I moved to Arrive in attempt to save a few hundred dollars in order to focus on my budget. I knew it wasn’t as nice as my last couple of apartments; the gym is just ok, the lobby most certainly needs an upgrade, and there’s no other amenity worth mentioning. Here’s what they didn’t tell me. The fire alarm goes off at least once or twice a day at all times. The walls are so thin that you can literally hear your neighbors phone conversation. Your packages will go missing. When you point these issues and concerns with the office no one returns your phone calls. Your problems won’t be addressed and no one will ever follow back with you. The lack of professionalism from the management team is the real disappointment. Nothing ever gets fixed. The issues you have will counted to be ignored. There’s zero accountability and no sense of efficiency. I’ve lost hundreds of dollars with my packages constantly turning up missing. Mgmt. does nothing to correct this. This is easily the worst apartment complex I’ve ever lived in and highly recommend to look somewhere else. You will be disappointed.

I lived at Arrive for 13 months. For the first six months it wasn't too bad. The fire alarm went off a couple times my first month at Arrive, but it wasn't a problem until later on, when fire alarm testing became more constant and annoying for those that work from home. There are the usual noises of living in a shared space, such as loud dog barking at night (my floor had quite a few pet owners), when the 7/11 was open you could often hear lots of noise and chatter from below. These are things the apartment is not responsible but will encounter just about anywhere. However, I did notice a decrease in cleanliness during my second half living here. Around Spring roaches started to become a problem and Arrive announced in May they hired a new pest company, but no one came until September. No emails with instructions or information about the service were sent out until a week after the company was already spraying. Hallway repainting and carpet cleaning looks to be done once a year. The package room device worked for about 2-3 weeks and was down since I left. My last maintenance request for a leak in the sink took over a week to complete and it was sealed off instead of a proper fix (the leak happened twice). Arrive is perfect for those on a tight budget and don't mind all the items listed on here or on the other reviews. I'm just glad I never encountered a rodent problem.

If you don’t mind living with cockroaches and mice — and being completely ignored every time you report it — then this place might be perfect for you. The management does absolutely nothing to fix the problems, no matter how many times you complain. It’s disgusting, irresponsible, and unacceptable.
I also think it’s funny how they respond to these reviews saying to reach out to their email with concerns but when you live here and reach out to that email you never get a response.

Please read the reviews and take them seriously!!! The fire alarm issue is actually insane. You would think a building that recently had a fire related death and has NO sprinkler system would at least have working fire alarms but fire alarm incidents happen very frequently . There also always fire alarm tests that will be scheduled over multiple days and will go off periodically during this time so working from home is extremely difficult living here.
The move in experience was absolutely horrible. The total due at move in was incorrectly marked in 2 locations so I assumed it was accurate. Apparently there was a third email sent that contained the actual amount due at move in but I 1. wasn’t expecting the email and 2. had already thought that I had the correct information so didn’t know any better. I also specifically asked what was the latest time I could get my keys and was told the incorrect time. Both of these things resulted in me not being able to get my keys that day and I had to get a hotel for the night and park my u-haul on the street. When I addressed the fact that this was due to the fact that I received inaccurate information from the leasing office and that’s what caused this they essentially blamed it on me. No apology, no accountability, nothing.
When I eventually received my keys the only one that even worked was the one for my front door. My mailbox key, laundry key, and key fob for parking were not working and it was the weekend so they were like too bad and I’d have to wait.
Previously you could only get packages from 7am-7pm when the concierge was there but recently they got parcel pending but it always seems to be not working.
There’s no AC and heat at the same time. When I moved in during the heat wave in october they had already turned off the air and it was uncomfortably hot for weeks and when it was time for them to turn it on they pushed it back weeks and it was again uncomfortably hot for weeks. I guess that’s a thing with older building but I honestly wish I had known before moving in because that would’ve definitely been a deal breaker. Not to mention, the AC frequently just doesn’t work and if you open a ticket it gets automatically closed.
I opened a ticket because my kitchen sink was clogged and it took over a month for them to get to it.
Dealing with the people in the leasing office can be extremely frustrating. It’s difficult to get a response via email and if you get in contact with someone on the phone the information you receive is never accurate or consistent. As the management office you should have the correct answers to questions residents have and if you don’t you should know who to reach out to.
If you lock yourself out of your apartment after hours you have to call a locksmith to get in. How you’re supposed to let the locksmith in when a key fob is required to get in and use the elevator but your keys are locked in your apt?? Who knows they don’t have an answer for that.
The one of washers on the 6th floor was broken for almost half the time I was there. It literally got fixed the last month.
Oh and there’s roaches. They sprayed for roaches recently and I swear it made it worse. This is by far the worst complex I’ve dealt with. I had this review rough drafted since the day I moved in but I was holding out on posting until I moved out. I considered not even posting it if things improved but my concerns are still the same as when I moved in. Nothing has improved if anything it got worse.
I will say the apt is spacious and there’s a lot of storage but it’s still not worth the headache in my opinion.

