My experience is pretty neutral- when it comes to staff I’ve really only come across 2 people (Adana and Emma) that have gone above and beyond to help me with any issues. Esp when I did not have a working parking fob for the gate, they helped make sure I got one and Emma even took the fob off her own keys to hand to me. I appreciate that. However, if you go into the “leasing office” not everyone will be as helpful or even acknowledge you at the door. So that’s unfortunate.The maintenance team is great. They work hard around the building and are very friendly. I’ve not entered any maintenance requests to judge them for, but they have replaced my air filter twice now (a yearly thing) with no issues.Cleaning staff: always cleaning. I have a ring doorbell and they are in the hallways everyday vacuuming and wiping down doors, the building is always spotless.Emails: I usually get a response to any emails I send within 2 days…Rent: pay through the portal, they will charge an extra fee but it’s better than paying with a cashiers check because sometimes they do not update your file right away and I never got a receipt even though I was told it’d be left at my door. So to avoid all that, just use the portal.The apt itself is beautiful, great views, my neighbors weren’t too loud and I had no issues.I’m thankful for all the elevators esp the one for the units in the back who have to walk a long way to the main elevators. That one elevator opposite the freight elevator has been saving Grace. Even though it does often have issues- but again maintenance is always on it and it’s never down for more than a day or two.I’ll be moving out soon so I’ll update this to comment on that experience.Good luck with your home search!Quick update: I moved out Dec 2023- i received my security deposit within the 3-4 weeks, faster than I expected. I got a check in the mail. Try to reserve the elevator a week or two in advance, i struggled to get the freight elevator scheduled for the weekend and had to reserve for a Monday. If you think the staff is going to hand you the elevator with the doors parted ready for you to load onto it, think again. I couldn’t find the freight elevator, every floor i was told it was on, it in fact was not. I had to ask one of the cleaning staff to help me since leasing office wouldn’t even leave their seats. Make sure to take that into account if you’re using a moving company. I would say have them arrive with truck 20mins or so after elevator reservation so you have time to call the elevator and secure it in place. I feel like it was much easier to move in than out but it’s over now. Good luck with your move.

I had reserve the elevator from 1to 3 pm and when i went to use it someone was already using it. They said that they had it from 2 to 5So I’m had to rush and move my big furniture from like 4:30 to 5

Overall, the technicians did a good job. We were told that the parts for the kitchen faucet that need to be replaced is on back order. And, ceiling light in the kitchen has to be out in order to be replaced. Even though our washer/dryer was recently installed, we still are experiencing some issues and need to monitor it closely. Same goes for the dishwasher. Not great, but satisfactory.

Have lived here for 8 months. Please, avoid this place if you can. Today’s experience: dog urine in the only elevator that currently works, being told I have to pay $100 to replace a misplaced parking tag, strong marijuana odor in my hallway (this is a constant), vagrants in the garage, people smoking marijuana in the garage, homeless people harassing me outside the building entrance, and being ignored by the staff member in the office as I expressed my frustration with said problems.Wheaton is a dump, don’t buy the “revitalization” narrative. It’s a dump, full of crime, illegal immigrants, predatory landlords, horrible traffic, and TONS of vagrancy. The Safeway under the building is a dump too and has been constantly looted. Half the shelves are empty and they recently installed gates and other systems that resemble maximum security prison equipment to keep the riff raff out.

I lived in this apartment for about 3 years. The first year was fine, but during the second and third years I had a consistent roach issue in my apartment that never seemed to be resolved no matter how many times the exterminator came. I was told the issue was most likely due to my neighbors cleanliness, however the issue was never resolved. In addition to this, management changed a few times and each time it changed the quality of apartment services declined. The business center was closed, the concierge stopped taking packages, package lockers stopped working, garage prices rose continuously but number of spaces dwindled, etc. I stayed because the cost was relatively cheap but after moving somewhere new I realized how subpar this apartment was. Adana in the leasing office is amazing, but that's about it. When I was moving out, the freight elevator broke and they told me I would need to pause my move out until someone came to fix it. This delayed my move for almost 3 hours, until I finally just moved my stuff anyways.

