The living conditions are horrible. There is no one in the rental office. The maintenance team looks like they are on something and there are kids that we have to look out for. I believe because it’s low income driven that request are not getting done. Bathroom doors are off the hinges along with bedroom doors that have been ignored. My lease isn’t up so I have to wait but for protection until I move I will be filing for rent escrow through the courts so repairs will get done. It’s sad that people who need to help as a stepping stone are treated with no dignity or respect. Lastly who owns the complex now because it's inconsistent. As I write not knowing what can come of this but I have to advocate for the people who are afraid to speak up or can’t afford. I’m not afraid because I am covered by God. Things need to change on Gallery Place.

Initial maintenance request was for a leaky dishwasher. It was 2+ weeks before anyone even came back after the initial inspection. In the time we waited, the dishwasher stopped working properly altogether and one had to be ordered which was another 1+ week(s). With the amount of rent we are charged, this process should have been much quicker and there should have been communication along the way…

Worse maintenance department ever. I keep getting text saying they've completed my request, but no one entered my home and did anything. When they actually did come after 1 month, they didn't even fix the issues requested. I moved in with a dirty oven and they refuse to clean it. They left a note talking about give it some TLC. I did clean everything upon move in because they nasty but the space between the glass on the oven door isn't easily accessible. The apartments aren't too bad, but they aren't well maintained for the money they are charging. I know they charge fees during move out if these things aren't cleaned so therefore it should be clean and ready for move in for the new tenant. My unit is crawling with spiders of various species. The exterminator came and sprayed the kitchen and left. I have a whole duplex unit, what about the rest of the space? The fridge was all cracked up (another thing I know they charged the previous tenant for) and yet no one will replace it. It is also leaking water into it and the water freezes because they keep adjusting it and putting it on 8 when the recommendation is a 5. So twice a day I have to chip a sheet of ice from my fridge and wipe up the excess water. Im beyond fed up and I've only been here 2 months.

I love the way the maintenance person was able to fix everything that I had reported upon moving in. He was very polite and respectful! Everything has been taken care of. Thank you Brett!

Okay. Ticket I submitted was closed twice without the issue being resolved. I called maintenace who told me they close the ticket and open one I cannot see. I have to call to track my issue which is I have been without a functional dryer for almost a month. So how do I actually know there is a ticket if mine is closed and how do I know thew status of my replacement dryer with no active ticket? I was told my dryer would be here Friday 2nd of June. Now I'm being told Monday. I'm going to contact leasing about the agreement and rent I just paid. Not sure what is going on.

I enjoyed living here. I had no issues. Only thing is staff didn’t communicate with each other when it was time to move. No loud noises. No issues with maintenance. I’ll miss living here but unfortunately I had to leave due to having a baby

Took over 30 days for maintenance to replace the non-working washer in my unit with a washer with a clogged door seal. I cleaned it to the best of my abilities but I forecast the washer will be leaking soon. The worst part is that I spent $116.75 going to the laundromat. My rent was not reduced nor was I given a visa gift card to use. I called Akayla several different times about the situation and in the end I got a clogged washer. I am a very understandable person however communication is horrible with maintenence and residents services. My recommendation is to give potential residents the option of renting a washer and dryer and not include the cost of it in the rent. Front load washers and dryers require regular servicing and since I have been here no one has performed preventative maintenence. Not to mention getting the leftover crud from the previous users.

The follow-up from my maintenance request was done same day. I am currently waiting on the job to be approved and completed. The 4 stars are for the quick response and action on looking into my request.

I have always had good experiences with maintenance. When I put in my request they fix things in a timely manner. If they couldn't they let me know why and approximately how long it would take before they could.

Three words, I Love them! I just love the maintenance staff here, they are always so prompt. They fixed my leaking faucet and cleaned up the mess. Thank you Jimmy! Everything was great and gave me advice on what to look for. Explained so I could understand! They are informative about coming in your apartment with notices by email and on mailboxes and leave work order notices with updates if they need to come back or completed. God bless our wonderful maintenance team. ?Thank you for all that you do. I am truly grateful for your time and service. Still They deserve more than 5 stars! ⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️

Lamar came to take care of our kitchen leak at Sheffield. He was pleasant and attentive to the situation. All was fixed in a timely manner. Thanks for being a friendly face and willing to assist. Keep up the good work.

The maintenance request was handled quickly and excellently! Thank you. It was also suggested that I try a different toilet paper brand that doesn’t swell as this can possibly alleviate the issue of toilet getting stopped up

I put in a maintenance request on Friday, February 24, 2023 to have a battery replace in the smoke alarm and to have the washing machine checked as well because when I use it water comes from up under it. I spoke to someone name by the name of Akayla on Monday, February 27, 2023 (name could be misspelled) and she assured me that it would be taken care of this morning around 9 a.m. Today is Tuesday, February 28, 2023 and I just arrived home from work and absolutely NOTHING has been done. So therefore, I was lied to & I do not appreciate it.I'm not sure how the maintenance process works with this company, but this by far has been the worse I've ever experienced. This is not the first time I've called about this same matter & went through the same ordeal. For the amount of money, this company charges for rent you would think that there would be an effective & reliable way to provide assistance to the tenants, but it is not. I am very unhappy with the way this matter is being handled. There has been no sense of urgency of any kind to rectify this matter since I have reported it. The young lady on the phone did not sound concerned at all whatsoever. The blatant disregard & unprofessionalism that has been displayed is just utterly ridiculous. I need someone to contact in reference to this matter as soon as possible.

I have turned in two major work orders but neither of them have been fixed. I have turned in multiple follow ups with zero communication from maintenance or management. It really seems that neither care about customer service. This has been going on for months. And all has to do with the construction downstairs on the St Charles office. Here is a recap. Veterans Day weekend the construction down stairs installed a massive metal “I” beam that was used to “level” the ceiling. The problem is the ceiling is my floor which adjusted six doors in my apartment. I now have three doors that do not work. The second work order has to do with the consistent heat coming into my apartment from downstairs. I have come home from work and it’s been between 79 and 84 degrees. And this is with nothing turned on. Nothing. And the out side temperatures have been well below 50. The construction team downstairs had the furnace blowing directly on the ceiling (my floor). I have to open all doors and windows in the apartment to get the heat out. Meanwhile letting in everything from outside from bugs, leaves and neighbors.I’ve tried to just use the A/C to do this but it doesn’t keep up with the heat. I have been woken up in the middle of the night to temps in the 80’s. Not a great way to get a good nights rest. I’m writing this at 4:30am and can feel the heat coming up through the floor as we speak. So even though I have submitted up to 10 work orders about this nothing has been done except to replace my air filter which didn’t need to be replaced.This is not a happy situation.