I have just signed a lease with Arrive silver spring, MD. I am moving from out of state, and it’s been a great experience thus far! Brady C. Showed me to a few apartments within the building until I found the perfect one to call home! He was helpful, patient, and has been awesome to communicate with as I’ve been prepping this move from afar! Excited to live here and continue with the awesome staff!

Constant fire alarms (even though the building has no sprinkler system). Rats in the courtyard, roaches in apartments and hallways. Management doesn’t reply to concerns. They will do whatever they can to get you to move in and then abandon you the second you sign the lease.
Updated to add: All positive reviews of the building are from people who have toured, but not lived here. It seems the leasing office is asking people to review the building despite them not being a tenant. Maintenance requests are “completed” without being fixed. Laundry machines are constantly out and the building refuses to fix them. Shady management.

Management here is absolute trash. They let vendors walk into your apartment without notice or communication, then try to excuse it as ‘life and safety.’ My lease clearly states that even in an emergency, tenants must be notified before entry. Total disregard for residents’ rights and privacy. And as I write this my home was again entered without my permission after having left my door unlocked for HOURS. This is the third time this has happened, If I didn’t have a camera they would have never notified me. STAY AWAY FROM HERE IF YOU VALUE YOUR PRIVACY.
Maintenance leaves their trash behind instead of taking it out to be discarded.

Please save yourself the stress and avoid moving into this so-called “luxury” apartment complex.
After living here for nearly a year, I can confidently say that this has been one of the most disappointing rental experiences I’ve ever had. The only positive I can think of is that the units its are a lot more spacious compared to others that I have toured in Silver Spring. But that is not enough to justify all the problems this place has.
To start, my unit was not properly cleaned before move-in. Despite being told during my tour that every unit had new appliances, I walked into a dishwasher the was literally rusting on the inside and a washer that frequently broke down. Maintenance was finally able to get me a new washer after about a month and the maintenance guy told me that I was lucky because new appliances in the building were few and far between.
The most unacceptable problem by far is the roach infestation. It doesn’t matter how clean you keep your apartment because the issue is clearly with the building itself. They clearly do not care enough about the health of their residents to have routine extermination. I continue to see roaches daily, which is both disgusting and unacceptable.
The courtyard is actually very nice, but you can’t actually enjoy it due because they’re rats everywhere. I’ve also had multiple packages stolen because the mailroom is completely unsecured. There is no system in place to prevent theft, and packages are essentially left out in the open for anyone to grab.
On top of all that, the management is unhelpful and disorganized. I called them three months ago that I would not be renewing my lease. Despite this, they are now claiming I didn’t give sufficient notice and are trying to extend my lease into September just to get more money. When I explained that I had called months ago, the leasing agent casually told me, “Oh, you probably got the call center and they don’t always know what they’re talking about.” That’s not only unprofessional, but it's also not my fault that the staff answering their phones didn’t notify me properly.
Do yourself a favor and look elsewhere. Living here has been nothing short of frustrating, and I would never recommend this place to anyone.

If I could rate this building a 0 I would. I lived here 4 years ago and it was infested with roaches. I recently sent a package to my old address by accident. While trying to pick it up last week I spotted 2 roaches on walls of the lobby. Despite being told by security they would be available at 7AM to pick-up the package no one showed to help me. I waited a full half hour. It is impossible to get someone on the phone even if you have an emergency maintenance request. It really seems as though nothing has changed.

I moved into my apartment and it is beautiful, spacious and most importantly feels like home. Krystal was amazing and very insightful. I appreciate that she was able to answer all of my questions and the professionalism.
