I've had a studio apartment for 3 or 4 years now, for me and what I'm paying it is an ideal place to live. My rent is super cheap, I have had no serious issues with my apartment and I have always had kind and respectful neighbors. The staff here is great and the maintenance team have always fixed my issues in a timely manner. There are frequent visits by the midwest pest exterminators to check bugs and spray if you need it, though I have had no issue other than the occasional roach only due to my own situational habits. The issues I could point out are the old carpets in the hallways, and perhaps my cabinets and countertops could use an update but functionally they are fine. I have a nice balcony overlooking the courtyard, no problems with noise, walls seem good enough at containing noise. I don't really have any complaints and again the cost to live here is very cheap for me in a studio apartment and you have a pool, workout space, laundry room and lounge area with a tv and computers for anyone that needs it. There are also pretty regular community events put together here for people who want to meet their neighors and prize drawings etc. Ultimately it's an easy recommendation from me to live here. Oh and the location is my favorite part because it's a short drive for anything you may need and to downtown KC.

Thank goodness for the Falls & Sarah!! I am a Displaced Aspen Place (Gardner) resident & had 48hrs to vacate…FOREVER. The property was 100% condemned!

Daily water shut offs, large rats in apartments and halls, roaches for years too. There is a lot of drugs, all halls reek of weed, high rates of crime police are there daily no exaggeration. Good place for dealers to set up and addicts and alcoholics to drink and use the place is full of drugs and sketchy people. Management will inspect your apartment when you move out and tell you you’ll receive your deposit back but then keep it and send a bill for things that don’t exist. Occasionally you can shoot your gun in the parking lot at night, and their cameras and security are terrible, I had two cars stolen parked right in front of the office and cops told me footage was so poor quality there they couldn’t even make out if it was man or woman. Studios end up over 1000 after everything’s said and done what you pay after you move in isn’t what you agree to. Outside pest control comes monthly you get no say so and they enter your apartment while you’re gone and charge you for it on your rent but literal 8 inch rats everywhere. If you have a lot of extra money to spend and like doing drugs and living in low class housing for upper class prices this is your place.

I applied for an apartment studio and i got it within a week.
My experience have been so good with the Falls Apartaments. They are very responsible and the staff is awesome.
I was at the Falls Apartments for some years and they were so great that I really recommend them to anyone willing to live in a good place with great staff that pay attention to their customers 😀

Love living here!! Been here almost 5 months and do not regret it all. Shoutout to the maintenance team because they are amazing!! I put in a request and they are there to fix it the next business day, and always leave a note of services completed. Also very respectful of pets, they make sure my cat does not escape when they come in to fix things. Office staff is very friendly and always helpful, and they do fun activities frequently!

If I could give this complex a rating of 0 I would I strongly advise against leasing at this property due to a number of serious and ongoing issues that made our time here deeply unpleasant and unacceptable. My partner and I moved out in January after months of unresolved problems that directly impacted our health, safety, and overall quality of life.
The most concerning issue was the severe roach infestation, which persisted despite repeated complaints. Common areas were consistently unsanitary hallways had a foul, lingering odor, and vomit remained on the stairwell for months, even after we reported it multiple times. The management’s inaction was not only negligent but indicative of a complete lack of care for residents.
Inside the unit, the conditions were no better. It was clear the apartment had not been properly cleaned or maintained before our move in walls were painted over without addressing visible grime and hair, and even the bathtub and toilet appeared to be hastily painted instead of being replaced or properly cleaned. There were strange cardboard sheets behind closet doors, adding to the sense of poor construction or quick, careless fixes.
Maintenance requests were largely ignored. Our dishwasher was broken for months, leaking continuously despite several service tickets. Staff entered to inspect but never actually repaired it. Additionally, my car was damaged in the parking lot, and no one came forward there was no accountability or support from management. We also found mold while we were moving out.
Security and comfort were also ongoing concerns. We frequently felt uneasy due to the behavior of other residents, and on more than one occasion, our laundry was stolen. The overall environment did not feel safe or respectful.
Considering all of these issues, the rent charged for a one-bedroom unit was simply outrageous. The cost in no way reflected the quality or rather, lack thereof of the living experience provided.
This apartment complex failed to meet even the most basic standards of cleanliness, maintenance, and resident support. If you value your comfort, safety, and peace of mind, I strongly urge you to look elsewhere.

I moved in about a month ago, the move in process was very smooth and fast! Jennifer from the office was very helpful, friendly, and also very patient with me! I also put in an order for maintenance and they came very quickly and fixed fast as well. Overall my move in experience has been great! Thank you Jennifer!

This place sucks I found fleas in my unit, a cockroach and dried blood on day one AND they wanted me to stay or forfeit my security deposit which took a month to finally get back after threatening legal action due to violations under the tenant act. The demo unit they show you has probably never been lived in don’t let it fool you. You get what you paid for and for a couple hundred more you can live somewhere without fear of health risks or whatever leads to blood everywhere. Would give less stars if possible. I’d be better off living in my car.