Resident for nearly 2 years, last year management lost a majority of the leases and had no backup system.Residents in Apt 618 have a loud dog that barks all hours of the day. I work from home and this is very disturbing for my work environment. At night the dog doesn’t bark but there is a family in Apt 638 who has screaming children even late at night.Management will give the run around on who’s to blame. There’s no accountability. Security goes missing for several hours, the parking gates are sometimes wide open allowing anyone to come inside and potentially damage vehicles or even get inside as the doors to the actual building don’t always lock. At other times the exit gate doesn’t open trapping those who need to leave inside.Gym is the only decent amenity. Game room has no equipment to play foosball or pool. There’s a business center “coming soon” but that’s been the status since the summer of 2023.The Sky Lounge is a scam. 2 years in a row I go down to reserve the space but management doesn’t convey the message to security. Security are the only ones who open the Sky Lounge after hours when there are no staff members at the property. Last year I didn’t get in until 1 hour into my reservation slot. This year I couldn’t get in at all. Either give residents access or do not bother with the space. Please avoid if you can. There other apartments in Wheaton near the metro station and the mall. Not even mad just extremely disappointed. You should expect nothing but bad things due to incompetence or poor communication. If you wanna feel stupid, frustrated come to Arrive Wheaton to drive your blood pressure up to new heights!

The property manager is polite and helpful. He responded to our emails and phone calls on time. Our move was smooth. The building is quite and has great amenities. We are enjoying the convenience of a shopping mall and grocery stores.

PLEASE READ THIS AND DO NOT MOVE HERE- please read all of the reviews with actual writing and ignore the ones that are just a blank review with no details or descriptions. Almost everyone who writes a detailed review can guarantee that you're getting scammed here. That's why we're so vocal in our reviews.A lot of reviews come from people who haven't signed anything or they just signed meaning they don't know what's to come. Why are 60% of the reviews on google just 5 stars with no explanation? Because there's no obligation for review writers to be renters, they can be anyone that got convinced to write a review, duh. It's a shame that this place is such a scheme, they're only goal is to get you to sign a lease. Then you're contractually obligated to pay them to mismanage the property and they can treat residents like garbage without repercussions for a whole year.There's fees everywhere here that you won't be educated/notified of until the last minute. It's an effective tactic to get people to pay more than they signed up for. At that point many people have no choice but to sign since they don't have an alternative. You'll be raked over the coals on parking (which is insanely expensive,) and other hidden costs they may not even tell you about. Considering how much we pay to live here, it's amazing that EVERYTHING IS BROKEN. The garage gate, the security doors, the parcel lockers, they're all broken and repairs are infrequent and ineffective. They only care about profiting and their bottom line. Which is why companies exist, to make money, but their complete disregard to everyone living here is a tragedy to renters and honestly should be investigated by Montgomery County Housing Affairs.Leases have hidden clauses that management can exercise anytime they want so the residents basically have no rights regarding the contract. MAKE SURE YOU READ THE FINE PRINT. Everyone working here is unresponsive and as disinterested in doing their job as humanly possible. Staff here often blame their problems on residents, which is true because they don't do anything to help those living here and as a result residents voice their complaints. The staff's only job here is to get leases signed, period. After that they tell you to leave them alone so they can scam the next person coming through the door.

Enjoyed the tour and the building is really nice. The Wheaton Metro station is also nearby and there is convenient Safeway right next door . Hope to move there in the future.

