For those it may concern you should have your office manager ride around on the golf cart and see the activity going on on the property on both sides of the property. Also, when you call the emergency number for leaks or anything that’s going on at the same time, they do not answer you and then, when they did ask me the second time I called my result was it’s been taken care of want it was not, the issue was I have water flowing in my apartment from a leaking pipe in the ceiling “the clay they’re going to call the plumber I am still waiting

Only ms kayla in the office is professional everyone else is horrible they need a new staff and they property is becoming worn down and mold also they have abandoned cars still taking up people parking space who pays rent ! ***DONT MOVE HERE PLEASE!!!! ALSO THEY HAVE A VERY BAD NET PROBLEM WE HAVE TO SIT CUPS OF VINEGAR OUT TO ATTRACT THEM AS YOU SEE AND MY HOUSE IS CLEAN AND I PASS EVERY inspection so its not me i promise i stay on adele street and they have cars thats never been towed thats broke down!

I’ve lived in these apartments as a resident for over 5 years. Great location not so great experience.One of the neighbors in our four unit town home makes racket at all hours of the day and night violating our noise ordinance but no one cares to address it - this has been happening for 2 +years at this point. On top of that every few months an appliance will break down only for the issue to repeat a few weeks or months later.I reported painting maintenance work and termite damage in Jan 2021 that has yet to be fixed and the molding from one of the windows it impacted is now rotted, I also reported what appears to be a water leak in the wall of my bedroom that sits behind where I established my home office that has yet to even be looked at, and potential mold or rust in my ventilation system which as you well know is a serious health hazard. I was told by the project manager he’d come do a walk through only to never hear back.I don’t understand why property management would not be more proactive with keeping up with these issues and giving their workers adequate staff so that they have the time to give attention to issues rather than being so overwhelmed it takes several months to address.We recently received notice that renovations are coming for all tenants, and I hope that means that things will turn around for the residents here. Until then I’m rating one star because of the lack of timeliness for issues to be addressed along with the quality of materials used for the current build.Update: As of late 2021 a project team finally completed an assessment but we’re still pending completion of renovations in the spring.

**MANAGEMENT INTERESTED IN PROFIT ONLY**I messaged about a 2 bedroom apartment that will be available later on in June 2021, when asked to view, they said its unavailable to view because the unit is still occupied. That's completely understandable.Now, when I asked when I can circle back to schedule a viewing of the location, they replied, "This unit will probably be rented sight unseen"Then I asked why. This was their response: "Because a lot of people, especially students, coming from different parts of the country will lease without actually seeing the unit beforehand."I understand that, but also, this is not how a responsible property owner would respond. People should still have the option to view the unit in person. I am passing on this unit, but I hope that the next person that is interested is careful.ANY property owner would care who they rent to and meet the possible tenant in-person. Just to make sure you are not renting to someone who will ruin your property, or cause any type of conflict or complications.I give 3 stars instead of 1 because the person responded quickly, which I appreciate.

I've lived here 5 years, it's getting safer but there is still alot of trespassing/foot traffic and open drug use at night...if they would fix the vehicle gates they have it would eliminate most of that. especially the gate on Felicity near Chippewa across from the hood store..but to no avail the gates are still wide open and the drug traffic is rampant, mgmt knows but as they said it's a police problem, nevermind the needles and empty dope bags.

Poor management. Make excuses and lies continuously. The regional manager is housed in this office. I have experienced two separate regional managers, none of which have been helpful. Problems have persisted. I read reviews that stated they discriminate against lower income residents and that management is rude. I would say that I have to agree. They bandaid when it comes to properly fixing lower income units while those units who pay market rate they fix with urgency properly. I know this because I have a friend who stays in the high rise apartments and when I explain my issues he states that he can't relate. Meanwhile myself and my neighbors have to wait months for a proper resolve. The older lady in the office is quite rude and condescending which I believe is racially motivated despite being in an office with mostly people of color.

Resident at the St.Andrew property but have interacted with management in this office. Always had to contact corporate to get issue resolved and even then it wasn't fully solved.As stated in my other review, I experienced dishonesty with management so it is my advice to communicate in writing always.They will deny interactions were there is no proof. After all this is a big business and their bottom line is profit, so very sad that it is at the expensive of lower income units. The only way to stop such exploitation is to report which I plan on doing.Notices with personal and private information are delivered on a flimsy sheet of paper to your door unsecured. A total disregard of your information. I issued a complaint to Cindy (regional Manager) verbally. When it happened again I sent an email to Kayla (St.Andrew property manager), Cindy, and Debra Taullie (corporate operations manager) This went ignored as I received yet another notice given to me by a neighbor, who was kind enough to retrieve from the street as it was so windy that day because they delivered it in the same manner. I even asked why not deliver in my hand, to my mailbox, email, and/or through our resident portal. It went ignored.The notice also made false claims about prior notices being delivered. Some notices they claimed to send I didnt receive. Now I personally know management lies, but if given benefit of the doubt, let's say it was sent. It was sent ineffectively being that I didnt receive i. I issued several complaints, how effective is it to communicate with residents through this process only. When they stated they sent notices that I haven't received I immediately check my email, and the notification and document tabs within our resident portal and as I figured, no communication via these avenues.Anybody who walks through the River Garden properties will see on various days, white sheets of paper lying around because these notices are not delivered properly nor effectively.Also current residents report your management issues and practices to HUD!!!!

The people that are calling this place "GHETTO" and not safe little advice the people that you are considering "GHETTO" the place that your staying was their homes first before the GENTRIFICATION took place before the GENTRIFICATION took place you wouldn't step foot in the ST. Thomas Project so be mindful of what and who you call "GHETTO"
And I give this place 1 star only reason being they are not helping low income families they basically put them on a 2-3 year waiting list and attend to the people who can afford $1,400 and then those people get on google and give them horrible reviews go figure!!!!
