Best place in Boston to live. It’s near back bay and very close to newbury and prudential. It’s great for students and a very safe place for women. You get to meet a lot of great people who are very friendly and helpful. The rooms are furnished and you share a bathroom with 2-3 people and they are cleaned everyday by the management. There is a laundry room down and the kitchens are shared. It’s really a deal as rooms that size are around 1700+ in that area whereas rooms in the building are below 1000 and they include utilities and they are furnished. The heating system in winter is wonderful. Overall I would prefer to stay there again if possible.

Hello, O.L.G.H. well what I can tell you, is it's probably the only place in the heart of Boston, I mean that Fenway Ball Park is like a block away and the green line about the same. You have lots of places near by on Com Ave & some. A perfect place to rent not to mention it's the cheapest. If you plan on staying a few days they have guests rooms that are $100. Per day. Pretty modern inside the guest rooms. The building is probably about 100 years old. I guess at one time, ( long time ago ) the sisters lived here & rented rooms for women, who might of been going through hard times and needed some place to go to get back on their feet. The rent back then was like $45-$75. A week. But there rent to this day is under 1k . It's a all women building, no men are allowed & it's been that way since the beginning. But the guest rooms are available for men and women. ?

You get for what you pay for- it's an affordable living space. Honestly, the house is really old and worn down. Recently a girl fell threw a glass pane near the hallway doors and had to go to the hospital. The glass here is old and isn't shatter proof so she impaled herself with glass. There's probably various health and safety violations due to the house being so old and ill kept. The rooms are private but pretty gross- when I moved in there was chipped paint, dirt everywhere, and a suspiciously stained carpet. A lot of girls I know had rooms with broken furniture and blinds. The house has free WiFi but it rarely works, if you want a reliable connection to the internet you'll either have to get a hot spot or a router. If you ask the landlord she'll hook you up with Xfinity and they'll deliver a router to you that you can plug up to the coax cable in your room. It gets really hot in the summer. You can either rent of buy your own window A/C unit and the maintained guy will install it for you. The bathrooms are communal like in a dorm. Toilet paper isn't provided, so unless you make a pact with your neighbor you'll have to remember to bring it in with you each time you need to go. Kitchens are communal as well- there's one on the 1st, 4th, 5th and maybe 6th floor. The largest is one the first and the others are kind of small. They all can get super crowded during meal time and if you leave things out in the kitchen or communal areas it will probably get stolen. Fridge space is very limited- you can ask the landlord if they have one for you to use but they rarely have them so you're better off buying your own mini fridge and putting it in your room. The communal areas are professionally cleaned, but honestly pretty much all the staff here don't care much for the tenant's comfort and are just phoning it in. Some of them are friendly, but others are incredibly rude and unprofessional. They have street parking behind the building if you have a car, you'll need to get a Fenway/kenmore resident parking permit to use it though. This is not an ideal place if you want to keep a car though- there's lots of parking rules about which side of the street you can park on and at which times. It's really easy to rack up parking tickets- also space is super limited. It's possible but I wouldn't recommend it. The no guests rule is annoying but it does keep it quiet and not a party house. The community of girls that live here are really nice- it's a great way to meet people who are new to Boston. I've meet a lot of friends through the house. Most tenants are early 20s students to young professionals or interns- most are also international. There are some older women who live here too, some are really sweet but others are mentally ill and kind of unhinged. Over all the positives are that it's a safe place to live in a really great location in the city for a great price- it's really close to the Fenway T stop and Newbury street. The rooms are pretty private as well and the community of other tenants that live here are really friendly. The negatives are just everything else.

There's a reason it's so cheap... Much to complain about! The toilets don't work and they don't provide toilet paper so you can be caught with your pants down! The kitchenettes on each floor are disgusting, outdated and possible fire hazards. The wifi is non existent, it's misleading that they advertise having wifi! The chair and blinds in my room were broken and the window was not even close to soundproofed. I also couldn't have guests up to my room. The security people were very unprofessional and rude. The maintenance man was terrible! He was so mean and passive aggressive, he was extremely unprofessional and made me anxious. He would sometimes leave passive aggressive notes on people's doors! The broker who I worked with to rent my room was also unprofessional, unreliable and misinformed about the building. This place may be the most negative and unwelcoming convent! The (lengthy) rules they gave us said to live in "peace and harmony" but that was NOT found at Lady's Guild!

