i have had horrid apartment living experiences before living here, but this complex has completely changed my mind. the apartments are really nice for how old they are, the upkeep is very good. the kitchen is tiny but for the price and location, it’s not an issue. maintenance is great and very helpful. everyone minds their own business. i’ve been here about three months and i love it. going to ask for a longer lease soon :) thanks for the wonderful apartment experience princeton!

Lied about occupancy limit and had us scedual a viewing for us to get there and be denied. Waisting our time and gas. 4 people for a 2 bedroom is a necessity in this market because of the terrible housing market.

I have been living at Princeton on Back Cove on and off for about 18 years, I always return to this apartment complex to rent an apartment when I am back from my travels and can easily recommend it to everyone who wants to live in Portland. The apartment complex is located by the Back Cove where you can spend time walking by the water and enjoying a quiet area of the city, throughout the year. The location is only a 6 minute ride away from the city center, it is close to bus lines and a large supermarket.Maintenance on the propriety is very reliable and prompt, and it has also improved over the years. Snow is plowed promptly and neighbors are generally quiet and respectful. I am impressed that the propriety office implements the official policies consistently. Rent prices are generally very good, especially when compared with other downtown apartment complex.

Great location on Back Cove, accessible to downtown. The property is well maintained, plowed promptly in winter, and the staff responds quickly to maintenance requests or other needs. Five stars if the owners install some EV charging stations.

I don't know who these property management companies in Portland think they are but there should be a law against increasing the rent to at or above market rate and not maintaining a quality unit with an adequate maintenance schedule to reflect the rent increase. $1340 for a 600 sq ft one-bedroom is NOT a reasonable price in any market, under any circumstance. I spoke with Princeton on Back Cove's leasing manager, Lindsay, who was very good at relieving herself from even acknowledging the issues, let alone proposing a solution. The issues I stated are in violation of the Maine Warranty of Habitability Act and have already been raised as a maintenance request politely on more than one occasion. I have been in contact with code enforcement and Princeton on Back Cove will be receiving a notice to fix the issues or face legal action.

I felt that it was great! We moved in super smoothly! We submitted our paperwork for the initial look of the apartment. We love our space and it’s a wonderful community. Although we do have an issue with ants (I think they might be getting in through some of the cracks in the windows), the sink not draining properly, the windows are very dirty even when we tried scrubbing the windows the film wasn’t coming off also it’s not easy to get to the outside of the window to clean, and the dishwasher leaking and it also has an odor to it. Other then these few issues we love the apartment! We couldn’t be happier to live here and have the opportunity to rent from your company!!! First, the good: - the location is excellent. - the other residents are generally excellent people Ok, that's it. Now let me tell you why you should absolutely not live here or at any Princeton Properties property. - Maintenance staff refused to fix things that were obviously broken, and straight-up refused to fix certain issues that were definitely a safety concern. - Management sent out vaguely threatening emails to all residents about "smoking" when the biggest offenders were the maintenance staff who constantly smoked directly outside our apartment in the complex parking lot. The office staff were not interested in resolving this and thought there was no issue with sending out a blanket threat to all residents. (I don't smoke, btw) - Maintenance staff repeatedly entered our apartment in filthy boots, which led to messy floors and carpets we had to clean up on our own. Eventually, I had to deal with grumpy attitudes from staff when I asked them to remove their slushy/muddy footwear. - Princeton on Back Cove charges $50 a parking space, and you only get one. Just FYI. - When the complex did significant renovation work on the apartment downstairs from ours, other residents took a look inside told us there was black mold growing all over the inside of the walls (the elderly couple who had lived there were residents for a decade or so), I was told the apartment said they'd be painting over it. - Speaking of major work, communication from the apartment regarding major work was poor, and they were pretty rude when we asked for info about the dates of the work being done in the apartment downstairs from ours...and if they could perhaps let us know the time table since it was literally rattling our windows and cabinets. Finally, the reasons I decided to share my negative experience with Princeton on Back Cove (and the overall organization) instead of just stewing about it for a few weeks and then moving on in impotent silence is that they refused to return half of our deposit to replace the carpet and flooring of our apartment and will not communicate in writing regarding my dispute. When we signed our lease, we were told (verbally, I know...) that our apartment's monthly rent would be $25 less per month than our soon-to-be-neighbor's apartment specifically because the flooring and carpeting were older and would be replaced when we ended our lease. Feel free to check Princeton's "proof" of our destruction of the flooring in the images for this review. When I contacted them to ask about it, they asked me to submit a dispute in writing via email. I did so, explaining much of what I've mentioned in this review: that the carpet was old and our rent had been discounted specifically because of it ($25 less/month than our neighbors with "new" carpet), that the maintenance staff had dirtied our flooring as much as anyone, that they hadn't even attempted to clean it, that their pictures were blurry and grainy, that I would like some explanation or response. I asked politely and professionally and heard nothing back. After a week or two, I inquired again and received no response. I emailed the Back Cove leasing office and was essentially told, "I'm a leasing agent, not my job." Eventually, I spoke with someone named Jessica (Jessie) McDonald, a "Leasing Professional" with Princeton Properties who sent me an email that she had, supposedly, sent an email to the "main office" marked URGENT regarding my dispute. It's been two weeks, and I've still heard nothing. It's not about the money, it's the lack of professionalism or response to my concerns. For once in my life, a few hundred dollars isn't going to destroy me, even in a pandemic. So, in conclusion...yeah, Princeton Properties is one of the larger landlords in the Portland area...it might be impossible for you to avoid them. I made a mistake choosing this complex- I was strapped for time and did not ask the right questions. It was my fault and I paid for it in full during 12 months of living in this apartment. The buildings are very old which presents a few problems. 1) cramped kitchen and bathroom. 2) the structure of the building makes it so my apartment would shake when my neighbors' children ran around their unit. 3) there are very limited outlets in the apartment (my 2nd bedroom would have been an office but there were no 3-pronged outlets in either of the bedrooms). 4) the laundry is in a creepy basement and paid with a laundry card. (Also $50 a month to park in the complex). There are also multiple incidents of noise that could have been prevented in the parking lot. Most notably the guy who left his SUV in the middle of the parking lot numerous (5+) times last summer with windows down and music blaring while he abandoned his obnoxious vehicle to go say hi to a friend for 20 minutes. The price tag is high, but this is not a quality apartment living experience, despite the staff's best efforts to be helpful and welcoming.

I love living here. The grounds are kept neat, the office staff are always helpful, and maintenance responds in a timely manner should anything be amiss. Snow drifts and leaves on the walkways are promptly taken care of, and the gardens are kept beautiful in the summer. The views of the Back Cove are amazing, and the apartments are a safe place to live. This place is home to me.

Although the staff at the leasing office were always very nice, it was the worst apartment I’ve ever lived. “It’s a cockroach house!” You don’t see much cockroaches in ME, but I saw more than a dozen with in a year. Another reason I hated living there was no recycling system. There are more than 100 units in the property, but all cans, bottles, papers, plastic containers, everything goes to the dumpster. If you are looking for a nice living environment, I do not recommend this place even though the location is convenient and the rent is affordable.
