Coming down the tree lined path to the inn, I knew this was a special place. We were greeted warmly by Virginia and she immediately wished us a happy anniversary. We were about 5 hours before checkin, so Virginia gave us a coveted Lucy Vincent beach pass and some towels. We were riding our bikes, so she explained how narrow the roads are and where to use caution.
They had the room ready 2 hours before checkin time, and we were greeted by a beautiful pair of swans, gorgeous flowers, and a delectable box of local chocolates. I love the simple aesthetic of these rooms and the water view from our private deck!
There is so much to explore here. They have a sister property, The Beach Plum, where we could get complimentary continental breakfast from 8-10 am. There is a plethora of accommodations here, sure to please any easygoing traveler. The main building has a well equipped game and reading room. They also have a fitness center, another game room with a ping pong table, and an outdoor shower.
The sprawling property pops with lush green grass and vibrant flower beds. There is a meandering path that takes you past the property’s chickens and cows, by a bamboo grove, and across a wooden trail right to Menemsha Beach.
This was our first time staying here, and will definitely not be our last. It’s a little piece of paradise and upon learning they’re open until the end of October, I hope to be back again soon!
Rooms: Classic coastal rooms with a crisp aesthetic. Loved the polished dark wood floors and tiled bathroom.
Nearby activities: Lucy Vincent beach, Aquinnah cliffs, Menemsha beach, Menemsha bike ferry, Chilmark general store and tavern.
Walkability: Within walking distance of Menemsha, where you’ll find a beautiful beach, fish markets, indoor and outdoor restaurants, and shopping.

Quick get away for a relaxing weekend. The cottage was the perfect size for a couple, had all the amenities we needed, and even an outside shower. Views of water were great. Very quiet and secluded.
We only had one issue with an employee(virginia) not very accommodating and definitely not hospitable! The manager was great at following up with us. We would definitely go back!

Wonderful place!
Virginia, at the front desk, needs a lesson in proper hospitality. THE rudest check in/“face of the business” person I have ever met. Extremely condescending and judgmental of Air BnB customers.

We had a sisters weekend in October 2023. We stayed at Mainstay. The house was clean and spacious and the staff were very kind. We loved the location and the view was to die for. We will definitely be returning!!

Stayed here 3 times; twice in two different cottages and once in the more traditional hotel-style addition built probably over 35 years ago.There's something magical about this area which defies my ability to describe it. The closest thing I can think of is how this is something like a sleep away camp for adults. The accommodations were spartan, rustic, simple, old, dusty and musty, but the location is magic. My blood pressure must have dropped 20+ points during my visits here.Unlike Edgartown or some of the other towns on the island, this area is serene. Probably not for everyone, but perfect for us.

Staying at Menemsha Inn is like if your favorite Aunt Eloise had a cottage on the water on MVY. Cozy and perfect. The views are worth the price of admission. The old porches remind you of your best childhood summers. Screen doors, outdoor showers that smell like the ocean and the piney path alongside, clams on the BBQ grill, and salt in your hair. The sounds and smell of the sea surrounds you wherever you go. The wild turkeys feel like old summer friends. Lucy Vincent is your own secret beach. And Menemsha is the little fishing village made famous in the movie Jaws. The commercial fishing boats and pleasure craft tie up side by side in a charming tableau that gets photographed all summer long. This is where everyone goes for fresh fish and sunsets and you can have both right at the Inn. Meander down to the docks and bring home a lobster or two, maybe a sack of clams. Get some corn and tomatoes from a farmstand by the side of the road and you will feast. Menemsha Inn.... summer like it oughta be ...

For $550 a night, I would have expected a lot more from the cottage. Half the cover plate on the main light switch was broken off, exposing bare electric wires -- not ideal, especially since we were staying there with our toddler. The cottages are adjacent to the swamp / estuary that is between the main property and the beach (the beach is about a 20-25 minute walk through wooded areas and over a wooden boardwalk on the estuary). The mosquito and fly problem is probably the worst I've seen anywhere on the island. I rarely use bug spray (I don't mind a few bites), but we had to go and buy some. There's just no other way to be outside. The cottages have a certain Spartan quality that I like, but they are really overpriced, even by MV standards. We tried to communicate with a manager about a couple issues, but no response. I think the Menemsha area is beautiful, but if you can find alternative accommodations, I'd go for those instead.

Rustic beauty,As we arrived at a parking lot, from densely aged forest spotted a Redstart warbler. What a nice welcome!The lady inn keeper was friendly and kind.Another definition of luxury we found to be true in this place. Quaint Seaside cottages surrounded by nature Simple life of New England charm, rustic porch lamp, cedar siding, An old bottle and some wildflowers will complete my dinner table, that sort of place. we enjoyed very much.The Cottage was well equipped, and clean, especially the kitchen. Horrible customer service, sub par accommodations, poor value!I have never written a review before, but based on our experience, I felt I must.We were shocked at how terrible our stay was at the Menemsha Inn. We stayed for 4 nights in early October 2021. The restaurant was not open, no edible snacks available, the accommodations in the 2 bedroom suite were poor (our bed frame broke, the suite needed major updating to warrant the price they charged us, etc) They had told us when we made the reservation that they were booked and that the cottage we had booked formerly had gone up $200 during Covid times and was unavailable. That was not true. There was no one there, the whole place was like a ghost town. The premises overall are in terrible shape: everything chipping and rotting from no maintenance, gutters overflowing. There is nothing high-end or luxurious about this place. Only the location is good.The woman who was at the front desk was rude, almost insulting. After leaving, we very politely wrote them and asked if we could speak to the owner, just to share our experience. We wrote them and called 5 times and they said they would put us in touch. Nothing. So I warned them I would post a poor review and here it is! Do not spend your money on this place. It will spoil your stay on this beautiful island.

One of the most beautiful places I’ve ever stayed across the world over. Peaceful and serene overlooking a pastoral landscape complete with sunsets over the ocean, baby cows, turkeys, and horses. There was a half mile path through the woods to the beach and the owners had the cabin unlocked and waiting on our arrival. I will stay here every chance I get when visiting the island.

Amazing! So relaxed and perfectly accommodating to everything. Close enough to explore the island and comfortable enough to spend the day with a good book and great friends on the patio.
