Summit Hills is a very pleasant place to live. The atmosphere is calm, the apartment is comfortable and well maintained, and the area feels safe. It also offers great amenities such as a gym, study room, swimming pool, and sports courts, which make the experience even better. Chelsea, who assisted us during the leasing process, was very kind, respectful of our time, and always attentive throughout the process. It has been a great experience, and we are very happy with our choice.

They are brining all all kind of people and people packages being stolen everyday. They have fake cameras that don’t work. Buildings are very old and there are fire alarms every week. Cockroaches are in every building. Summit Hills is getting really bad everyday

DO NOT LIVE HERE. Unless you are willing to sacrifice your time, money, and emotional/mental well-being. THE REVIEWS ARE NOT REAL. You will pay $2,000-3,000 to live with roaches and mice.
We attempted to move into this property in October 2025 and the first unit we got had roaches everywhere! 8508 is completely infested, so we couldn’t move in the day we planned. They offered us another building and transferred us to another unit with LIVE ROACHES. 1701 is also completely infested. Within hours of moving in there, we had roaches on our stuff in the kitchen and in our dog’s food. When we complained, they tried to act like we were being difficult when all we wanted was a pest free apartment. They even said “some people are willing to live with it” like that makes it okay. In the end we never got a unit that was pest-free and we had to pay to move three times until we finally got out of that hellhole.
I am posting this because this place preys on people who need affordable housing and knows that once they are there, they will not have the funds to leave. I was lucky enough to be able to get out, but I don’t want others to face the same issue.
Southern Management also lacks all professionalism. They opened an account on my credit even though I never ended up accepting a lease with them. At first I thought it was identity theft or fraud, so I called to figure out what was going on. The woman on the phone, Ms. Brown, actually started yelling at me on the phone and hung up on me, even though I addressed her with complete respect and more patience than Southern Management deserves. Now I have to report fraud to the FTC and report a consumer protection complaint to the MD Attorney General. I will also be filing a housing complaint for all of the pests because this property never should have come off of the troubled properties list.
Also, THE REVIEWS ARE A SCAM. They have a competition to incentivize staff members to submit reviews on the site, so the reviews are not honest or relevant. That’s why you see two staff members mentioned the most amongst reviews. The leasing office staff is really great and professional and have NOTHING to do with the property management, and that’s how you get sucked in. Just beware, the leasing staff is not involved in the maintenance of the property.
TLDR: this place is disgusting, and none of the nice amenities or free parking will save you from the mice and roaches that will cover your belongings each night.
If you lived here and experienced these issues, please please file complaints. Not for yourself, but for future tenants who just want a clean, affordable place to live.

Honestly the worst place to live. Roaches and rats every where🤢. People are nasty, trash will be left anywhere outside not even in the trash bins. The cameras around the buildings don’t work they’re just there for show I promise. Packages are constantly stolen or damaged because of the cameras not working. And on top of paying over 2000 for only a 2 bedroom + utilies, you have to pay to do laundry. Everything is constantly going out of order or breaking. For example the elevator breaks almost every month. I have to go downstairs to do my laundry and I am not able to do it sometimes because of the elevator not working. The back door to my building is always breaking as well. When any of these things are addressed to maintenance or the leasing managers, they take their dandy time finding a solution to fix it. They brush it off until it gets worse. They don’t pay you any mind unless it affects them directly. This place just keeps getting worse by the year.

I moved to summit hills in 2024. I lived in one building until few days ago, and moved to another building just now. The house manager of my old building, Carlos Morales, is the best of the best at his job!! He is very professional and ethical when it comes to customer care. He follows up on any issues and concerns and addresses them in timely manner. Carlos is amazing at what he does!! I hope my new building manager is as helpful as he is. Thank you summit hills for having a person like Carlos take care of your tenants!

Courtesy officers are the best part of Summit Hills. Especially Eustace, he is always out there and WE SEE him. We feel safe. Please keep them around and keep them patrolling around.

We recently moved into a new apartment and were assisted by Mr. Carlos Morales, the resident manager. He went above and beyond to make sure everything was handled quickly and smoothly. He kept us updated throughout the entire process and answered all our questions with patience and kindness. I genuinely appreciate his hard work and communication, and I’d gladly recommend him to anyone.
