huge water bill when I left so be prepared for that.They prorate and sock it to you in the end! Every one who has given this place a bad review is spot on. The only ones that are ranking them high are staff and friends of staff. I moved in when they were first built and its was nice but now it is on the decline, sad but true. If you don't care and are willing to fork out monies this place is for you! I got a much better place, more spacious and pay about the same and NO noise.

Please listen…. This is textbook predatory property management. I work at a local non profit that helps provide rental assistance to those in need. They are the ONLY property management in Lawrence that will not work with us to help their tenants pay rent. There is no explanation for this other than they are out to financially drain tenants with late fees. They will make you jump through hoops to pay your rent; must be exact amount, has to be a money order, etc. Do NOT fall for this trap, all it takes is one month where you are struggling financially and they will pounce. Absolutely, utterly, malicious money hungry behavior.

My wife found this apartment complex. We applied and were approved, but before the move-in date, I noticed some recent bad reviews, some of them mentioning mold. I asked to see the room before moving in, and they said no. I said it would be okay with me if I could see it only 1 or 2 days before move-in, and they still said no. I told them I won't move in. Trying to force you to sign something before you have a chance to see what you are getting into is the behavior of con-artists. It is still 3 weeks from when we would have moved in, and they say we have lost our deposit.

I do not personally live there but have many friends that do . On several occasions we joined our friends who were tenants at the pool. Also on several occasions there were issues specifically with one woman that was a non tenant but would frequent the pool . She was known to video and take pics of children in their swim suits , in spite of the fact parents and other observers repeatedly ask her to stop . It became known that she was also posting the pics and video of the children on her FB . The woman also seemed under the influence of something during each occasion . It was so terrible the police were called on many occasions . Yet the Manger (Angel) nor the property would ask her to stop nor ban her . When the tenants ask her on our last visit there to stop, she continued. The tenant went to the office to complain . Their reaction was to close the pool and kick the tenants out . All while asking the only person that was of color if they lived there? Apparently not only do they condone miss treatment of children by a non tenant , Angel “the manager” specifically pulled a racist/stereotype move by singling out the only black guy in the group questioning if he was a tenant. Shame on you Angel , your racist behavior and unfair treatment to tenants was very unprofessional. Further more Angel you said “we could go to a public pool” I guess assuming we didn’t have a pool. We have a pool fyi , but we’re ask to join our friends at theirs . We will not visit your pool again of course . We will swim in our own and invite your tenants . Go get some up training Angel . Not only do you desperately need it your an HR nightmare waiting to happen .

Facilities are lovely, pool is clean, maintenance is fast and friendly. As long as you don't ask for ANYTHING unusual, it's great. That said, the office staff doesn't communicate with each other, so if you have ANYTHING out of the ordinary, verify it with the manager and get it in writing. Training of office staff is apparently nonexistant (but they'll bob their heads and agree to whatever you ask for -- you'll just be left holding the bag when the time comes). Lovely people..., just don't believe what they tell you!
