It is so bad I want to give a zero, but thats not possible so I have to give them a 1. When it was “Mona Lisa” and Ashley was the manager, just like 4 months ago, everything was so much better. We were amazing tenants (paid rent on time every single month, never had complaints or anything). But when “Seven Oaks Leesville” bought them or whatever, everything changed. They don’t have good customer service, they raised the rent to $775 from $600, the lady in the front lied to us saying that because we were such great tenants she would keep our rent the same because “she’s in charge of how how much we pay”. We tried several times to renew our lease but our papers were never ready whenever we went up there. The very last time we tried I drove from DeRidder on my lunch to sign and the lady that sits in the back then said that we couldn’t sign the papers because she “couldn’t find them”. On my way back to DeRidder, they proceeded to call me and say that they wouldn’t be able to keep our rent the same. We decided to move because it’s outrageous to pay $775 for rent for a one bedroom one bath apartment that isn’t even renovated, they have no real amenities, and the service sucks. Called about our security deposit and they have been rude about it every time. I have friends who are still there and the lights have gone out in several rooms, they have yet to address the issue, and when my other friend moved in right before we moved out she didn’t have hot water for a whole two weeks before they took action. They had to move her to a whole new unit.. And if you need to leave a message, good luck. Their voicemail is always full. I could go on and on about why not to go there. We were amazing tenants and we never gave them a reason to treat us the way they did. I would highly suggest to go somewhere else. I’ve never been so bothered about a place to give a negative review but there’s a first time for everything…

I moved here from Montgomery Pennsylvania back in Sept of 2022 to be with my fiance me and dog Carlos love our new home and are happy to be able to start and grow our family

I want to give a shout out to the apartment complex management. I moved here from another state and prepaid to hold the apartment without seeing it. Once I got here, I was unexpectedly surprised at how clean my apartment was the day I moved to New Llano. Perks to Ashley for being very patient with me calling a few times inquiring about the apartment. She is very good at her job and her people skills are wonderful. I love the fact that everything is within walking distance, and I’m talking about from banking to grocery shopping to grabbing a quick bite to eat but you still feel nestled in a homey community. To top it off… No bugs in sight! They supply pest control to all the apartments on a scheduled basis. I’m going to enjoy my stay here.

The apartment I visited was very clean and well kept. I was there on a Saturday evening and there was no excess noise, very quiet complex. The main improvement I would like to see is that there would be more green areas for sitting and bird watching and such. The only really open area is apparently where folks walk their dogs and they're supposed to pick up the poop and bags are supplied but there were plenty of poop piles there so I wouldn't want to sit there. Overall it looks well maintained and well-managed but being able to sit outdoors is important to me. And as far as I could tell none of the apartments have patios or balconies.

Greedy management be sure to give your 30 day notice before you move out,; Even if your lease is ending they will pro-rate the difference of the notice you gave. Dryer vents in the townhouses are Not actually vented they simply run into the walls, explains why one building already burned down. Rent at your own risk and buy life insurance. Don't get me started on the massive amount of drug dealers who will be your neighbors. On the bright side there are loads of cops patrolling as a result of this crime infested complex. Ft. Polk has banned soldiers from renting these units if you needed yet another a red flag. Trash apartment, trash manager find somewhere else to live. Don't let these shady folks overcharge and under deliver.

Stayed there in 2010 the neighbors downstairs would slam their apartment door rocking my whole upstairs apartment it took everything I had to keep from whipping their azz. So I decided to leave before I caught a case.. I'll never rent apartments ever again only houses for me from now on!!!!
