An elegant apartment home community in Germantown. Residents seem to be generally pleased. According to their website, “As one of Montgomery County’s premier apartment communities, our one-, two-, and three-bedroom Germantown apartments showcase the ideal balance of style and functionality. Our homes were designed with you in mind, with a great location just around the corner from shopping, dining, major employers, and commuter routes.Appears to be conveniently located, in a nice area, and plenty of parking. Worth considering if looking for an apartment home in the Germantown or surrounding areas.

Small and expensive. Unprofessional maintenance. ( They told me 2x's I'm using my washer incorrectly to delay replacing it; and left a large mess they used my paper product to half a** clean up). There are rats in the dumpster and landscaping is slow with leaves and snow. There is now a no smoking policy & mandatory online or remote location payments. Unfriendly rental office culture where superficial demands for appearance's sake are made. My rent just went from $1450to $1850. This place has been sold 4x' in 5yrs?The office called me to say my patio fixings were not pretty enough to help them lease apartments.The office called me to say maintenance staff sees things that are not to our standards...CLEAN UP TILL WE ARE PLEASED!!The office called on the 10th to demand the months rent.

The apartments are beautiful, but Maintenance is non-existent. We made a request for AC issues since we moved in a year ago. (I will note that we are in a top floor loft for the sake of devils advocate.) I get heat rises and such, but our apartment will get to 80 plus degrees with the AC full blast. Our energy bill is outrageous. We've only had someone come by ONCE to check it, even with multiple service requests over the past year.They will mark the requests "complete" without someone even stopping by. (I work from home, so I know whether they come by or not.)In the hottest days of the year with indoor tempts reaching 80 plus degrees doesn't seem legal.

Recently I went to tour apartments at the Elms at Germantown and met Ron and Keisha. They were both extremely helpful and knowledgeable about the leasing process, genuinely interested in what I needed as a renter and provided me with great information to assist me on leasing journey. When touring the property it was gorgeous and the apartment was stunning. The apartment was spacious, beautiful kitchen and bathroom, and the view was great, not to mention it was quiet. I cannot wait for these apartments to become available so that I may join the community. If you have a chance, please stop by and visit Ron and Keisha, again they were amazing.

We just booked our apartment and Cecelia from the leasing has been extremely supportive in helping us find a place we liked! She has been very helpful in the entire application process as well. After a few months, we can share a more detailed review about the community.

The management team at The Elms has been incredibly kind and helpful. They went out of their way for us, and provided wonderful service. I would highly recommend them, Ron in particular.

The Elms at Germantown is the place to call your home! I love living here and enjoy all the amenities the property has to offer. Everyone from Property Management to the Leasing Staff to the Service Team is extremely helpful, knowledgeable and friendly. Thank you Elms at Germantown for making my home complete!!!

I came over to see about renting a 2 bedroom with my older daughter. First after staring at us and not greeting us and chatting with a co- worker she finally came over.She was in no way welcoming but seemingly snooty. Offered no help what so ever and said nothing was available. Thanks for saving us from renting with you.

Rude front office. The woman who finally approached us after staring and whispering, assumed were were in the wrong place. I let her know we were looking for a 2 bedroom. She let us know that they didn't have any available but didn't even ask when we were looking to move. She didn't even bother to see if they had any coming available in the next couple of months. Very rude and unwelcoming.

Overall the management is staring to get better but the MICE are disgusting, and there are more than 1 resident that experiences this on the daily. They really need to do something about it or they could be loosing money and residents.

This apartment complex is not luxury. After covid it went downhill. I've seen RATS! (big ones) Trash overflowing. Now we have roaches. Tenants constantly moving in and out. Loud ratchet people make noise. They let just about ANYone into our private pool. We told them the vents don't work to heat the whole house, their suggested fix was for us to turn up the heat higher. This is not just the current management, it's the former management too. I've lived in worse but i'll just say it's regular degular at best. Not luxury and not worth the cost.

Me and my wife were there for a year. We had to move out because of Job in other state. I love the service, staffs, and all the environment around. Keisha, helped us from start to end of our stay there. Thank you Elms of Germantown and especially Keisha to make our stay memorable and comfortable.

If I could give no star, I would. They do everything to get you in but once you sign your lease, you are no longer valued. The apartments don’t receive any care, filters were not changed in over two years in my apartment causing my children to be sick with respiratory issues . They send fake notices to tell you that the work will be done. You will receive multiple excuses when it’s time for your yearly carpet cleaning when you renew your lease.The worse experience is when you try to leave. Get ready to hear about their non sense. The office staff is so unprofessional.Save yourself the headache and go get your apartment elsewhere for the price you have to pay.

I live in here for 4 years so I write my extreme confidence. The current management services are horrible specifically the maintenance. I had 3 emergency independent situations and all had very bad response on them! The last one this weekend when laundry machine leaked a lot of water on my floor and started damaging underneath property. I got an emergency response after 2 calls and 5 hours of waiting! When called they said they will next day morning (Sunday). As usual, nobody came on Sunday and Monday!!! I had to call the front desk and inform them about it to shock by saying they don’t want. What a corrupted system for emergency response!! No wonder why annual property insurance is not an option here!!! They suddenly close earlier by sending email to tenants an hour before closing time!! AC conditioners are horrible on Summer. I keep AC and fan all day on to keep temperature 75!!! Waste containers always full on weekends. Lady bugs come from nowhere. The reasons of giving 2 stars are apartments are spacious and well designed. The routine maintenance is great only because is recorded on the system and tenants receive emails after completing the service, while emergency calls are not!! Because I can not request the service electronically only by phone. So if you’re going to leave here it’s on your risk! They will reply to review very soon by asking me to contact them so funny!!