I lived here for 5 months. It was a safe place to stay when I needed one and had just arrived in Boston to start a new job. The $800+ broker fee is hard to stomach, but something you unfortunately can't get around. I was fine with most of the rules and make sure you are before signing the lease. Some rules were frustrating, but not a dealbreaker for me. For example, the kitchens close around 9/10 PM. Sometimes I would get home from work late and couldn't eat dinner. I did like the large laundry room and the bathrooms which were professionally cleaned every day. I also felt the location was safe and having an employee at the front desk made me feel safe.

Good concept for single women seeking to live in an affordable place. Beautiful chapel downstairs that I was able to visit and pray in.

I spent two years living there. Personally, I think it's a good place if u don't want spend thousands on rent and also looking for a good location and there it is. Yes it has many rules, if you are a very social person, always have friends stay over, I'm sorry to tell you this might not be the place for you. The sound proof is not so good, sometimes my neighbor dropped things on the floor it would scared me and I also could feel the wall vibrate if someone hit the wall.and I was living on the street side so it's quite loud at anytime and also the light from the street is bright. The kitchen is not very convenient, there are totally 6 floors but only two kitchens you can cook, if you cook a lot you might need cook earlier or later to avoid the crowd. And also the internet is not stable, there are some certain spots in the hall way you can get on line, I would encourage you to have your own internet. But I was just looking for a safe place to spend my night, cause I spent most of time at school, and yes it is very close to my school and great location 5 mins walking to green line B and all the utility is included in your rent so if I go to Boston again, I still gonna choose this place.

Whatever you do, DO NOT rent from this place. Last year, they had a boiler issue where water leaked, soiling the carpet for months! As a result, it resulted in mold. When I reported it to them, they put the blame on me. They claimed it was my fridge, which was not. I even got a nasty fungus infection on my feet from the carpet. They later explained that it was their boiler after the resident under me reported a leaking ceiling. Because of these issues, I decided to move out early. Since then, they had roaches and rats on the first floor. They placed roach traps without notifying me. When I "officially" moved out, I found roaches in the traps...absolutely disgusting. I am looking to sue this place.

If you are desperate for a place to live I would still not consider this place a viable option. The staff are uneducated, ignorant and rude. They berate their tenants who for the most part are the city's vulnerable population. There are signs littered on every wall in all caps, misspelling, poor grammar and punctuation. Again, they're morons. Expect the same in your email inbox. Just delete it. The place is dirty and the kitchen fridges are always jammed full and never cleared out. They have been updating bathrooms for over a year. They are being done by some sham contractor and are not to code. The maintenance guy for the building is a total creep. Be aware of him and keep your distance. Again, this place should be your last resort. The caliber of people working here is very low.

It's shockingly inexcusable for the area, nothing fancy inside but for the cost of rent it's a steal, no regrets!!!

"The neighborhood is outraged at Mark Roos Realty management of this 130. It was GIFTED by the Archdiocese of Boston for the charitable purpose of providing affordable housing for low income, elderly and women suffering from disabilities. Roos has EVICTED many of the long term residents for NO CAUSE. He is renovating units, jacking up the rents for short term leases for person's under 50 who have jobs or are students. He is even advertising on AirBnB to rent for the Boston Marathon or other such short stays. The owners of the building are three or four eldery Daughters of Mary the Emaculate Conception now living in assisted living in Connecticut. Roos is NOT honoring the charitable purpose and hurting vulnerable persons. Please do not contribute to this outrageous effort. Google Marc Roos Realty and see his ads on Craig's List." some one did not want this post to show up so people could see it, I am posting this for all the lady's who have had to move because of greed and the nuns who believe that jesus worked for profit....They should lose there non-proft status and pay taxes to the city of boston!

This place is a nightmare. They employ convicted felons who harass and physically assault residents.
