this place needs to be reported. the manager continues to harass you with passive aggressive notes on your door. and the trailers are made to look nice but they are far from fixed. and the shelter house has standing water & bugs in it.

I try not to complain but, buyer beware. The issues I have are when I’ve brought something to the management. Nothing was done. Also, the lot rent going up a year after I moved in by $70 was outrageous for the reasons given, especially for the water as I’m only 1person living in my home. There is no way I use $42 worth of water.

Can't afford to move my trailer, so I am stuck here. Lot rent keeps going up due to improvements. What improvements? I haven't seen any. Tonight, I was told that I posted on Facebook that I kicked the storm shelter door in, due to tornado sirens and a locked door. Total lie, I did NOT post that, I was actually at WORK when the door was kicked in. I was falsely accused, and am contemplating charges against Riverside. New management harassed to bring up extra fees. I'm going to see what my attorney advises me to do. If I end up with this trailer park, everyone's lot rent will go back down to $250./month! Lol.

It a nice place. They make sure everyone. Has there grass cut. Or they charge you. Only thing missing is a pool.

I have lived in several apartments and in different states across the country. I was approved to move in. But, my dog was not. Total deal breaker. If I can get my dog in a nice apartment in a large city I fail to see why it would be an issue in a small trailer park. Especially when I would have owned the building just not the lot. I'm sure the response will be "your dog was over the weight limit". They would not be wrong. But, maybe consider loosing your restrictions or making exceptions. This is a trailer park, not the Ritz Carlton after all.

I like living here. Don't get me wrong, but management is definitely a pain. The yard notices are ridiculous. Every week there is a notice because people wait to do the work on the weekends because they have JOBS! This is unacceptable. Don't bother trying to contact them to discuss it either. They won't pick up the phone.

The neighbors are great! The one star is for management. They're constantly harassing you with notes on your door. The biggest issue I have with this is they do it on Fridays. People work Monday through Friday, most people do yard work on the weekends. Wait until Monday to put notices on door and give the tenants the weekend to do the work that was probably already on their list to do in the first place. Have a little more respect for the tenants.

BEWARE!!This community is managed with incompetence. This is by no means a "Premier Park” in which management wants you to believe. Management stated “We continue to remain committed to affordability as average rent in the market is competitive with our new increased amount.” Once again the management is caught in a lie when they say that the price increase is comparable to other communities and after doing some due diligence, there are 3 mobile home communities close to Wamego that the lot rents are between $225.00 and $250.00 and ALL of them include Water, Sewer and Trash. None of these communities are “Premier Parks” At this time Riverside Estates is $225.00 with NO AMENITIES.In an attempt to generate revenue, the management has filled vacant lots with homes that continue to remain vacant months later and their are several vacant lots and homes that have been "remodeled" that are overpriced and unsold. This is causing lost revenue so the solution is to "FORCE MOWING" on residents at a $50.00 monthly fee. Now the city of Wamego is no longer billing for water usage on their monthly billing statement, so now the management is in charge of water billing each month on their statement and the new rate is $42.00 a month. I have 9 months of Wamego City invoices and none of then are more than $12.50, so $42.00 - $12.50 = $29.50, so where is the excess money going? It appears the management is looking for ways to extort money from the residents to cover the lost revenue which they have created. The management has raised the lots rents from $195.00 in 2018 to $290.00 beginning 5/21.Safety is nowhere on the priority list, the west side of the park has NO STREET LIGHTS. The south end of the park is a race track. And the highlight of it all is, the park sets next to the sewage treatment facility so with the Kansas wind, you can guess the aroma and air quality.This community should be avoided.