DO NOT APPLY HERE! I would leave 0 stars if I could. Although this was our top prospective property initially, our application experience was so horrible that we decided to not even apply. From the very first day we scheduled a tour, property management was clearly unprepared, unqualified, unhelpful, and simply uninterested in even helping us find an apartment. Despite receiving a confirmation for a tour at 4:30pm, upon arriving, we were notified by office staff that they don't take tours after 4pm. This was extremely inconsiderate of our time and shows how terribly this place is managed. At the very least, there should be something posted on the website stating this, but their system shouldn't have allowed us to book the reservation in the first place.Despite this, we decided to extend them grace and rescheduled for another day. After receiving an extremely bare-bones and uninspired tour from a staff member (who's name I don't even recall at this point), we decided to try to apply despite the many signs showing us how horrible of a place this is. While trying to complete the application, it randomly stopped working and did not allow us to proceed further with the application. When I called to ask the office staff why this occurred, we were told that our account was deactivated due to us not responding to their email/call. However, we never received any communications (email or calls) from the office throughout the application process, other than a survey asking us to share our experience. In fact, I had to call multiple times during the workday because they were not responding to our communications, so to hear our account was unilaterally deactivated without our knowledge or notifying us was infuriating and is just among the many things that reflects the poor quality of both the building and the people who work in it. Arrive Wheaton was a great place to live. I was effected by a high-rise fire, and the staff was accommodating and ensured my transition to their property was seamless.The entire team was helpful and most importantly, professional. The management staff made themselves available for any and all questions.Although my time was short, I appreciated the amenities and location, as a metro stop is less than 500 feet from the property.Kudos to the entire Arrive Wheaton staff. If you're looking for a home/apartment, this is the right one!Call today!

Please stop and read this review, whatever any other positive review says is either bought by the management company or is fake. Its sad that this review will be taken off sometime in the future because that's what companies like this do. It's not just me, everyone else I've met living here agrees that this management company is the worst they've ever dealt with. The rudest people, the most predatory agreements, all of it occurs here.Go read the one stars, they tell the truth. The good reviews exist because the staff coerced the residents to do so, just read them and ask yourself why would they write that review? IT'S NO COINCIDENCE THOSE WHO JUST SIGNED THEIR LEASE WRITE GOOD REVIEWS AND THOSE WHO ACTUALLY LIVE HERE WRITE TERRIBLE ONES ABOUT THIS PLACE. They will lie to get you to sign, that's all they care about- is getting the building filled up (they probably get a bonus if they do). There are endless fees and hidden costs outside the lease. You will get ignored days on end just because the staff doesn't like dealing with residents. Crazy right? Working for a management company and you hate dealing with residents- they will say that to your face. Just save yourself the trouble and go live somewhere else

I’ve lived here for 3 years and since new management I’ve had several issues. I had a package stolen that was delivered to my front door. The fronts response was “we aren’t responsible for packages that are delivered to residents. Next time use our parcel lockers to store packages”Great but guess what? They aren’t even working! They’ve been broken for over a months now. Also the push that ordeal I found out we have NO cameras in our living residential hallways only in the garage and main entrance. Isn’t this a luxury apartment? Very unsettling for a woman who lives alone. Then today I just found out while trying to reserve use of the freight elevator it’s only able to be accessed Monday-Friday. So if you plan to move on the weekends good luck you probly won’t be able to considering you need that to move any and all furniture as this is a high rise apartment complex. Those are just a FEW examples of why you should NOT move here.

for as much as it costs to live here, the move in experience has been POOR. i reserved the freight elevator, as instructed, and the morning i was supposed to move in, i was told it was broken. then i arrive with my stuff and was told it was working and had to call the leasing office no less than 3 times to get someone to unlock. meanwhile, the movers have been sitting in the truck for nearly an hour, all the while i’m paying them to sit and do nothing. when the guy finally gets down there, he notices my frustration and says to me “THINGS HAPPEN”. my parking pass was also not ready at the time of my move in. it has been a week since i moved in, and i have yet to receive my mailbox key, something which i should have received WHEN I MOVED IN. i put in another request for my key, and was told it would be ready the next morning at 9 am, or i could “curse her out personally”. interesting she would say that knowing she wouldn’t be in the office that morning. and of course, I STILL DON’T HAVE THE KEY. it is beyond my understanding why you would pester me for a review as if you provided exemplary service. i’m very sure that after this review, the level of “service” will continue as is or get worse.
