DO NOT RECOMMEND. I had planned on renewing my lease here because the rent is not that expensive and the neighborhood is quiet however my refrigerator went out this past weekend and the renters insurance policy they force you to buy does not cover the food loss even though 3 people in the office told me it would. I contacted the property manager to see if they would replace the food seeing as how the outlet for the refrigerator went out and she proceeded to refuse because the maintenance man was paid out overtime for fixing the refrigerator and she tried to blame the issue on my kids. I checked my phone records to get a timeline and the manager lied about the amount of money in overtime the company spent for the maintenance man to fix my fridge, I have tried to get ahold of her to talk about this and see if we can come to another resolution and she has been avoiding my calls. There are many other apartments that are bigger and around the same price range that will be good for your money. The maintenance staff is well mannered however clearly untrustworthy and the entire office is team rude and unprofessional.
Edit Monarch reached out to me after me calling and emailing offering $100 rent credit for the almost $200. I accepted it cause something is better than nothing.

They appear to use the $140 non refundable application fee as a profit center. They took my money and after 4 days are still “checking” my background despite an adequate income, credit score and good rental history. This despite the fact I told them I wanted to move in quickly as I was staying in a motel. I went somewhere else and was accepted the same day. I believe there application process is either incompetent or predatory. It is unclear why they charge an extra non refundable $100 compared to competitors

I will say this- my credit was not great but they were willing to work with me and give me a chance anyway. The apartments are a little outdated (even the upgraded ones) but the apartments are in a central area with great amenities in walking distance. I have been here for around a month, and so far it has been quiet and peaceful and I only hear general noise from my upstairs neighbor. I do like that they have a pool, gym and laundry facilities on site, albeit the pool was closed as soon as I moved in. If you are looking to rent here you would have to make sure you are able to pay rent on time (always!!) as the late fees are extreme and higher than I have seen elsewhere. ($100). All in all, I would recommend to someone looking to rent that has a lower end budget but still wants to be in a decent area.

Liz was really kind and efficient with getting me and my roommate moved in. She kept us updated and made sure we had everything we needed.. other than the technology hiccups the process was very smooth and done in 4 days time. The apartment itself smelled nice and was clean upon move in. Grateful to be here

I’ve been at Fox Run for a short period of time but staff has been so friendly . They made the move in process so easy and stayed in communication with me through the whole process. They are fast to fix any issues when it comes to work orders and are always willing to listen when there’s anything going on. Also love that they are pet friendly and have no breed restrictions.

I have lived at Foxrun for about 6 months and I LOVE it! the staff is friendly and handles work orders quickly. The property is kept nice and clean and the location is great!! 10/10 reccommend

If I could give a 0 I would. When I lived here in 2021 when it was ran by a different property manager, it was so much better. It was much more safer and I felt safer than what I do here now. I constantly feel like I’m being watched and when I asked for security footage of when my car got broke into they couldn’t get it because of switching company’s, so not having the 24/7 security footage doesn’t make me feel very safe. And the buyout process is the most horrendous. I’ve dealt with another company where their buyout was much more reliable to work with. While this place, doesn’t answer their phone even when they’re in office and when I’ve emailed them, i either don’t get a response or it takes forever. The first week I was back, my AC went out and when they put in their backup one, my utility bill skyrocketed from using it so often because they kept saying it was fixed and good when it wasn’t. It broke 6-7 times. I definitely don’t feel safe here. I don’t recommend anyone here whatsoever. The office staff are rude when you try to go ask questions or if you don’t call.

I’ve lived at fox run for about a month now, just wanted to say the office staff is beyond friendly, maintenance crews are awesome quickly get to anything I’ve needed, community is calm and and the neighbors are nice, great and clean place to live, highly recommend!!!
